Newer subdivisions beside a core of older streets and townhomes

According to the Census Bureau's American Community Survey for 2020-2024, Crest Hill has about 8,280 housing units with a median year built of 1992. About 37 percent were built from 2000 to 2009 and about 14 percent in the 1990s, so about half the homes date from 1990 to 2009. About 11 percent are from the 1950s and about 11 percent from the 1970s, which means older single-car doors and openers sit beside newer ones.

About 47 percent of the city's homes are single-family detached houses, about 24 percent are attached, such as townhomes, and about 24 percent are in buildings of five or more units. About 67 percent of occupied homes are owner-occupied. A real-estate listing site names Colony West, a townhouse community built from 1975 to 1979, and subdivisions near Weber Road such as Arbor Glen, Carillon Lakes and Remington Lakes. We could not verify whether any of them is association-governed, so ask your association, if you have one, before you change a door.

Tell us your cross street and whether the door is a single, a double or a pair, and we book the soonest visit. We weigh and balance each door before choosing new springs.

  • Original openers on 1990s and 2000s homes
  • Townhome doors with shared walls
  • Older doors on 1950s and 1970s streets

What customers say

★★★★★
My garage door and opener were pretty banged up and not working properly. Emil Garage Doors came out, did a thorough evaluation of door and all it's parts. Even though the previous home owner rigged up the garage door opener with the wrong springs and parts, Emil repaired the door and saved us money by using some of the old parts. That kind of honesty will get 5 stars all day long. Thank you Emil Garage Doors for your great service.Bradford · Google review

I woke up to a loud crash when a tree in my front yard fell over and hit my garage door. Emil Garage Doors was able to give be a really good price on a new garage door. They uninstalled the old, damaged door and realigned the tracks the garage door connects to which had been damaged as well. The new door looks great and most importantly functions well. Thank you for going above and beyond in my time of need!Stuart · Google review
★★★★★
They were able to come within a few hours of my call. Another company could only give me a 4 hour window of arrival time the next day, but these guys was able to give me a 2 hour window the same day. One the guys called before arriving. He was friendly and competent in explaining the problem and our options. I was so grateful he had replacement springs and was able to fix our garage door in less than an hour.David · Google review
★★★★★
Not paying attention I closed the garage door on a pipe laying in the track. Needless to say it did some damage even though the automatic reverse opened the door back up. Emailed what happened on Sunday evening. Appointment with quote provided in just a few minutes and appointment confirmed. Once again they arrived on time. Completed repairs quickly and for less then the quote. Cleaned up like they were never there. I highly recommend them and will continue to use them for my garage door repairs.Carroll · Google review

Technician showed up on time, assessed our issue & presented replacement options. He proceeded to install new equipment during the same visit and everything was finished in less than two hours. We were impressed with the performance of our tech. It’s easy for us to recommend this company.Kathleen · Google review

Tornado history and cold winters

What Crest Hill weather does to a garage door

Crest Hill has no station table of its own, so we use the Joliet Brandon Road Dam station, about 3.6 miles south-east of the city center. Its 1991-2020 normals give a January average high of 31.1 degrees and a low of 16.6, a July high of 83.6 and about 38 inches of precipitation a year. Cold stiffens grease and weatherstripping, loads the opener and can break a spring that has many cycles on it.

Crest Hill is part of Illinois tornado history. According to Wikipedia, the F5 tornado of August 28, 1990 hit the Crest Hill Lakes Apartments at about 3:38 p.m., destroyed 12 townhomes in the Colony West subdivision, and killed 29 people along its whole path. The National Weather Service also covers Kendall and Will counties in its August 10, 2020 derecho report, and Chicago fell to minus 23 degrees in the January 2019 polar vortex. We could not verify Crest Hill-only figures. In a long outage, know where your manual release is.

Twice a year, wipe the tracks, lubricate the rollers and hinges, and test the safety reverse. After a windstorm, look for bent track sections and loose brackets before you run the opener.

  • Check tracks and brackets after high wind
  • Lubricate rollers and hinges twice a year
  • Know where the manual release is

Rules to know

Opener safety, permits and design rules in Crest Hill

Opener safety. Federal rules (the Consumer Product Safety Commission's standard for automatic residential garage door operators, 16 CFR part 1211) require openers made for homes to reverse the door when it meets an obstruction and to have a separate entrapment protection device, which on most openers is the pair of photo-eye sensors near the floor. If your opener ignores the sensors or does not reverse, stop using it and call us. See opener installation.

HOAs and style rules. If you live in a planned community or a historic district, check style and color rules before you choose a new door. See new garage doors for styles.

City permits. Crest Hill is a city with its own government. Its Building Department is at 20600 City Center Blvd., phone (815) 741-5106, and the city's website was moving from cityofcresthill.com to cresthill.gov when we checked, so use the address the city lists. A third-party permit guide lists fences, decks, pools, sheds, new construction, additions and roofing as permit triggers and does not mention garage doors, so we could not confirm whether a garage door replacement or an opener swap needs a permit. Ask the department before the work. The same guide says contractors must be registered with the city, but we could not read the registration page, so ask what applies.

State rules. The Illinois Department of Financial and Professional Regulation's list of regulated professions has a roofing contractor category but no garage door, overhead door or general contractor category, so we found no state garage door contractor license. The Illinois Attorney General's home repair page says contractors should give you the Home Repair Consumer Rights document on jobs valued at $1,000 or more and describes a written contract that names the contractor and lists the work, dates, total cost and payment schedule. It also gives you 3 business days to cancel a contract you signed at home (15 business days if you are 65 or older).

FAQ

Crest Hill garage door repair: questions we hear

Is there garage door repair near me in Crest Hill?

Yes. Emil Garage Doors repairs garage doors in Crest Hill (ZIP 60403) and the neighborhoods next door. Call (312) 620-1952, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.

What is the average price to repair a garage door in Crest Hill?

Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.

What is the most common garage door repair in Crest Hill?

Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.

How much is a service call for a garage door?

Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.

Is it cheaper to repair or replace a garage door?

A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.

Which ZIP codes do you serve in Crest Hill?

Crest Hill's ZIP codes are 60403 and 60435, according to a ZIP lookup site. We could not confirm exactly where each one stops, so call us if your address is near Joliet or Lockport and you are not sure we reach it.

Do you service townhomes in Crest Hill?

Yes. A real-estate listing site names Colony West as a townhouse community, and Census estimates show about a quarter of the city's homes are attached. Shared walls often mean one- or two-car doors and association rules, so tell us when you call and check your association's rules on door style and color.

Do you repair garage doors after a storm in Crest Hill?

Yes. Strong wind can bend tracks or push a door out of its frame, and a falling branch can dent panels. We inspect the track, panels, springs and opener, explain what we find and quote the price before we start.

Can a handyman fix a garage door?

A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.

How do I test my garage door's safety reverse and sensors?

Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
