Mostly owner-occupied houses from the 1980s
According to the Census Bureau's 2024 one-year estimates, the median home in Yorba Linda was built in 1983. About 86 percent of occupied homes are owner-occupied, about 75 percent of homes are detached single-family houses, about 14 percent are attached and about 7 percent are in buildings of five or more units. Most calls come from people who own the house and the door.
Wikipedia says the city is named for Bernardo Yorba and that the name Yorba Linda was created in 1908 by the Janss Investment Company. It was incorporated on 2 November 1967, Richard Nixon was born here in 1913, and the Nixon Library opened in 1990. Yorba Linda Boulevard, Imperial Highway (State Route 90), the 91 freeway and the 241 toll road are the main roads, and the city has 30 horse trails totaling over 100 miles.
A door or opener from the original build of a 1983 house now has more than 40 years behind it. Springs are rated for a set number of open-and-close cycles, so we check the whole door, not only the part that failed, and match the repair to what is worn.
- Original springs and openers on 1980s houses
- Rollers, hinges and tracks worn by decades of use
- Opener replacement with battery backup

What Yorba Linda heat and fire weather do to a garage door
Wikipedia's climate table for Yorba Linda comes from a weather site for ZIP code 92886, not a weather station, so treat it as approximate. It gives mean daily highs of 87 degrees in July, 89 in August and 87 in September. The table says about 13.5 inches of rain a year and the article text says 14 to 15, so we say about 14 inches. Heat dries out lubricant and ages plastic parts.
The Freeway Complex Fire of November 2008 destroyed 113 homes and damaged 50 in eastern Yorba Linda, according to Wikipedia. The Blue Ridge Fire of October 2020, named for Blue Ridge Drive in Yorba Linda, led to the evacuation of about 4,000 properties and 10,000 people in the city, according to ABC7 citing the Sheriff's Department, with ten homes damaged. ABC7 also reported gusts above 50 mph in some areas that day. A manual release and a working battery backup matter when the power or the door fails.
After a smoky or windy spell, wipe dust and ash off the tracks and check that the two sensors near the floor still face each other. After a shake, like the 29 July 2008 earthquake that knocked goods off the shelves of a Yorba Linda grocery store, look at the tracks and brackets before you run the opener.
- Wipe tracks and sensors after smoke and wind
- Test the battery backup twice a year
- Oil rollers and hinges before summer

They were able to come within a few hours of my call. Another company could only give me a 4 hour window of arrival time the next day, but these guys was able to give me a 2 hour window the same day. One the guys called before arriving. He was friendly and competent in explaining the problem and our options. I was so grateful he had replacement springs and was able to fix our garage door in less than an hour.David · Google review
Not paying attention I closed the garage door on a pipe laying in the track. Needless to say it did some damage even though the automatic reverse opened the door back up. Emailed what happened on Sunday evening. Appointment with quote provided in just a few minutes and appointment confirmed. Once again they arrived on time. Completed repairs quickly and for less then the quote. Cleaned up like they were never there. I highly recommend them and will continue to use them for my garage door repairs.Carroll · Google review

We were impressed with the performance of our tech. It’s easy for us to recommend this company.Kathleen · Google review
The replacement of my broken spring was done quickly and professionaly. I was also provided an explanation on why the tension was set as it was. I was called in advance to be informed of the arrival time. Great job as it has been in the pastFrancine · Google review
My garage door spring broke the other evening and I was unable to open my door. I contacted them first thing the next day. They were able to give me an appointment for later in that day. The service technician called prior to arrival as promised & arrived shortly afterwards. He recommended some additional service to the door in addition to the springs which I accepted. The door was repaired in less than 2 hours & now works better than ever. Thank youBrandi · Google review
Great to work with, gave us good advise and very knowledgeable with garage door springs . We could not find anyone to do our repair ASAP as it was a small project, but that did not matter to them. They traveled 2 hours to get the work done. Tech who did our repair was very personable, fast and did an excellent job.Theresa · Google review

Opener law. A battery backup is required on residential openers sold or installed in California (Health and Safety Code section 19892), and a replacement door cannot be connected to an older opener without one. If your opener is old, plan for a new one. See opener installation.
Associations. Check any HOA or historic overlay rules before you order a new door, and see new garage doors for style options.
Yorba Linda Building Division. The Building Division is at 4845 Casa Loma Avenue, phone (714) 961-7120 (yorbalindaca.gov). The city's list of building project exemptions covers small accessory structures, fences, retaining walls and painting, and it does not mention garage doors, springs, cables or openers. It says separate electrical permits are still required and that a permit is needed if the work involves electrical items. We could not confirm a garage-door-specific rule, so ask the Building Division before a replacement.
Fire zone note. The City Council adopted the 2025 CAL FIRE fire hazard severity zone map, with review by the Orange County Fire Authority. The city says about 4,700 acres are in the Very High zone and more than 6,500 acres are in the Moderate, High or Very High zones. Owners in a Very High zone must keep defensible space, new construction must meet stricter fire-resistant standards, and sellers must disclose. The city page names no streets, so check the CAL FIRE address lookup for your home.

Yorba Linda garage door repair: questions we hear
Is there garage door repair near me in Yorba Linda?
Yes. Emil Garage Doors repairs garage doors in Yorba Linda (ZIP 92886 and 92887) and the neighborhoods next door. Call (213) 340-4232, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Yorba Linda?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Yorba Linda?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP codes do you serve in Yorba Linda?
Yorba Linda's street-delivery ZIP codes are 92886 in the west and 92887 in the east. ZIP 92885 is for post office boxes. Call us if you are not sure we reach your address.
Does a garage door replacement need a permit in Yorba Linda?
We could not confirm a garage-door-specific rule. The city's exemption list does not mention garage doors and says a permit is needed if the work involves electrical items, so call the Building Division at (714) 961-7120 before a replacement or a new opener.
Is Yorba Linda in a high fire hazard zone?
Part of it is. The City Council adopted the 2025 CAL FIRE map, and the city says about 4,700 acres are in the Very High zone. The city page names no streets, so check the CAL FIRE address lookup for your home, and keep tracks, sensors and the opener's battery backup in good shape.
Can a handyman fix a garage door?
A handyman can often deal with a dirty sensor or a worn roller. Springs and cables are under high tension and can injure someone, so leave those to a trained technician.
Does California require a battery backup on a garage door opener?
Yes. California Health and Safety Code section 19892 says residential openers sold or installed in the state need a battery backup, and a replacement garage door cannot be connected to an older residential opener that lacks one.
