Park Ridge homes

An older, owner-occupied city where about half the homes predate 1960

According to the Census Bureau's American Community Survey for 2020-2024, Park Ridge has about 15,573 housing units with a median year built of 1960. About 51 percent were built before 1960, including about 16 percent in 1939 or earlier and about 28 percent in the 1950s, while about 19 percent date from 1990 on. The Census puts the median value of an owner-occupied home at $551,200, which is one reason owners here often repair a good door rather than swap it.

About 71 percent of the city's homes are single-family detached houses, about 18 percent are in buildings of five units or more, and about 85 percent of occupied homes are owner-occupied. Wikipedia says the city was incorporated in 1873 and was first called Pennyville, after brickyard owner George Penny, and that locals later nicknamed it Brickton. We could not verify any homeowners' association rules, so ask yours before you change a door.

Tell us your cross street and whether the door is a single, a double or a pair, and we book the soonest visit. We weigh and balance each door before choosing new springs.

  • Older doors and frames on pre-1960 homes
  • Springs and openers on a door replaced once already
  • Newer doors on the homes built since 1990

Great to work with, gave us good advise and very knowledgeable with garage door springs . We could not find anyone to do our repair ASAP as it was a small project, but that did not matter to them. They traveled 2 hours to get the work done. Tech who did our repair was very personable, fast and did an excellent job.Theresa · Google review

Emil responded to my request for service promptly. He scheduled service for the next day and showed up on time. He was friendly and polite. He Immediately identified the problems and fixed them effectively and efficiently. He showed resourcefulness in coming up with a used part for an old door opener control and in coming up with a practical solution for stabilizing the door connection to the opener. Price for the work was very fair. Great company !! Thank you!!Christina · Google review

"Our garage door broke this morning, which was less than ideal. We were certain that it would cost a fortune to get it repaired on a Sunday, assuming it could even happen, but we knew we had to try. I called several companies and only two returned my call. One said that while they could send someone out, it would cost considerably more than if we could wait until Monday. While I appreciated the honesty, again, I wanted it fixed today. The other was Emil Garage Doors. When I had called they said they would call back. I did get a call back from Emil, less than an hour later. Anyway, on to the service. He let me know that it would cost the same to come today or tomorrow, it didn't matter. WOW and WOW again! He said that he could head here in about an hour. Additionally, when I asked him the cost of the various things it could be, what he quoted me were prices that were what the other place wanted to charge me after the service call fee and the hiked up hourly rate for the Sunday call! Upon arrival, he looked at the door, told us a few things that he noticed, and in no way did he ever try to "up-sell" us something we didn't need. He told us our opener was what they use, and top of the line. He replaced the gear drive (maybe that's the name:)) and upgraded our rollers (that was a suggestion, but, one we totally understood and he in no way said we "needed" to). I think he was in and out in 45 minutes at most and our garage door is quieter than before by a TON (thank you rollers) and, more importantly, it works and nobody had to miss work on Monday to make it happen. Thank you so much...I can't recommend your company enough. "Pamela · Google review

Emil is delightful, knowledgeable, professional, and capable. He promised to make the process easy and he did. From our first contact Thursday mid-day through completion of the project Saturday at Noon, everything was 100% perfect, and we are extremely happy. We are amazed when we look outside and see our beautiful new door, so soon after searching on google. Emil and his company deserve 100 stars but we are limited to only 5Dawn · Google review

Freeze, snow and a flood-prone area

What Park Ridge weather does to a garage door

The nearest station table we could use is Chicago O'Hare, which puts the January average high at 31.6 degrees and the low at 18.8, the July high at 84.5, and the year at about 37.9 inches of precipitation and 38.4 inches of snow, according to Wikipedia's 1991-2020 normals. It is a stand-in, not a Park Ridge reading. Cold stiffens grease and weatherstripping, loads the opener and can break a spring that has many cycles on it.

A Patch report on a Center for Neighborhood Technology study says about 1 in 6 homes in the Park Ridge area made flood-damage insurance claims from 2007 to 2011, and CBS Chicago lists Park Ridge among the communities flooded after storms in July 2011. Water in a garage can reach the opener, the sensors and the bottom seal. For the August 10, 2020 derecho the National Weather Service says at least a million customers in the Chicago area lost power, some for more than two weeks. Park Ridge appears on the Weather Service's page only in rainfall tables, with no wind damage listed, and we could not verify Park Ridge-only gusts or outage figures. In a long outage, know where your manual release is.

Twice a year, wipe the tracks, lubricate the rollers and hinges, and test the safety reverse. Before a hard freeze, clear ice from the bottom seal so the door does not freeze to the slab.

  • Clear ice from the bottom seal in winter
  • Lubricate rollers and hinges twice a year

Rules to know

Opener safety, permits and design rules in Park Ridge

Safety reverse and sensors. A home garage door opener sold in the United States has to reverse the door on contact and have photo-eye sensors or an equivalent entrapment protection device, under the federal Consumer Product Safety Commission standard (16 CFR part 1211). A door that closes on an object, or an opener with dead sensors, needs repair before further use. See opener installation.

Associations. Check any HOA or historic district rules before you order a new door, and see new garage doors for style options.

City permits. Park Ridge is an incorporated city with its own government. Building and construction activity falls under its Community Preservation and Development department at City Hall, 505 Butler Place, phone 847-318-5200, open Monday to Friday 8:00 a.m. to 5:00 p.m., on parkridge.us. We could not read a Park Ridge page that names garage doors, overhead doors or openers, so we could not confirm whether a replacement door or an opener swap needs a permit. Ask the department before the work. The city's contractor registration page says the fee is $50 per firm, or per individual not tied to a firm, that contractors holding a State of Illinois license pay no fee, that registration runs January 1 to December 31, that general liability insurance of $1,000,000 per occurrence and $2,000,000 in total is required, and that the city does not require contractor bonds. It does not mention garage doors.

State rules. The Illinois Department of Financial and Professional Regulation's list of regulated professions has no garage door, overhead door, general contractor or home improvement contractor category, so we found no state garage door contractor license. Under the Illinois Home Repair and Remodeling Act (815 ILCS 513), home repair or remodeling work over $1,000 needs a written, signed contract or work order; the Act leaves out maintenance, service or repairs under $500.

FAQ

Park Ridge garage door repair: questions we hear

Is there garage door repair near me in Park Ridge?

Yes. Emil Garage Doors repairs garage doors in Park Ridge (ZIP 60068) and the neighborhoods next door. Call (312) 620-1952, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.

What is the average price to repair a garage door in Park Ridge?

Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.

What is the most common garage door repair in Park Ridge?

Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.

How much is a service call for a garage door?

Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.

Is it cheaper to repair or replace a garage door?

A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.

Which ZIP codes do you serve in Park Ridge?

Park Ridge has one ZIP code, 60068, according to ZIP directories. Call us if your address is near Niles, Des Plaines or Rosemont and you are not sure we reach it.

Do you service older garage doors in Park Ridge?

Yes. About 51 percent of Park Ridge homes were built before 1960, according to Census estimates, and the doors, frames and openers on them are often worn or already replaced once. We weigh and balance the door and explain what we find before we quote.

Can water in the garage damage the opener or door?

It can. Standing water can reach the opener, the photo-eye sensors and the bottom seal, and a door that sat in water may need new weatherstripping or a new opener. Switch off power to the opener before you touch anything wet, then call us and we inspect it.

Can a handyman fix a garage door?

A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.

How do I test my garage door's safety reverse and sensors?

Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
