Pre-war frame houses, 1950s and 1960s brick, and two-flats

According to the Census Bureau's American Community Survey for 2020-2024, Harvey has about 9,857 housing units with a median year built of 1960. About 24 percent were built in 1939 or earlier, about 19 percent in the 1950s and about 21 percent in the 1960s, and about 12 percent date from 1990 or later. Doors and openers that are original to those decades are well past their service life, and many have already been replaced once.

Wikipedia says Harvey was divided into lots in 1871 and 1872, incorporated in 1890 and became a city in 1895. We could not verify any homeowners' association rules, so ask your landlord or building manager before you change a door.

Tell us your cross street and whether the door is a single, a double or a pair, and we book the soonest visit. We weigh and balance each door before choosing new springs.

Freeze, snow and the 2020 derecho

What Harvey weather does to a garage door

The nearest long-record station table we could use is Chicago Midway Airport, about 13 miles south-south-east of Harvey's center, which puts the January average high at 32.8 degrees and the low at 19.5, the July high at 85.2, and the year at about 41 inches of precipitation and 39 inches of snow, according to Wikipedia's 1991-2020 normals. It is a stand-in, not a Harvey reading. Cold stiffens grease and weatherstripping, loads the opener and can break a spring that has many cycles on it.

The National Weather Service says the August 10, 2020 derecho left at least a million customers without power, some for more than two weeks, and that downed utility poles and snapped trees showed winds likely near 90 mph, with the most notable damage in and around the Harvey area between Sibley Boulevard and 159th Street. The National Weather Service recorded minus 22 at Chicago Midway and minus 23 at O'Hare in the cold wave of January 30 and 31, 2019, and gives no figure for Harvey.

Twice a year, wipe the tracks, lubricate the rollers and hinges, and test the safety reverse. Before a hard freeze, clear ice from the bottom seal so the door does not freeze to the slab.

  • Clear ice from the bottom seal in winter
  • Lubricate rollers and hinges twice a year

What customers say

★★★★★
My garage door and opener were pretty banged up and not working properly. Emil Garage Doors came out, did a thorough evaluation of door and all it's parts. Even though the previous home owner rigged up the garage door opener with the wrong springs and parts, Emil repaired the door and saved us money by using some of the old parts. That kind of honesty will get 5 stars all day long. Thank you Emil Garage Doors for your great service.Bradford · Google review

I woke up to a loud crash when a tree in my front yard fell over and hit my garage door. Emil Garage Doors was able to give be a really good price on a new garage door. They uninstalled the old, damaged door and realigned the tracks the garage door connects to which had been damaged as well. The new door looks great and most importantly functions well. Thank you for going above and beyond in my time of need!Stuart · Google review

They were able to come within a few hours of my call. Another company could only give me a 4 hour window of arrival time the next day, but these guys was able to give me a 2 hour window the same day. One the guys called before arriving. He was friendly and competent in explaining the problem and our options. I was so grateful he had replacement springs and was able to fix our garage door in less than an hour.David · Google review
★★★★★
Not paying attention I closed the garage door on a pipe laying in the track. Needless to say it did some damage even though the automatic reverse opened the door back up. Emailed what happened on Sunday evening. Appointment with quote provided in just a few minutes and appointment confirmed. Once again they arrived on time. Completed repairs quickly and for less then the quote. Cleaned up like they were never there. I highly recommend them and will continue to use them for my garage door repairs.Carroll · Google review

Technician showed up on time, assessed our issue & presented replacement options. He proceeded to install new equipment during the same visit and everything was finished in less than two hours. We were impressed with the performance of our tech. It’s easy for us to recommend this company.Kathleen · Google review

Rules to know

Opener safety, permits and design rules in Harvey

Opener safety. The federal standard for residential garage door operators (Consumer Product Safety Commission, 16 CFR part 1211) calls for automatic reversing and entrapment protection such as photo-eye sensors. If yours stopped working, we test the reverse and the sensors and repair or replace what failed. See opener installation.

Design rules. Planned communities and historic districts can limit door style and color. Ask before you choose a new door: new garage doors.

City permits. Harvey is an incorporated city with its own government. Its Department of Planning, Building and Inspectional Services is in City Hall, 15320 Broadway Avenue, phone 708-210-5300, on cityofharveyil.gov. The city's site links a contractor registration form, and a summary of its homeowner permit page says a contractor you hire must be registered first. The pages we could read do not name doors or garage doors, so we could not confirm whether a replacement garage door or an opener swap needs a permit. Ask the department before the work.

State rules. The Illinois Department of Financial and Professional Regulation's list of regulated professions has no garage door, overhead door or general contractor category, so we found no state garage door contractor license. The Illinois Attorney General's home repair page says contractors should give the Home Repair Consumer Rights document on jobs valued at $1,000 or more and lists what a written contract must say.

FAQ

Harvey garage door repair: questions we hear

Is there garage door repair near me in Harvey?

Yes. Emil Garage Doors repairs garage doors in Harvey (ZIP 60426) and the neighborhoods next door. Call (312) 620-1952, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.

What is the average price to repair a garage door in Harvey?

Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.

What is the most common garage door repair in Harvey?

Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.

How much is a service call for a garage door?

Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.

Is it cheaper to repair or replace a garage door?

A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.

Which ZIP codes do you serve in Harvey?

Harvey's main street ZIP code is 60426, according to Census ZIP areas. Directories also list 60428 for Harvey, but it is assigned to Markham. Call us if your address is near Dolton, Markham or Hazel Crest and you are not sure we reach it.

Do you service older garage doors and two-flats in Harvey?

Yes. About 49 percent of Harvey homes were built before 1960 and about 15 percent are in buildings of two to four units, according to Census estimates. We measure the opening, weigh and balance the door and explain what we find before we quote. Tell us how many doors there are and who owns them when you call.

Do you repair garage doors after a storm in Harvey?

Yes. Strong wind can bend tracks or push a door out of its frame, and a falling branch can dent panels. We inspect the track, panels, springs and opener, explain what we find and quote the price before we start.

Can a handyman fix a garage door?

A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.

How do I test my garage door's safety reverse and sensors?

Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
