One of the older housing stocks on the North Shore side, about 60 percent built in the 1950s and 1960s
According to the Census Bureau's American Community Survey for 2020-2024, Morton Grove has about 9,624 housing units with a median year built of 1961. About 42 percent were built in the 1950s and about 18 percent in the 1960s, so roughly 60 percent date from those two decades, and about 49 percent were built before 1960. A door that is original to those homes is now 55 to 75 years old, so worn springs, rusted tracks and older openers are the usual jobs.
About 74 percent of the village's homes are single-family detached houses, about 6 percent are attached and about 19 percent are in buildings of five units or more; about 85 percent of occupied homes are owner-occupied, and the Census puts the median value of an owner-occupied home at $389,100. Wikipedia says the village is named for Levi Parsons Morton, a railroad financier, and was incorporated in 1895. We could not verify any homeowners' association rules, so ask yours before you change a door.
Tell us your cross street and whether the door is a single, a double or a pair, and we book the soonest visit. We weigh and balance each door before choosing new springs.
- Original springs and rusted tracks on 1950s houses
- Older chain-drive openers that need a new board or remote

What Morton Grove weather does to a garage door
The nearest climate table we could use is the one Wikipedia gives for Glenview, which credits Bing Weather and names no station: it shows a January average high of 32 degrees and low of 17, a July high of 86 and low of 66, and about 38 inches of precipitation a year, with a record low of minus 25 in January 1982. Glenview is about 3 miles north-west of Morton Grove, so this is a stand-in, not a Morton Grove reading. Cold stiffens grease and weatherstripping, loads the opener and can break a spring that has many cycles on it.
On January 30, 2019 Chicago O'Hare fell to minus 23 degrees, the coldest in 34 years, according to the National Weather Service. For August 10, 2020 the Service's storm summary lists tornadoes in Cook and Lake counties (Lincolnwood to Rogers Park, and Spring Grove in northwest Lake County) and says at least a million customers lost power across the region. Morton Grove is not named there, and we could not verify Morton Grove-only lows, gusts or outage figures. In a long outage, know where your manual release is. Wikipedia says the North Branch of the Chicago River runs through the middle of the village, and a Chicago recovery report says about 5.5 inches of rain fell across the area on April 17 and 18, 2013, but we could not verify any Morton Grove flood figure.
Twice a year, wipe the tracks, lubricate the rollers and hinges, and test the safety reverse. Before a hard freeze, clear ice from the bottom seal so the door does not freeze to the slab.
- Clear ice from the bottom seal in winter
- Lubricate rollers and hinges twice a year
- Know where the manual release is

I was really happy with the work Emil did for me. He was a responsive communicator, arrived on time, and did a quality job on the repair I needed. I would hire him again without hesitation.Serenity · Google review
Technician, Emil, was prompt and efficient to identify and fix the issues with our garage door. Rest assured that I won’t hesitate to call these folks if repair is needed.MeMee · Google review
Emil responded to my request for service promptly. He scheduled service for the next day and showed up on time. He was friendly and polite. He Immediately identified the problems and fixed them effectively and efficiently. He showed resourcefulness in coming up with a used part for an old door opener control and in coming up with a practical solution for stabilizing the door connection to the opener. Price for the work was very fair. Great company !! Thank you!!Christina · Google review
"Our garage door broke this morning, which was less than ideal. We were certain that it would cost a fortune to get it repaired on a Sunday, assuming it could even happen, but we knew we had to try. I called several companies and only two returned my call. One said that while they could send someone out, it would cost considerably more than if we could wait until Monday. While I appreciated the honesty, again, I wanted it fixed today. The other was Emil Garage Doors. When I had called they said they would call back. I did get a call back from Emil, less than an hour later. Anyway, on to the service. He let me know that it would cost the same to come today or tomorrow, it didn't matter. WOW and WOW again! He said that he could head here in about an hour. Additionally, when I asked him the cost of the various things it could be, what he quoted me were prices that were what the other place wanted to charge me after the service call fee and the hiked up hourly rate for the Sunday call! Upon arrival, he looked at the door, told us a few things that he noticed, and in no way did he ever try to "up-sell" us something we didn't need. He told us our opener was what they use, and top of the line. He replaced the gear drive (maybe that's the name:)) and upgraded our rollers (that was a suggestion, but, one we totally understood and he in no way said we "needed" to). I think he was in and out in 45 minutes at most and our garage door is quieter than before by a TON (thank you rollers) and, more importantly, it works and nobody had to miss work on Monday to make it happen. Thank you so much...I can't recommend your company enough. "Pamela · Google review
Emil is delightful, knowledgeable, professional, and capable. He promised to make the process easy and he did. From our first contact Thursday mid-day through completion of the project Saturday at Noon, everything was 100% perfect, and we are extremely happy. We are amazed when we look outside and see our beautiful new door, so soon after searching on google. Emil and his company deserve 100 stars but we are limited to only 5Dawn · Google review
It went very well, with the job being completed in three days. We waited few months for the supply chain to kick in ( Covid related delays ) and finally deliver the products. It was so worth the wait. Great installers, Emil and his team are professional and friendly, too, and patient in answering questions.Rachel · Google review

Opener safety, permits and design rules in Morton Grove
Opener safety. The federal standard for residential garage door operators (Consumer Product Safety Commission, 16 CFR part 1211) calls for automatic reversing and entrapment protection such as photo-eye sensors. If yours stopped working, we test the reverse and the sensors and repair or replace what failed. See opener installation.
Design rules. Planned communities and historic districts can limit door style and color. Ask before you choose a new door: new garage doors.
City permits. Morton Grove is an incorporated village with its own government. Village Hall is at 6101 Capulina Avenue, and Building & Inspectional Services is at 847-470-5214 on mortongroveil.org (the same page also gives 847-663-3062 and commdev@mortongroveil.org for permit questions). We read the village's page through a summary, so confirm what follows by phone. The page lists "replacement windows and doors in existing openings" among the work that does not need a permit. It does not name garage doors or openers, so we could not confirm whether a replacement garage door or an opener swap counts. Ask the department before the work. The village also says contractors and subcontractors working in it, other than landscapers and painters, need a Village Contractor's License, with liability insurance and a $10,000 surety bond; the license runs for 12 months. We could not confirm how that applies to a garage door visit that needs no permit.
State rules. The Illinois Department of Financial and Professional Regulation's list of regulated professions has no garage door, overhead door or general contractor category, so we found no state garage door contractor license. The Illinois Attorney General's home repair page says a contractor should hand over the Home Repair Consumer Rights document for work valued at $1,000 or more, and that a contract signed at your home can be canceled within three business days.

Morton Grove garage door repair: questions we hear
Is there garage door repair near me in Morton Grove?
Yes. Emil Garage Doors repairs garage doors in Morton Grove (ZIP 60053) and the neighborhoods next door. Call (312) 620-1952, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Morton Grove?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Morton Grove?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP codes do you serve in Morton Grove?
Morton Grove has one street ZIP code, 60053, according to ZIP directories. Call us if your address is near Niles, Skokie or Glenview and you are not sure we reach it.
Do you service older garage doors in Morton Grove?
Yes. About 49 percent of Morton Grove homes were built before 1960, according to Census estimates, and the doors, springs, tracks and openers on them are often worn or already replaced once. We weigh and balance the door and explain what we find before we quote.
Do I need a permit to replace a garage door in Morton Grove?
The village lists replacement windows and doors in existing openings as work that does not need a permit, but it does not name garage doors, so we could not confirm the rule. Call Building & Inspectional Services at 847-470-5214 before the work.
Can a handyman fix a garage door?
A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.
How do I test my garage door's safety reverse and sensors?
Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
