Mostly single-family houses from the 1950s, 1960s and 1970s
According to the Census Bureau's American Community Survey for 2020-2024, South Holland has about 7,730 housing units with a median year built of 1966. About 36 percent were built in the 1960s, the largest decade, with about 19 percent in the 1950s and about 21 percent in the 1970s, and about 12 percent date from 1990 or later. A door from the 1960s is now close to 60 years old, so many are on a second set of springs or an older opener.
About 95 percent of the village's homes are single-family detached houses and about 83 percent of occupied homes are owner-occupied, so most jobs are on a house with an attached garage. Wikipedia says the village was settled in 1846 by immigrants from South Holland in the Netherlands, was known by the 1940s as the Onion Set Capital of the World, and sits on low ground near the Calumet River. We could not verify any homeowners' association rules, so ask yours before you change a door.
Tell us your cross street and whether the door is a single, a double or a pair, and we book the soonest visit. We weigh and balance each door before choosing new springs.
- Original springs and openers on 1960s homes
- Doors on attached two-car garages

Doesn't get any better than this guy! I have recently purchased a condo with a broken garage door opener. It was missing some brackets. I called them, and Emil came out promptly the next morning. On time! He was able to run back to his shop and get the bracket I needed. It took him less than an hour to complete the entire project! My garage door works great now. I said a little thank you to Emil as I opened my garage door late last night and drove in my garage. I would definitely call him again if I needed anything done with my garage door. Highly recommend, plus he's just a super nice guy, which the process so much easier. Thanks Emil!Winston · Google review

The owner is the real deal and makes good on all promises - We love doing business with him and don't hesitate to refer this business to all. He's that good!Ryan · Google review
Called the office to let them know my issues and asked if we could get someone out to look at my door. Was told between 11-12...drove home from work at 11:05 and Emil was waiting and ready to get to work. Not knowing anything about how to fix a garage door, Emil did a great job explaining why I was having issues. Quoted a reasonable price (well at least what I thought was reasonable) and less than 40 minute later he had fixed the problem. Great customer service from intake of the call to fixing my door! If you need a garage door repair...support local business and give them your business, you won't be disappointed.Guadalupe · Google review
My garage door and opener were pretty banged up and not working properly. Emil Garage Doors came out, did a thorough evaluation of door and all it's parts. Even though the previous home owner rigged up the garage door opener with the wrong springs and parts, Emil repaired the door and saved us money by using some of the old parts. That kind of honesty will get 5 stars all day long. Thank you Emil Garage Doors for your great service.Bradford · Google review

What South Holland weather does to a garage door
The nearest long-record station table we could use is Chicago Midway Airport, about 15 miles south-east of South Holland's center, which puts the January average high at 32.8 degrees and the low at 19.5, the July high at 85.2, and the year at about 41 inches of precipitation and 39 inches of snow, according to Wikipedia's 1991-2020 normals. It is a stand-in, not a South Holland reading. Cold stiffens grease and weatherstripping, loads the opener and can break a spring that has many cycles on it.
The National Weather Service recorded minus 22 at Chicago Midway and minus 23 at O'Hare in the cold wave of January 30 and 31, 2019, and gives no figure for South Holland. For the August 10, 2020 derecho the National Weather Service says at least a million customers lost power, some for more than two weeks. The report does not mention South Holland, so we could not verify a village gust or outage figure. In a long outage, know where your manual release is.
Twice a year, wipe the tracks, lubricate the rollers and hinges, and test the safety reverse. Before a hard freeze, clear ice from the bottom seal so the door does not freeze to the slab.
- Clear ice from the bottom seal in winter
- Lubricate rollers and hinges twice a year

Opener safety, permits and design rules in South Holland
Opener safety. Federal rules (the Consumer Product Safety Commission's standard for automatic residential garage door operators, 16 CFR part 1211) require openers made for homes to reverse the door when it meets an obstruction and to have a separate entrapment protection device, which on most openers is the pair of photo-eye sensors near the floor. If your opener ignores the sensors or does not reverse, stop using it and call us. See opener installation.
HOAs and style rules. If you live in a planned community or a historic district, check style and color rules before you choose a new door. See new garage doors for styles.
City permits. South Holland is an incorporated village with its own government. Its Community Development Department is at 16226 Wausau Avenue, phone (708) 210-2900 ext. 5201, email permits@southholland.org, on southholland.org. The village's Permits & Contractor Information page says permit and contractor applications are online only and that all contractors must be registered in the village. It lists windows and garages as work that needs a permit but does not name doors, garage doors or openers, so we could not confirm whether a replacement garage door or an opener swap needs one. Ask the department before the work.
State rules. The Illinois Department of Financial and Professional Regulation's list of regulated professions has no garage door, overhead door or general contractor category, so we found no state garage door contractor license. The Illinois Attorney General's home repair page says contractors should give the Home Repair Consumer Rights document on jobs valued at $1,000 or more and lists what a written contract must say.

South Holland garage door repair: questions we hear
Is there garage door repair near me in South Holland?
Yes. Emil Garage Doors repairs garage doors in South Holland (ZIP 60473) and the neighborhoods next door. Call (312) 620-1952, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in South Holland?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in South Holland?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP code do you serve in South Holland?
South Holland has one ZIP code, 60473, according to ZIP directories. Call us if your address is near Dolton, Harvey, Thornton or Lansing and you are not sure we reach it.
Do you service garage doors on 1960s homes in South Holland?
Yes. About 63 percent of South Holland homes were built before 1970, according to Census estimates, and about 95 percent are single-family houses. Doors and openers from those decades are often original or already replaced once. We measure, weigh and balance the door and explain what we find before we quote.
Do I need a permit to replace a garage door in South Holland?
We could not confirm it. The village's permit page lists windows and garages but does not name garage doors or openers, so call Community Development at (708) 210-2900 ext. 5201 before you order a door.
Can a handyman fix a garage door?
A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.
How do I test my garage door's safety reverse and sensors?
Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
