Mostly newer homes on both sides of the Fox River
According to the Census Bureau's American Community Survey (2020 to 2024 five-year estimates), Montgomery has about 7,507 housing units and a median year built of 2004. About 71 percent were built since 2000 and only about 20 percent before 1980. About 72 percent are single-family detached houses, about 17 percent are attached townhomes, and about 79 percent of occupied homes are owner-occupied.
Wikipedia says Montgomery lies in Kane and Kendall counties on both sides of the Fox River. The village's permit sheet for windows and doors tells applicants to contact their HOA if applicable, which confirms that associations exist here. We could not verify which subdivisions have them, so check your association's rules before you change a door.
Newer two- and three-car doors are often insulated and heavier, which puts more load on the springs. Tell us your cross street and what the door does, and we book the soonest visit.
- Wide, heavier doors on newer homes
- Association rules before a style change
- Original openers now reaching their later years

Incredible honest work. Emil took care of all the repairs needed in order for my garage door to work again. I know I need a new garage door but I can't afford it right now this company was nice enough to fix it instead of hounding me for more money to get a new door. Emil was so nice that he even provided me a price. I was so happy he said I could call him when I had the money and he would honor me the price. amazing company to reach out to.Jasmine · Google review

Doesn't get any better than this guy! I have recently purchased a condo with a broken garage door opener. It was missing some brackets. I called them, and Emil came out promptly the next morning. On time! He was able to run back to his shop and get the bracket I needed. It took him less than an hour to complete the entire project! My garage door works great now. I said a little thank you to Emil as I opened my garage door late last night and drove in my garage. I would definitely call him again if I needed anything done with my garage door. Highly recommend, plus he's just a super nice guy, which the process so much easier. Thanks Emil!Winston · Google review

Called the office to let them know my issues and asked if we could get someone out to look at my door. Was told between 11-12...drove home from work at 11:05 and Emil was waiting and ready to get to work. Not knowing anything about how to fix a garage door, Emil did a great job explaining why I was having issues. Quoted a reasonable price (well at least what I thought was reasonable) and less than 40 minute later he had fixed the problem. Great customer service from intake of the call to fixing my door! If you need a garage door repair...support local business and give them your business, you won't be disappointed.Guadalupe · Google review

What Montgomery weather does to a garage door
We did not find a weather station in Montgomery, so we use the 1991 to 2020 NOAA normals for downtown Aurora, about 3 miles north, as printed on Wikipedia. They give a January average high of 30.5 degrees and low of 16.0, about 27.9 inches of snow a year and about 39 inches of precipitation. Cold thickens lubricant and stiffens seals, and springs and cables take the strain.
The National Weather Service listed minus 25 degrees at Aurora and minus 32 at the Sugar Grove-Aurora Airport on the morning of January 31, 2019, noting that not all values are official. For the August 10, 2020 derecho, the NWS lists an EF-1 tornado from Yorkville to South Plainfield with winds near 105 mph; Yorkville touches Montgomery's southwest edge, but the page has no Montgomery-specific damage or gusts, so we claim none. The village's permit page requires an elevation certificate for work in the Special Flood Hazard Area, and we could not verify which streets are in it.
Twice a year, wipe the tracks, lubricate the rollers and hinges, and test the safety reverse. After a storm outage, know where your manual release is.
- Lubricate rollers and hinges twice a year
- Know where the manual release is
- Check the bottom seal after heavy rain

Opener safety, permits and design rules in Montgomery
Opener safety. Federal rules (the Consumer Product Safety Commission's standard for automatic residential garage door operators, 16 CFR part 1211) require openers made for homes to reverse the door when it meets an obstruction and to have a separate entrapment protection device, which on most openers is the pair of photo-eye sensors near the floor. If your opener ignores the sensors or does not reverse, stop using it and call us. See opener installation.
HOAs and style rules. If you live in a planned community or a historic district, check style and color rules before you choose a new door. See new garage doors for styles.
Village permits. Montgomery is its own village. Village Hall is at 200 N. River Street, phone 630-896-8080, and Building and Permits is reached at 331-212-9023 or permits@montgomeryil.org; the permit page is at montgomeryil.org. The page says all construction must be done by a contractor who holds a Village of Montgomery contractor license. The village's contractor application lists General, HVAC, Concrete and Excavation, Roofer, Electrician and Plumber types and has no garage door category, so we could not confirm whether a garage door installer must register as a General contractor. The permit lists name windows and doors but not garage doors or openers, so we could not confirm whether a garage door replacement needs a permit. Call before the work.
State rules. The Illinois Department of Financial and Professional Regulation's list of regulated professions has no garage door or general contractor category, so we found no statewide garage door contractor license. Under the Illinois Home Repair and Remodeling Act (815 ILCS 513), a contractor must give you a written, signed contract or work order before home repair work over $1,000. The Act covers garages and leaves out maintenance, service or repairs under $500.

Montgomery garage door repair: questions we hear
Is there garage door repair near me in Montgomery?
Yes. Emil Garage Doors repairs garage doors in Montgomery (ZIP 60538) and the neighborhoods next door. Call (312) 620-1952, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Montgomery?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Montgomery?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP codes do you serve in Montgomery?
Montgomery's ZIP code is 60538, which covers about 73 percent of the village, according to a Census ZIP-area overlay. Other parts of the village fall in Oswego's 60543 and an Aurora ZIP, 60506. Call us if you are not sure we reach your address.
Do you serve the Kendall County part of Montgomery?
Yes. Montgomery lies in both Kane and Kendall counties, and we serve homes on both sides of the county line and both sides of the Fox River.
Do I need a permit to replace a garage door in Montgomery?
We could not confirm a garage-door-specific rule. The village's permit lists name windows and doors but not garage doors, so call Building and Permits at 331-212-9023 before the work and we will plan around the answer.
Why do newer garage doors need stronger springs?
Many newer doors are wide and insulated, which makes them heavier. We weigh and balance each door before choosing springs so the lift matches the weight.
How do I test my garage door's safety reverse and sensors?
Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
