A city formed in 2021 from Cahokia, Centreville and Alorton
Wikipedia says Cahokia Heights was incorporated on May 6, 2021, by merging the village of Cahokia, the village of Alorton and the city of Centreville. According to the Census Bureau's American Community Survey for 2020-2024, it has about 8,469 housing units with a median year built of 1964. About 60 percent were built in the 1950s, 1960s and 1970s, and about 79 percent are single-family detached houses. About 52 percent of occupied homes are owner-occupied.
The city's own history page says Cahokia was founded in 1696 as a Catholic mission and lists the Cahokia Courthouse, built around 1740, and the Nicholas Jarrot Mansion, built around 1810, both on the National Register of Historic Places. We could not verify whether any rules apply to a door change near them, so ask the city first. Most homes are plain mid-century houses where original doors, springs and openers are now 60 years old or more.
Tell us your cross street and whether the door is a single, a double or a pair, and we book the soonest visit. We weigh and balance each door before choosing new springs.
- Original springs and openers on 1950s and 1960s homes
- Bottom panels and brackets worn by moisture
- Doors that were repaired several times and need a fresh look

Incredible honest work. Emil took care of all the repairs needed in order for my garage door to work again. I know I need a new garage door but I can't afford it right now this company was nice enough to fix it instead of hounding me for more money to get a new door. Emil was so nice that he even provided me a price. I was so happy he said I could call him when I had the money and he would honor me the price. amazing company to reach out to.Jasmine · Google review

Doesn't get any better than this guy! I have recently purchased a condo with a broken garage door opener. It was missing some brackets. I called them, and Emil came out promptly the next morning. On time! He was able to run back to his shop and get the bracket I needed. It took him less than an hour to complete the entire project! My garage door works great now. I said a little thank you to Emil as I opened my garage door late last night and drove in my garage. I would definitely call him again if I needed anything done with my garage door. Highly recommend, plus he's just a super nice guy, which the process so much easier. Thanks Emil!Winston · Google review

Called the office to let them know my issues and asked if we could get someone out to look at my door. Was told between 11-12...drove home from work at 11:05 and Emil was waiting and ready to get to work. Not knowing anything about how to fix a garage door, Emil did a great job explaining why I was having issues. Quoted a reasonable price (well at least what I thought was reasonable) and less than 40 minute later he had fixed the problem. Great customer service from intake of the call to fixing my door! If you need a garage door repair...support local business and give them your business, you won't be disappointed.Guadalupe · Google review

What Cahokia Heights weather does to a garage door
The nearest station with a published table we could use is the Belleville SIU Research station in St. Clair County. Wikipedia's Belleville article charts its 1991-2020 normals: a July mean daily high of 90.2 degrees, a January mean daily low of 24.3, about 43 inches of precipitation and about 11 inches of snow a year. Belleville is about 12 miles east, so this is a stand-in, not a Cahokia Heights reading. Heat and freeze cycles wear springs and cables, and cold stiffens grease and weatherstripping.
St. Louis Public Radio and other news reports describe chronic flooding and sewage backups in Centreville, now part of Cahokia Heights, and a federal and state settlement that requires about $30 million of sewer repairs. We did not find a city-only rainfall or flood-depth figure. Standing water and damp air rust bottom brackets, tracks and springs and swell wooden bottom panels, so keep the bottom seal and the lowest hardware dry.
Twice a year, wipe the tracks, lubricate the rollers and hinges, and test the safety reverse. After a flood or heavy rain, look at the bottom seal, brackets and cable ends for rust before you run the opener.
- Check the bottom seal and brackets for rust after heavy rain
- Lubricate rollers and hinges twice a year
- Know where the manual release is

Opener safety, permits and design rules in Cahokia Heights
Opener safety. Federal rules (the Consumer Product Safety Commission's standard for automatic residential garage door operators, 16 CFR part 1211) require openers made for homes to reverse the door when it meets an obstruction and to have a separate entrapment protection device, which on most openers is the pair of photo-eye sensors near the floor. If your opener ignores the sensors or does not reverse, stop using it and call us. See opener installation.
HOAs and style rules. If you live in a planned community or a historic district, check style and color rules before you choose a new door. See new garage doors for styles.
City permits. Cahokia Heights is an incorporated city with its own government. City Hall is at 103 Main St., phone 618-332-4258, open 8:30 a.m. to 4:30 p.m. Monday to Friday, on cahokiaheightsil.us. The site lists a Code Enforcement Department but gives no permit requirements, no separate building department and no contractor registration page that we could read, so we could not confirm whether a replacement door or an opener swap needs a permit. Ask City Hall before the work.
State rules. The Illinois Department of Financial and Professional Regulation's list of regulated professions has no garage door, overhead door or general contractor category, so we found no state garage door contractor license. The Illinois Attorney General's home repair page says a contractor should hand over the Home Repair Consumer Rights document for work valued at $1,000 or more, and that a contract signed at your home can be canceled within three business days.

Cahokia Heights garage door repair: questions we hear
Is there garage door repair near me in Cahokia Heights?
Yes. Emil Garage Doors repairs garage doors in Cahokia Heights (ZIP 62206) and the neighborhoods next door. Call (312) 620-1952, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Cahokia Heights?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Cahokia Heights?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP codes do you serve in Cahokia Heights?
The city's street addresses use ZIP codes 62206 and 62207, and ZIP directories also list 62205 for part of the area. Call us if your address is near East St. Louis, Sauget or Dupo and you are not sure we reach it.
What did Cahokia, Centreville and Alorton become?
They merged on May 6, 2021 to form the city of Cahokia Heights, according to Wikipedia. We serve homes in all three former communities.
Can wet weather damage a garage door in Cahokia Heights?
Yes. Standing water and damp air rust bottom brackets, tracks and springs and swell wooden bottom panels. We inspect the bottom seal, brackets and cable ends, explain what we find and quote the price before we start.
Can a handyman fix a garage door?
A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.
How do I test my garage door's safety reverse and sensors?
Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
