Sears catalog houses, brick bungalows and 1990s subdivisions
According to the Census Bureau's American Community Survey (2020 to 2024 five-year estimates), Aurora has about 63,763 housing units and a median year built of 1987. About 43 percent were built before 1980, including about 8,600 homes built in 1939 or earlier, and the 1990s and 2000s were the biggest building decades. About 59 percent are single-family detached houses, about 17 percent are attached townhomes, and about 66 percent of occupied homes are owner-occupied.
Wikipedia says Aurora has over 50 Sears catalog homes and seven Lustron all-steel homes, plus historic districts including Near Eastside, Tanner, Palace Street and Downer Place West. The city's permit page says any exterior work on a historic property or in the Foxwalk District always needs a permit, so ask the city before you change a garage door there. Wikipedia names the Stonebridge Country Club area, and a property-management listing describes Lakewood Valley as a master association; check your association's rules before a style change.

What Aurora weather does to a garage door
The 1991 to 2020 NOAA normals for downtown Aurora, as printed on Wikipedia, give a January average high of 30.5 degrees and low of 16.0, a July average high of 84.0, about 27.9 inches of snow and about 39.5 inches of precipitation a year. That range stiffens lubricant and rubber in winter and wears springs and cables through every freeze and thaw.
The National Weather Service listed Aurora at minus 25 degrees on the morning of January 31, 2019, marked second coldest, and the Sugar Grove-Aurora Airport at minus 32, noting that not all values are official. On July 17 and 18, 1996, Aurora recorded 16.94 inches of rain in a single day, an Illinois record, and flooding reached almost every low-lying area and the neighborhoods along the Fox River, according to Wikipedia. The August 10, 2020 derecho left more than 800,000 ComEd customers without power in northern Illinois, but we found no Aurora-specific gust figures and claim none.
Twice a year, wipe the tracks, lubricate the rollers and hinges, and test the safety reverse. After a flood or a long outage, check the bottom seal and know where the manual release is.
- Lubricate rollers and hinges twice a year

Doesn't get any better than this guy! I have recently purchased a condo with a broken garage door opener. It was missing some brackets. I called them, and Emil came out promptly the next morning. On time! He was able to run back to his shop and get the bracket I needed. It took him less than an hour to complete the entire project! My garage door works great now. I said a little thank you to Emil as I opened my garage door late last night and drove in my garage. I would definitely call him again if I needed anything done with my garage door. Highly recommend, plus he's just a super nice guy, which the process so much easier. Thanks Emil!Winston · Google review

Called the office to let them know my issues and asked if we could get someone out to look at my door. Was told between 11-12...drove home from work at 11:05 and Emil was waiting and ready to get to work. Not knowing anything about how to fix a garage door, Emil did a great job explaining why I was having issues. Quoted a reasonable price (well at least what I thought was reasonable) and less than 40 minute later he had fixed the problem. Great customer service from intake of the call to fixing my door! If you need a garage door repair...support local business and give them your business, you won't be disappointed.Guadalupe · Google review
My garage door and opener were pretty banged up and not working properly. Emil Garage Doors came out, did a thorough evaluation of door and all it's parts. Even though the previous home owner rigged up the garage door opener with the wrong springs and parts, Emil repaired the door and saved us money by using some of the old parts. That kind of honesty will get 5 stars all day long. Thank you Emil Garage Doors for your great service.Bradford · Google review

Opener safety. The federal standard for residential garage door operators (Consumer Product Safety Commission, 16 CFR part 1211) calls for automatic reversing and entrapment protection such as photo-eye sensors. If yours stopped working, we test the reverse and the sensors and repair or replace what failed. See opener installation.
Design rules. Planned communities and historic districts can limit door style and color. Ask before you choose a new door: new garage doors.
City permits. Aurora is its own city. The Division of Building and Permits is at 77 S. Broadway, 1st Floor, phone (630) 256-3130, and the permit page is at aurora.il.us. That page says new and replacement structures such as decks, fences and garages need a permit but does not mention doors, so we could not confirm whether a garage door replacement needs one. It also says contractors must meet the city's licensing requirements, with a contractor registration form and a certificate of insurance naming the city; we could not confirm whether a garage door installer must register. Exterior work on a historic property or in the Foxwalk District always needs a permit.
State rules. The Illinois Department of Financial and Professional Regulation's list of regulated professions has no garage door or general contractor category, so we found no statewide garage door contractor license. Under the Illinois Home Repair and Remodeling Act (815 ILCS 513), a contractor must give you a written, signed contract or work order before home repair work over $1,000. The Act covers garages and leaves out maintenance, service or repairs under $500.

Aurora garage door repair: questions we hear
Is there garage door repair near me in Aurora?
Yes. Emil Garage Doors repairs garage doors in Aurora (ZIP 60505) and the neighborhoods next door. Call (312) 620-1952, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Aurora?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Aurora?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP codes do you serve in Aurora?
Aurora's standard ZIP codes are 60502, 60503, 60504, 60505 and 60506. Codes 60507 and 60598 are PO boxes only. Parts of the city also reach into Naperville and Warrenville ZIP codes. Call us if you are not sure we reach your address.
Do you service homes in the DuPage, Kendall and Will County parts of Aurora?
Yes. Aurora began in Kane County and its limits now reach into DuPage, Kendall and Will counties. We serve homes in all four parts of the city.
Do I need a permit for exterior work on a historic home in Aurora?
The city's permit page says any exterior work on a historic property or in the Foxwalk District always requires a permit. Call the Division of Building and Permits at (630) 256-3130 before you change a garage door on such a home.
Can a handyman fix a garage door?
A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.
How do I test my garage door's safety reverse and sensors?
Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
