Ranches, split-levels and apartment buildings from the 1950s to the 1970s
According to the Census Bureau's American Community Survey for 2020-2024, Calumet City has about 16,556 housing units with a median year built of 1966. The 1970s are the largest decade at about 25 percent, followed by the 1960s at about 22 percent and the 1950s at about 17 percent, while only about 8 percent date from 1990 or later. A door that is original to a 1960s or 1970s house is now past 50 years old, so many are on a second set of springs, an older opener or both.
About 54 percent of the city's homes are single-family detached houses, about 15 percent are in buildings of two to four units and about 23 percent are in buildings of five units or more; about 56 percent of occupied homes are owner-occupied. Wikipedia says the city was incorporated as the village of West Hammond in 1893 and became Calumet City in 1924, and that it sits on the Illinois side of State Line Road. We could not verify any homeowners' association rules, so ask yours, or your landlord or building manager, before you change a door.
Tell us your cross street and whether the door is a single, a double or a pair, and we book the soonest visit. We weigh and balance each door before choosing new springs.

What Calumet City weather does to a garage door
Calumet City has no weather table of its own that we could use. Wikipedia's 1991-2020 normals for Chicago Midway Airport, about 16 miles north-west of Calumet City, put the January average high at 32.8 degrees and the low at 19.5, the July high at 85.2, and the year at about 41 inches of precipitation and 39 inches of snow. It is a stand-in, not a Calumet City reading. Cold stiffens grease and weatherstripping and loads the opener, and road salt eats at brackets and bottom seals.
In the January 2019 cold wave the National Weather Service listed minus 24 at Lansing Airport, the next village south, and minus 23 at O'Hare, and notes that not all of its readings are official; it does not list Calumet City. For the August 10, 2020 derecho the National Weather Service says at least a million customers in the region lost power, some for more than two weeks. It says tornado damage near Harvey eased toward Calumet City but gives no Calumet City gust or outage figure, so we could not verify one. In a long outage, know where your manual release is.
Twice a year, wipe the tracks, lubricate the rollers and hinges, and test the safety reverse. Before a hard freeze, clear ice from the bottom seal so the door does not freeze to the slab.
- Clear ice from the bottom seal in winter
- Lubricate rollers and hinges twice a year

What customers say
Real reviews from our Google listing, copied as the customers wrote them.
They were able to come within a few hours of my call. Another company could only give me a 4 hour window of arrival time the next day, but these guys was able to give me a 2 hour window the same day. One the guys called before arriving. He was friendly and competent in explaining the problem and our options. I was so grateful he had replacement springs and was able to fix our garage door in less than an hour.David · Google review
Not paying attention I closed the garage door on a pipe laying in the track. Needless to say it did some damage even though the automatic reverse opened the door back up. Emailed what happened on Sunday evening. Appointment with quote provided in just a few minutes and appointment confirmed. Once again they arrived on time. Completed repairs quickly and for less then the quote. Cleaned up like they were never there. I highly recommend them and will continue to use them for my garage door repairs.Carroll · Google review
Technician showed up on time, assessed our issue & presented replacement options. He proceeded to install new equipment during the same visit and everything was finished in less than two hours. We were impressed with the performance of our tech. It’s easy for us to recommend this company.Kathleen · Google review
The replacement of my broken spring was done quickly and professionaly. I was also provided an explanation on why the tension was set as it was. I was called in advance to be informed of the arrival time. Great job as it has been in the pastFrancine · Google review
My garage door spring broke the other evening and I was unable to open my door. I contacted them first thing the next day. They were able to give me an appointment for later in that day. The service technician called prior to arrival as promised & arrived shortly afterwards. He recommended some additional service to the door in addition to the springs which I accepted. The door was repaired in less than 2 hours & now works better than ever. Thank youBrandi · Google review
Great to work with, gave us good advise and very knowledgeable with garage door springs . We could not find anyone to do our repair ASAP as it was a small project, but that did not matter to them. They traveled 2 hours to get the work done. Tech who did our repair was very personable, fast and did an excellent job.Theresa · Google review

Opener safety. The federal standard for residential garage door operators (Consumer Product Safety Commission, 16 CFR part 1211) calls for automatic reversing and entrapment protection such as photo-eye sensors. If yours stopped working, we test the reverse and the sensors and repair or replace what failed. See opener installation.
Design rules. Planned communities and historic districts can limit door style and color. Ask before you choose a new door: new garage doors.
City permits. Calumet City is an incorporated city with its own government. Its Building & Zoning Department is at 670 Wentworth Road, phone (708) 891-8120, open Monday to Friday 8 AM to 4 PM, on calumetcity.org. The department's page lists permit applications for building, electrical, HVAC, plumbing, fences and signs and a downloadable Contractor Registration Form, but it does not describe the registration requirements or name garage doors, so we could not confirm whether a replacement garage door or an opener swap needs a permit. Ask the department before the work.
State rules. The Illinois Department of Financial and Professional Regulation's list of regulated professions has no garage door, overhead door or general contractor category, so we found no state garage door contractor license. The Illinois Attorney General's home repair page says contractors should give the Home Repair Consumer Rights document on jobs valued at $1,000 or more and lists what a written contract must say.

Calumet City garage door repair: questions we hear
Is there garage door repair near me in Calumet City?
Yes. Emil Garage Doors repairs garage doors in Calumet City (ZIP 60409) and the neighborhoods next door. Call (312) 620-1952, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Calumet City?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Calumet City?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP codes do you serve in Calumet City?
Calumet City has one ZIP code, 60409, according to ZIP directories. Call us if your address is near Burnham, Lansing, South Holland or Dolton and you are not sure we reach it.
Do you service older garage doors in Calumet City?
Yes. About 36 percent of Calumet City homes were built before 1960 and about 47 percent in the 1960s and 1970s, according to Census estimates, so many doors, springs and openers are original or already replaced once. We measure the opening, weigh and balance the door and explain what we find before we quote.
Do you repair garage doors for renters and apartment buildings in Calumet City?
Yes. According to Census estimates, about 44 percent of Calumet City's occupied homes are rented and about 23 percent of homes are in buildings of five units or more. Tell us how many doors there are and who owns them when you call, so we can plan the visit.
Can a handyman fix a garage door?
A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.
How do I test my garage door's safety reverse and sensors?
Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
