One of the oldest housing stocks in the Metro East
According to the Census Bureau's American Community Survey for 2020-2024, Alton has about 12,551 housing units with a median year built of 1953. About 75 percent are single-family detached houses, about 60 percent of occupied homes are owner-occupied, and the Census puts the median value of an owner-occupied home at $103,700. On a house that old the door is often a replacement, so we weigh it and check the track and the header before we choose springs.
Wikipedia describes Queen Anne-style Victorian housing blocks and names Upper Alton and Church Hill as parts of the city. About 10 percent of homes are in buildings of two to four units and about 10 percent are in buildings of five or more units. We could not verify any historic-district or homeowners' association rules for garage doors, so ask the city or your association before you change the look of a door on an older house.
Tell us your cross street and whether the door is a single, a double or a pair, and we book the soonest visit. We weigh and balance each door before choosing new springs.
- Replacement doors on 1950s brick houses
- Older tracks and headers in pre-war houses
- Doors on duplexes and small apartment buildings

What Alton weather does to a garage door
Wikipedia's Alton climate table (1991-2020 normals) gives a July mean daily high of 87.3 degrees, a January mean low of 21.7 and about 42 inches of precipitation a year. Heat and river-valley damp age seals and metal, and January lows near 20 degrees stiffen the grease on rollers and hinges and load the opener.
Alton sits on the Mississippi River bluffs. Wikipedia calls the Great Flood of 1993 the worst of the last century and says the city's water supply was cut for more than three weeks, and news reports put the 2019 river crest at about 39 feet, second only to 1993. We could not verify how those floods, or any hail or tornado, affected garage doors in particular. After high water or a storm, check the bottom seal, the track and the opener before you run the door.
Twice a year, wipe the tracks, lubricate the rollers and hinges, and test the safety reverse. Before a hard freeze, clear ice from the bottom seal so the door does not freeze to the slab.
- Check bottom seals after high water or heavy rain
- Lubricate rollers and hinges twice a year
- Know where the manual release is

Real reviews from our Google listing, copied as the customers wrote them.
Great to work with, gave us good advise and very knowledgeable with garage door springs . We could not find anyone to do our repair ASAP as it was a small project, but that did not matter to them. They traveled 2 hours to get the work done. Tech who did our repair was very personable, fast and did an excellent job.Theresa · Google review
I was really happy with the work Emil did for me. He was a responsive communicator, arrived on time, and did a quality job on the repair I needed. I would hire him again without hesitation.Serenity · Google review
Technician, Emil, was prompt and efficient to identify and fix the issues with our garage door. Rest assured that I won’t hesitate to call these folks if repair is needed.MeMee · Google review
Emil responded to my request for service promptly. He scheduled service for the next day and showed up on time. He was friendly and polite. He Immediately identified the problems and fixed them effectively and efficiently. He showed resourcefulness in coming up with a used part for an old door opener control and in coming up with a practical solution for stabilizing the door connection to the opener. Price for the work was very fair. Great company !! Thank you!!Christina · Google review
"Our garage door broke this morning, which was less than ideal. We were certain that it would cost a fortune to get it repaired on a Sunday, assuming it could even happen, but we knew we had to try. I called several companies and only two returned my call. One said that while they could send someone out, it would cost considerably more than if we could wait until Monday. While I appreciated the honesty, again, I wanted it fixed today. The other was Emil Garage Doors. When I had called they said they would call back. I did get a call back from Emil, less than an hour later. Anyway, on to the service. He let me know that it would cost the same to come today or tomorrow, it didn't matter. WOW and WOW again! He said that he could head here in about an hour. Additionally, when I asked him the cost of the various things it could be, what he quoted me were prices that were what the other place wanted to charge me after the service call fee and the hiked up hourly rate for the Sunday call! Upon arrival, he looked at the door, told us a few things that he noticed, and in no way did he ever try to "up-sell" us something we didn't need. He told us our opener was what they use, and top of the line. He replaced the gear drive (maybe that's the name:)) and upgraded our rollers (that was a suggestion, but, one we totally understood and he in no way said we "needed" to). I think he was in and out in 45 minutes at most and our garage door is quieter than before by a TON (thank you rollers) and, more importantly, it works and nobody had to miss work on Monday to make it happen. Thank you so much...I can't recommend your company enough. "Pamela · Google review
Emil is delightful, knowledgeable, professional, and capable. He promised to make the process easy and he did. From our first contact Thursday mid-day through completion of the project Saturday at Noon, everything was 100% perfect, and we are extremely happy. We are amazed when we look outside and see our beautiful new door, so soon after searching on google. Emil and his company deserve 100 stars but we are limited to only 5Dawn · Google review

Opener safety. Federal rules (the Consumer Product Safety Commission's standard for automatic residential garage door operators, 16 CFR part 1211) require openers made for homes to reverse the door when it meets an obstruction and to have a separate entrapment protection device, which on most openers is the pair of photo-eye sensors near the floor. If your opener ignores the sensors or does not reverse, stop using it and call us. See opener installation.
HOAs and style rules. If you live in a planned community or a historic district, check style and color rules before you choose a new door. See new garage doors for styles.
City permits. Alton is an incorporated city with its own government. Planning and Development, which includes Building and Zoning, is at 101 E. Third Street, phone 618-463-3500, open Monday to Friday 8 a.m. to 5 p.m., on cityofaltonil.gov. Its code enforcement covers building construction, life safety, property maintenance and zoning, and the city posts building, electrical, plumbing, alarm and solar permit applications. The city pages we could read do not name doors, garage doors or openers, so we could not confirm whether a replacement door or an opener swap needs a permit, or whether the city registers contractors. Ask the department before the work.
State rules. The Illinois Department of Financial and Professional Regulation's list of regulated professions has no garage door, overhead door or general contractor category, so we found no state garage door contractor license. The Illinois Attorney General's home repair page says a contractor should hand over the Home Repair Consumer Rights document for work valued at $1,000 or more, and that a contract signed at your home can be canceled within three business days.

Alton garage door repair: questions we hear
Is there garage door repair near me in Alton?
Yes. Emil Garage Doors repairs garage doors in Alton (ZIP 62002) and the neighborhoods next door. Call (312) 620-1952, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Alton?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Alton?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP codes do you serve in Alton?
Alton's street ZIP code is 62002, according to ZIP directories. Call us if your address is near Godfrey, East Alton or Wood River and you are not sure we reach it.
Do you repair garage doors on older homes in Alton?
Yes. The Census puts the median year built at 1953, so many doors are replacements and some tracks, headers and openers may be original. We check the opening and the track, explain what we find and quote the price before we start.
Do I need a permit to replace a garage door in Alton?
The city pages we could read do not name garage doors or openers, so we could not confirm the rule. Call Planning and Development at 618-463-3500 before the work.
What should I check on my garage door after river flooding or heavy rain in Alton?
Look for water under the bottom seal, rust on the track and rollers, and moisture in the opener. Do not run an opener that has been under water. Call us and we inspect the door, track and opener and quote the price before we start.
How do I test my garage door's safety reverse and sensors?
Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
