A company town that grew in the 1950s and 1960s, with 81 percent single-family houses
Wikipedia says the Niedringhaus brothers founded Granite City as a planned company town for their graniteware factory. According to the Census Bureau's American Community Survey for 2020-2024, the city has about 12,854 housing units with a median year built of 1957. About 25 percent were built in the 1950s and about 19 percent in the 1960s, and about 23 percent date from 1939 or earlier, so many doors, tracks and openers are 55 to 75 years old or older. The usual calls are a worn spring set, a frayed cable or an opener that has been replaced more than once.
About 81 percent of Granite City's homes are single-family detached houses, about 9 percent are in buildings of two to four units and about 8 percent in buildings of five units or more; about 73 percent of occupied homes are owner-occupied. We could not verify any homeowners' association rules, so ask yours before you change a door.
Tell us your cross street and whether the door is a single, a double or a pair, and we book the soonest visit. We weigh and balance each door before choosing new springs.

What Granite City weather does to a garage door
The closest station table we could use is St. Louis Lambert International Airport, about 13 miles west of the city center, which puts the January average high at 40.4 degrees and the low at 23.8, the July high at 89.6 and the low at 71.1, and the year at about 41.7 inches of precipitation and 16.6 inches of snow, according to Wikipedia's 1991-2020 normals. It is a stand-in, not a city reading. Humid summers rust springs and hinges, and freeze-thaw winters stiffen grease and weatherstripping and load the opener.
Wikipedia says Granite City sits in the American Bottom, a wide flat plain, with levees along the Mississippi River and the Chain of Rocks Canal, and that it was at risk in the Great Flood of 1993 but never flooded. We could not verify current flood risk for garage floors or any Granite City wind, hail or outage figure. If water ever reaches your garage, keep the opener and its power off until it has dried.
Each fall, look at the springs and cables for gaps, fraying or rust, and listen for scraping in the tracks. If the door shudders or the opener strains in the cold, stop using it and call us rather than forcing it.
- Clear ice from the bottom seal in winter
- Lubricate rollers and hinges twice a year

I woke up to a loud crash when a tree in my front yard fell over and hit my garage door. Emil Garage Doors was able to give be a really good price on a new garage door. They uninstalled the old, damaged door and realigned the tracks the garage door connects to which had been damaged as well. The new door looks great and most importantly functions well. Thank you for going above and beyond in my time of need!Stuart · Google review
They were able to come within a few hours of my call. Another company could only give me a 4 hour window of arrival time the next day, but these guys was able to give me a 2 hour window the same day. One the guys called before arriving. He was friendly and competent in explaining the problem and our options. I was so grateful he had replacement springs and was able to fix our garage door in less than an hour.David · Google review
Not paying attention I closed the garage door on a pipe laying in the track. Needless to say it did some damage even though the automatic reverse opened the door back up. Emailed what happened on Sunday evening. Appointment with quote provided in just a few minutes and appointment confirmed. Once again they arrived on time. Completed repairs quickly and for less then the quote. Cleaned up like they were never there. I highly recommend them and will continue to use them for my garage door repairs.Carroll · Google review
Technician showed up on time, assessed our issue & presented replacement options. He proceeded to install new equipment during the same visit and everything was finished in less than two hours. We were impressed with the performance of our tech. It’s easy for us to recommend this company.Kathleen · Google review
The replacement of my broken spring was done quickly and professionaly. I was also provided an explanation on why the tension was set as it was. I was called in advance to be informed of the arrival time. Great job as it has been in the pastFrancine · Google review
My garage door spring broke the other evening and I was unable to open my door. I contacted them first thing the next day. They were able to give me an appointment for later in that day. The service technician called prior to arrival as promised & arrived shortly afterwards. He recommended some additional service to the door in addition to the springs which I accepted. The door was repaired in less than 2 hours & now works better than ever. Thank youBrandi · Google review

Opener safety, permits and design rules in Granite City
Opener safety. The federal standard for residential garage door operators (Consumer Product Safety Commission, 16 CFR part 1211) calls for automatic reversing and entrapment protection such as photo-eye sensors. If yours stopped working, we test the reverse and the sensors and repair or replace what failed. See opener installation.
Design rules. Planned communities and historic districts can limit door style and color. Ask before you choose a new door: new garage doors.
City permits. Granite City is an incorporated city with its own government. Its Building and Zoning Department is on the bottom floor of City Hall, phone (618) 452-6218, on granitecity.illinois.gov. The department page says a permit is required for most construction, remodeling, repairs and property improvements, with painting and flooring replacement generally exempt, and tells people who are unsure to contact the department before starting. The FAQ lists additions, decks, fences, pools and significant framing, electrical or plumbing work. Neither page mentions garage doors or openers, so we could not confirm whether a replacement door or an opener swap needs a permit. Ask the department before the work. Search summaries of the city's permit application say electrical and mechanical contractors need a city license and plumbing contractors a state license; we could not open the city's license document and did not find a rule for garage door installers.
State rules. The Illinois Department of Financial and Professional Regulation's list of regulated professions has no garage door, overhead door or general contractor category, so we found no state garage door contractor license. Under the Illinois Home Repair and Remodeling Act (815 ILCS 513), home repair or remodeling work over $1,000 needs a written contract or work order; the Act leaves out maintenance, service or repairs under $500. Illinois has no statewide building code, so permit rules are set city by city.

Granite City garage door repair: questions we hear
Is there garage door repair near me in Granite City?
Yes. Emil Garage Doors repairs garage doors in Granite City (ZIP 62040) and the neighborhoods next door. Call (312) 620-1952, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Granite City?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Granite City?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP code do you serve in Granite City?
Granite City's street ZIP code is 62040, according to ZIP directories, and a small part of the city reaches 62048 in a Census ZIP overlay. Call us if your address is near Madison, Venice or Pontoon Beach and you are not sure we reach it.
Does a garage door job in Granite City need a permit?
The city says most construction, remodeling and repairs need a permit, but its pages do not mention garage doors or openers, so we could not confirm a rule. Call the Building and Zoning Department at (618) 452-6218 before the work, especially if the job changes the opening or adds wiring.
Do you work on garages on 1950s and 1960s ranches and split-levels?
Yes. According to Census estimates, about 44 percent of Granite City's homes were built in the 1950s and 1960s. We check the springs, cables, tracks and opener together and explain what we find before we quote.
Can a handyman fix a garage door?
A handyman can usually deal with a sensor, a roller or a loose bracket. Springs and cables hold a lot of tension and need a trained technician, so do not try to adjust them yourself.
How do I test my garage door's safety reverse and sensors?
Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
