Ranches from the 1950s, homes from the 1970s and a few apartment buildings
According to the Census Bureau's American Community Survey for 2020-2024, Lansing has about 12,007 housing units with a median year built of 1964. The 1950s (about 24 percent) and the 1970s (about 24 percent) are the largest decades, followed by the 1960s at about 18 percent; about 42 percent of homes were built before 1960 and only about 10 percent date from 1990 or later. A door that came with a 1950s ranch has often been replaced at least once, and the openers behind many of them are not far behind.
About 71 percent of the village's homes are single-family detached houses, about 21 percent are in buildings of five units or more, and about 72 percent of occupied homes are owner-occupied. Wikipedia says the Lansing brothers settled the area in 1846, the village was incorporated in 1893, and it sits on the Calumet Shoreline, an ancient shoreline of Lake Michigan. We could not verify any homeowners' association rules, so ask yours before you change a door.
Tell us your cross street and whether the door is a single, a double or a pair, and we book the soonest visit. We weigh and balance each door before choosing new springs.
- Original springs and chain-drive openers on 1950s and 1960s homes
- Replacement doors that no longer match the opening

What Lansing weather does to a garage door
Lansing has no weather table of its own that we could use. Wikipedia's 1991-2020 normals for Chicago Midway Airport, about 19 miles north-west of Lansing, put the January average high at 32.8 degrees and the low at 19.5, the July high at 85.2, and the year at about 41 inches of precipitation and 39 inches of snow. It is a stand-in, not a Lansing reading. Cold stiffens grease and weatherstripping, loads the opener and makes a worn spring more likely to break.
In the January 2019 cold wave the National Weather Service recorded minus 24 at Lansing Airport on January 31 and minus 23 at O'Hare on January 30, and notes that not all of its readings are official. For the August 10, 2020 derecho the National Weather Service says at least a million customers in the region lost power, some for more than two weeks. Lansing appears in that report only in the rainfall list, so we could not verify any local gust, damage or outage figure.
Twice a year, wipe the tracks, lubricate the rollers and hinges, and test the safety reverse. Before a hard freeze, clear ice from the bottom seal so the door does not freeze to the slab.
- Clear ice from the bottom seal in winter
- Lubricate rollers and hinges twice a year

Doesn't get any better than this guy! I have recently purchased a condo with a broken garage door opener. It was missing some brackets. I called them, and Emil came out promptly the next morning. On time! He was able to run back to his shop and get the bracket I needed. It took him less than an hour to complete the entire project! My garage door works great now. I said a little thank you to Emil as I opened my garage door late last night and drove in my garage. I would definitely call him again if I needed anything done with my garage door. Highly recommend, plus he's just a super nice guy, which the process so much easier. Thanks Emil!Winston · Google review

Called the office to let them know my issues and asked if we could get someone out to look at my door. Was told between 11-12...drove home from work at 11:05 and Emil was waiting and ready to get to work. Not knowing anything about how to fix a garage door, Emil did a great job explaining why I was having issues. Quoted a reasonable price (well at least what I thought was reasonable) and less than 40 minute later he had fixed the problem. Great customer service from intake of the call to fixing my door! If you need a garage door repair...support local business and give them your business, you won't be disappointed.Guadalupe · Google review
My garage door and opener were pretty banged up and not working properly. Emil Garage Doors came out, did a thorough evaluation of door and all it's parts. Even though the previous home owner rigged up the garage door opener with the wrong springs and parts, Emil repaired the door and saved us money by using some of the old parts. That kind of honesty will get 5 stars all day long. Thank you Emil Garage Doors for your great service.Bradford · Google review
I woke up to a loud crash when a tree in my front yard fell over and hit my garage door. Emil Garage Doors was able to give be a really good price on a new garage door. They uninstalled the old, damaged door and realigned the tracks the garage door connects to which had been damaged as well. The new door looks great and most importantly functions well. Thank you for going above and beyond in my time of need!Stuart · Google review
They were able to come within a few hours of my call. Another company could only give me a 4 hour window of arrival time the next day, but these guys was able to give me a 2 hour window the same day. One the guys called before arriving. He was friendly and competent in explaining the problem and our options. I was so grateful he had replacement springs and was able to fix our garage door in less than an hour.David · Google review

Opener safety, permits and design rules in Lansing
Opener safety. Federal rules (the Consumer Product Safety Commission's standard for automatic residential garage door operators, 16 CFR part 1211) require openers made for homes to reverse the door when it meets an obstruction and to have a separate entrapment protection device, which on most openers is the pair of photo-eye sensors near the floor. If your opener ignores the sensors or does not reverse, stop using it and call us. See opener installation.
HOAs and style rules. If you live in a planned community or a historic district, check style and color rules before you choose a new door. See new garage doors for styles.
Village permits. Lansing is an incorporated village with its own government. Its Building Department is at 3141 Ridge Road, phone (708) 895-7193, open Monday to Friday 7 a.m. to 5 p.m., on villageoflansing.org. The department's permits page says contractors working in the village must hold a village license, carry liability insurance and workers' compensation and post a surety bond, and that building permits are not issued until every contractor on the job meets this. It does not name garage doors, doors or windows, so we could not confirm whether a replacement garage door or an opener swap needs a permit. Ask the department before the work.
State rules. The Illinois Department of Financial and Professional Regulation's list of regulated professions has no garage door, overhead door or general contractor category, so we found no state garage door contractor license. The Illinois Attorney General's home repair page says contractors should give the Home Repair Consumer Rights document on jobs valued at $1,000 or more and lists what a written contract must say.

Lansing garage door repair: questions we hear
Is there garage door repair near me in Lansing?
Yes. Emil Garage Doors repairs garage doors in Lansing (ZIP 60438) and the neighborhoods next door. Call (312) 620-1952, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Lansing?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Lansing?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP codes do you serve in Lansing?
Lansing has one ZIP code, 60438, according to ZIP directories. Call us if your address is near Calumet City, South Holland, Thornton or Lynwood and you are not sure we reach it.
Do you replace worn garage doors on 1950s homes in Lansing?
Yes. About 42 percent of Lansing homes were built before 1960, according to Census estimates, and the doors on them are often worn or already replaced once. We measure the width, the height and the headroom, weigh and balance the door and explain what we find before we quote.
Do I need a permit to replace a garage door in Lansing?
The Building Department's permits page does not name garage doors, so we could not confirm a rule for one. Call the department at (708) 895-7193 before you order a door.
Can a handyman fix a garage door?
A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.
How do I test my garage door's safety reverse and sensors?
Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
