Great company to use for garage door work. Came out promptly, over a weekend when I could not get others to respond. Efficient work, very knowledgeable, very friendly. I would not hesitate to contact them first the next time I need service.Courtney · Google review
Incredible honest work. Emil took care of all the repairs needed in order for my garage door to work again. I know I need a new garage door but I can't afford it right now this company was nice enough to fix it instead of hounding me for more money to get a new door. Emil was so nice that he even provided me a price. I was so happy he said I could call him when I had the money and he would honor me the price. amazing company to reach out to.Jasmine · Google review
Came out same day I place the request & was very professional and helpful. I’m pleased how quickly he got the job done and the garage door is working great now.Shawntae · Google review
I have been using them for few years. They are professional, reliable (especially in emergencies (springs breaking)), customer service is always polite and helpful, and their prices cannot be beat!!Deborah · Google review
Doesn't get any better than this guy! I have recently purchased a condo with a broken garage door opener. It was missing some brackets. I called them, and Emil came out promptly the next morning. On time! He was able to run back to his shop and get the bracket I needed. It took him less than an hour to complete the entire project! My garage door works great now. I said a little thank you to Emil as I opened my garage door late last night and drove in my garage. I would definitely call him again if I needed anything done with my garage door. Highly recommend, plus he's just a super nice guy, which the process so much easier. Thanks Emil!Winston · Google review

A Fox River city where nearly one home in five dates from before 1940
According to the Census Bureau's American Community Survey for 2020-2024, Elgin has about 40,500 housing units with a median year built of 1977. No single decade dominates: about 19 percent were built in 1939 or earlier, 14 percent in the 1970s, 14 percent in the 1990s and 14 percent in the 2000s. About 62 percent are single-family detached houses, about 14 percent are attached homes or townhomes, about 12 percent are in buildings of five or more units and about 3 percent are mobile homes. About 72 percent of occupied homes are owner-occupied.
Wikipedia says the Spring-Douglas Historic District, listed on the National Register in 2000, has 496 buildings, with Queen Anne houses built mostly between 1868 and 1913 in its northern part. The Elgin Historic District, listed in 1983, has 697 buildings in Greek Revival and Gothic Revival styles. The city says a property that is a landmark or sits in a historic district needs a Certificate of Appropriateness for exterior changes, so check with the city before you change how a door looks.

What your garage door is telling you in Elgin
A starting point. We confirm the cause on site.
| The door does this | Common cause | What we do |
|---|---|---|
| Slams down or will not lift | A broken torsion spring | Replace the spring set, balance the door, test the safety reverse |
| Opener hums but the door stays put | A broken spring or a disconnected trolley | Find which one failed, then repair and rebalance |
| One side hangs lower than the other | A slipped or snapped lift cable | Replace the cable, check the drum and level the door |
| Loud grinding or rattling | Dry or worn rollers, loose hinges | Replace rollers and hinges, lubricate and tighten |
| Reverses before it reaches the floor | Misaligned or dirty safety sensors | Clean and realign the sensors, test the reverse |
Do not run a door that is crooked or heavy.

What Elgin weather does to a garage door
Elgin has its own weather station. Its 1991-2020 normals, as listed on Wikipedia, give a January average high of 30.1 degrees and a low of 14.1, a July high of 84.1 and a low of 63.2, about 32 inches of snow and about 40 inches of precipitation a year, with a record low of minus 27. Cold stiffens grease and weatherstripping, loads the opener and can break a spring that has many cycles on it, and road salt eats at bottom seals, rollers and tracks.
Wikipedia says tornadoes struck Elgin along the Fox River on March 28, 1920, killing 23 people. For the August 10, 2020 derecho the National Weather Service lists Elgin only with 0.50 inch of rain, and at least a million customers lost power across the region, some for more than two weeks. We could not verify Elgin-only damage or outage counts. In a long outage, know where your manual release is.
Twice a year, wipe the tracks, oil the rollers and hinges, and test the safety reverse with a board on the floor. Before a hard freeze, clear ice from the bottom seal so the door does not freeze to the slab.
- Clear ice from the bottom seal in winter
- Rinse road salt off the bottom seal and rollers
- Know where the manual release is

Opener safety, permits and design rules in Elgin
Opener safety. The federal standard for residential garage door operators (Consumer Product Safety Commission, 16 CFR part 1211) calls for automatic reversing and entrapment protection such as photo-eye sensors. If yours stopped working, we test the reverse and the sensors and repair or replace what failed. See opener installation.
Design rules. Planned communities and historic districts can limit door style and color. Ask before you choose a new door: new garage doors.
City permits. Elgin is an incorporated city with its own government. Community Development is at 150 Dexter Court, phone 311 inside the city or 847-931-6001 from outside, and permits are applied for by email as described on elginil.gov. The city says most construction projects need a permit and all permitted work must be inspected. Its list of common residential permits names windows, roofs, siding and other projects but not garage doors, so we could not confirm whether a garage door replacement or an opener swap needs a permit. Ask Community Development before the work. If your house is a landmark or in a historic district, the city requires a Certificate of Appropriateness for exterior changes. For contractors the city asks for a notarized letter of intent and lists extra items for the roofing, plumbing, sewer, fire, HVAC and electrical trades, with no garage door category. Many subdivisions have covenants that the city does not enforce, so ask your association too.
State rules. The Illinois Department of Financial and Professional Regulation's list of regulated professions has a roofing contractor category but no garage door, overhead door or general contractor category, so we found no state garage door contractor license. Under the Illinois Home Repair and Remodeling Act (815 ILCS 513), a contractor doing home repairs must give you a Consumer Rights brochure, and a contract over $1,000 needs an acknowledgment form signed by you and the contractor.

Elgin garage door repair: questions we hear
Is there garage door repair near me in Elgin?
Yes. Emil Garage Doors repairs garage doors in Elgin (ZIP 60120) and the neighborhoods next door. Call (312) 620-1952, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Elgin?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Elgin?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP codes do you serve in Elgin?
Elgin's standard ZIP codes are 60120, 60123 and 60124, and 60121 is mostly for post office boxes. Call us if your address is near South Elgin, Bartlett or West Dundee and you are not sure we reach it.
Do you service older garage doors on historic houses in Elgin?
Yes. Elgin has two National Register historic districts, Spring-Douglas and the Elgin Historic District, according to Wikipedia, and the city requires a Certificate of Appropriateness for exterior changes on a landmark or in a district. Tell us your address when you call, and check with the city before you change how a door looks.
Do you repair garage doors after a storm in Elgin?
Yes. Strong wind can bend tracks or push a door out of its frame, and a falling branch can dent panels. We inspect the track, panels, springs and opener, explain what we find and quote the price before we start.
Can a handyman fix a garage door?
A handyman can usually deal with a sensor, a roller or a loose hinge. Springs and cables hold a lot of tension and need a trained technician, so we do not suggest fixing them yourself.
How do I test my garage door's safety reverse and sensors?
Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
