Fox River streets, a historic core and 1980s to 2000s subdivisions

According to the Census Bureau's 2020-2024 American Community Survey, Geneva has about 8,704 housing units, a median year built of 1987 and a median home value of $441,400. About 85 percent of occupied homes are owner-occupied and about 73 percent of units are single-family detached houses. The 1990s are the largest building decade at about 1,848 homes, followed by the 1980s and 2000s, so many original doors and openers are 20 to 40 years old.

Around 883 homes, about 10 percent, were built before 1940. Wikipedia lists the Central and North Geneva Historic Districts and the Fabyan Windmill, and we could not verify whether the city reviews garage door changes in the districts. Real estate listing roundups name Mill Creek, Fisher Farms and Fox Run as subdivisions; we could not verify homeowner association rules for any of them, so check yours before you choose a new door style.

Give us your cross street, the door size and what it does, and we book the soonest visit. Before we order springs we weigh the door, because wide, insulated and carriage-style doors are heavier than they look.

What Geneva weather does to a garage door

Geneva's page names no weather station, so we use the National Oceanic and Atmospheric Administration station in downtown Aurora, about 10 miles south, as a guide. Its 1991-2020 normals give a January mean high of 30.5 degrees and low of 16.0, a July mean high of 84.0, about 39 inches of precipitation and about 28 inches of snow a year. Cold stiffens lubricant and weatherstripping and strains springs, cables and the opener motor.

In the August 10, 2020 derecho, the National Weather Service reported an EF-1 tornado in northwest Elburn in Kane County and listed Geneva only in its rainfall tables, with no damage point. More than 1,000,000 customers lost power across the region, some for over two weeks. Know where your manual release is, because a door stuck partway during an outage will not move with the opener.

Road salt tracked in on tires corrodes bottom seals, rollers and track bases. Twice a year, wipe the tracks, lubricate the rollers and hinges, and test the safety reverse.

  • Rinse road salt off the door bottom and tracks
  • Clear ice from the threshold
  • Know where the manual release is

Called the office to let them know my issues and asked if we could get someone out to look at my door. Was told between 11-12...drove home from work at 11:05 and Emil was waiting and ready to get to work. Not knowing anything about how to fix a garage door, Emil did a great job explaining why I was having issues. Quoted a reasonable price (well at least what I thought was reasonable) and less than 40 minute later he had fixed the problem. Great customer service from intake of the call to fixing my door! If you need a garage door repair...support local business and give them your business, you won't be disappointed.Guadalupe · Google review

My garage door and opener were pretty banged up and not working properly. Emil Garage Doors came out, did a thorough evaluation of door and all it's parts. Even though the previous home owner rigged up the garage door opener with the wrong springs and parts, Emil repaired the door and saved us money by using some of the old parts. That kind of honesty will get 5 stars all day long. Thank you Emil Garage Doors for your great service.Bradford · Google review

I woke up to a loud crash when a tree in my front yard fell over and hit my garage door. Emil Garage Doors was able to give be a really good price on a new garage door. They uninstalled the old, damaged door and realigned the tracks the garage door connects to which had been damaged as well. The new door looks great and most importantly functions well. Thank you for going above and beyond in my time of need!Stuart · Google review

They were able to come within a few hours of my call. Another company could only give me a 4 hour window of arrival time the next day, but these guys was able to give me a 2 hour window the same day. One the guys called before arriving. He was friendly and competent in explaining the problem and our options. I was so grateful he had replacement springs and was able to fix our garage door in less than an hour.David · Google review

Not paying attention I closed the garage door on a pipe laying in the track. Needless to say it did some damage even though the automatic reverse opened the door back up. Emailed what happened on Sunday evening. Appointment with quote provided in just a few minutes and appointment confirmed. Once again they arrived on time. Completed repairs quickly and for less then the quote. Cleaned up like they were never there. I highly recommend them and will continue to use them for my garage door repairs.Carroll · Google review

Technician showed up on time, assessed our issue & presented replacement options. He proceeded to install new equipment during the same visit and everything was finished in less than two hours. We were impressed with the performance of our tech. It’s easy for us to recommend this company.Kathleen · Google review

Rules to know

Opener safety, permits and design rules in Geneva

Opener safety. The federal standard for residential garage door operators (Consumer Product Safety Commission, 16 CFR part 1211) calls for automatic reversing and entrapment protection such as photo-eye sensors. If yours stopped working, we test the reverse and the sensors and repair or replace what failed. See opener installation.

Design rules. Planned communities and historic districts can limit door style and color. Ask before you choose a new door: new garage doors.

City permits. Geneva is its own city, so its rules come from the City of Geneva. The Building and Zoning Division is at 109 James Street, phone 630-262-0280, and the city site is geneva.il.us. The city's permit page lists siding, windows and door replacement among the projects that need a building permit, and a city FAQ says replacing windows, doors and permanent exterior coverings requires one. Neither says whether that covers a garage door or an opener swap, so we could not confirm a garage-door-specific rule. Ask the Building and Zoning Division before the work.

Contractors and state rules. The city's permit page states that Geneva does not have contractor registration. We found no Illinois state license for garage door contractors: the state's list of regulated professions has a roofing contractor category but nothing for garage or overhead doors.

FAQ

Geneva garage door repair: questions we hear

Is there garage door repair near me in Geneva?

Yes. Emil Garage Doors repairs garage doors in Geneva (ZIP 60134) and the neighborhoods next door. Call (312) 620-1952, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.

What is the average price to repair a garage door in Geneva?

Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.

What is the most common garage door repair in Geneva?

Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.

How much is a service call for a garage door?

Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.

Is it cheaper to repair or replace a garage door?

A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.

Which ZIP code do you serve in Geneva?

Geneva's street ZIP code is 60134. A ZIP code listing site shows that code covering more people than live inside the city limits, so it also reaches some land outside the city. Call us if you are not sure we reach your address.

Do I need a permit to replace a garage door in Geneva?

We could not confirm a garage-door-specific rule. The city says replacing exterior doors needs a building permit but does not say whether that includes garage doors, so ask the Building and Zoning Division at 630-262-0280 before a replacement.

Do you service garage doors in Geneva's subdivisions?

Yes. Many Geneva homes are in subdivisions that may have homeowner associations. Check your association's rules on door style and color before you choose a new door, and tell us when you call so we can plan the visit.

Can a handyman fix a garage door?

A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.

How do I test my garage door's safety reverse and sensors?

Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
