What Des Plaines weather does to a garage door
The nearest station table we could use is Chicago O'Hare, which puts the January average high at 31.6 degrees and the low at 18.8, the July high at 84.5, and the year at about 37.9 inches of precipitation and 38.4 inches of snow, according to Wikipedia's 1991-2020 normals. It is a stand-in, not a Des Plaines reading. Cold stiffens grease and weatherstripping, loads the opener and can break a spring that has many cycles on it.
The National Weather Service's summary for April 17-18, 2013 lists the Des Plaines River at Des Plaines cresting at 10.92 feet on April 19, above the previous record of 10.88 feet from 1986; the figure was preliminary until the U.S. Geological Survey certified it. Water in a garage can reach the opener, the sensors and the bottom seal. For the August 10, 2020 derecho the National Weather Service says at least a million customers in the Chicago area lost power, some for more than two weeks. Des Plaines is not mentioned on the Weather Service's page, and we could not verify Des Plaines-only gusts or outage figures. In a long outage, know where your manual release is.
Twice a year, wipe the tracks, lubricate the rollers and hinges, and test the safety reverse. Before a hard freeze, clear ice from the bottom seal so the door does not freeze to the slab.
- Clear ice from the bottom seal in winter
- Lubricate rollers and hinges twice a year

A large city of 1950s and 1960s houses beside the Des Plaines River
According to the Census Bureau's American Community Survey for 2020-2024, Des Plaines has about 23,856 housing units with a median year built of 1966. About 21 percent were built in the 1950s and about 23 percent in the 1960s, about 36 percent before 1960, and about 21 percent in 1990 or later. A door that is original to the 1950s or 1960s is now 55 to 75 years old, so many are on a replacement set of springs, an older opener or both.
About 59 percent of the city's homes are single-family detached houses, about 8 percent are attached and about 28 percent are in buildings of five units or more; about 78 percent of occupied homes are owner-occupied. Wikipedia says the city takes its name from the Des Plaines River, which runs just east of downtown, and that residents voted to become a city in 1925. We could not verify any homeowners' association rules, so ask yours, or your landlord or building manager, before you change a door.
Tell us your cross street and whether the door is a single, a double or a pair, and we book the soonest visit. We weigh and balance each door before choosing new springs.
- Original springs and older openers on 1950s and 1960s homes
- Pairs of doors on townhomes and attached units
- Newer doors on the homes built since 1990

Called the office to let them know my issues and asked if we could get someone out to look at my door. Was told between 11-12...drove home from work at 11:05 and Emil was waiting and ready to get to work. Not knowing anything about how to fix a garage door, Emil did a great job explaining why I was having issues. Quoted a reasonable price (well at least what I thought was reasonable) and less than 40 minute later he had fixed the problem. Great customer service from intake of the call to fixing my door! If you need a garage door repair...support local business and give them your business, you won't be disappointed.Guadalupe · Google review
My garage door and opener were pretty banged up and not working properly. Emil Garage Doors came out, did a thorough evaluation of door and all it's parts. Even though the previous home owner rigged up the garage door opener with the wrong springs and parts, Emil repaired the door and saved us money by using some of the old parts. That kind of honesty will get 5 stars all day long. Thank you Emil Garage Doors for your great service.Bradford · Google review
I woke up to a loud crash when a tree in my front yard fell over and hit my garage door. Emil Garage Doors was able to give be a really good price on a new garage door. They uninstalled the old, damaged door and realigned the tracks the garage door connects to which had been damaged as well. The new door looks great and most importantly functions well. Thank you for going above and beyond in my time of need!Stuart · Google review
They were able to come within a few hours of my call. Another company could only give me a 4 hour window of arrival time the next day, but these guys was able to give me a 2 hour window the same day. One the guys called before arriving. He was friendly and competent in explaining the problem and our options. I was so grateful he had replacement springs and was able to fix our garage door in less than an hour.David · Google review
Not paying attention I closed the garage door on a pipe laying in the track. Needless to say it did some damage even though the automatic reverse opened the door back up. Emailed what happened on Sunday evening. Appointment with quote provided in just a few minutes and appointment confirmed. Once again they arrived on time. Completed repairs quickly and for less then the quote. Cleaned up like they were never there. I highly recommend them and will continue to use them for my garage door repairs.Carroll · Google review

What your garage door is telling you in Des Plaines
A starting point. We confirm the cause on site.
| The door does this | Common cause | What we do |
|---|---|---|
| Slams down or will not lift | A broken torsion spring | Replace the spring set, balance the door, test the safety reverse |
| Opener hums but the door stays put | A broken spring or a disconnected trolley | Find which one failed, then repair and rebalance |
| One side hangs lower than the other | A slipped or snapped lift cable | Replace the cable, check the drum and level the door |
| Loud grinding or rattling | Dry or worn rollers, loose hinges | Replace rollers and hinges, lubricate and tighten |
| Reverses before it reaches the floor | Misaligned or dirty safety sensors | Clean and realign the sensors, test the reverse |
Do not run a door that is crooked or heavy.
Opener safety, permits and design rules in Des Plaines
Opener safety. The federal standard for residential garage door operators (Consumer Product Safety Commission, 16 CFR part 1211) calls for automatic reversing and entrapment protection such as photo-eye sensors. If yours stopped working, we test the reverse and the sensors and repair or replace what failed. See opener installation.
Design rules. Planned communities and historic districts can limit door style and color. Ask before you choose a new door: new garage doors.
City permits. Des Plaines is an incorporated city with its own government. Its Community and Economic Development department is at City Hall, 1420 Miner Street, main phone 847-391-5300, with permit questions to permits@desplainesil.gov, online application help at 847-391-5380 and building inspections at 847-391-5382, on desplainesil.gov. The city says it requires permits for certain construction projects, and its permit guides cover detached garages, remodeling, room additions and attached garages, fences, decks, driveways and roofs, but none names garage doors or openers, so we could not confirm whether a replacement door or an opener swap needs a permit. Ask the department before the work. The city requires contractors working in Des Plaines to register each year (registrations expire December 31); its table lists General Contractor and a "Contractor - Other" class that includes windows and doors, but it does not name garage doors, so confirm how it applies to your job. A $20,000 bond applies only to contractors working on city property or in the right-of-way. The city's room-addition guide also notes extra rules for properties in the floodplain.
State rules. The Illinois Department of Financial and Professional Regulation's list of regulated professions has no garage door, overhead door, general contractor or home improvement contractor category, so we found no state garage door contractor license. Under the Illinois Home Repair and Remodeling Act (815 ILCS 513), home repair or remodeling work over $1,000 needs a written, signed contract or work order; the Act leaves out maintenance, service or repairs under $500.

Des Plaines garage door repair: questions we hear
Is there garage door repair near me in Des Plaines?
Yes. Emil Garage Doors repairs garage doors in Des Plaines (ZIPs 60016 and 60018) and the neighborhoods next door. Call (312) 620-1952, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Des Plaines?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Des Plaines?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP codes do you serve in Des Plaines?
Des Plaines has two street ZIP codes, 60016 and 60018, according to ZIP directories; 60018 also carries the Rosemont name. Call us if your address is near Mount Prospect, Park Ridge or Rosemont and you are not sure we reach it.
Do you service townhomes and shared garages in Des Plaines?
Yes. According to Census estimates, about 8 percent of Des Plaines homes are attached and about 28 percent are in buildings of five units or more, so many doors are in a row or shared. Tell us how many doors there are and who owns them when you call, so we can plan the visit.
Can flood water damage a garage door opener?
It can. Standing water can reach the opener, the photo-eye sensors and the bottom seal, and a door that sat in water may need new weatherstripping or a new opener. Switch off power to the opener before you touch anything wet, then call us and we inspect it.
Can a handyman fix a garage door?
A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.
How do I test my garage door's safety reverse and sensors?
Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
