What customers say
Real reviews from our Google listing, copied as the customers wrote them.
I woke up to a loud crash when a tree in my front yard fell over and hit my garage door. Emil Garage Doors was able to give be a really good price on a new garage door. They uninstalled the old, damaged door and realigned the tracks the garage door connects to which had been damaged as well. The new door looks great and most importantly functions well. Thank you for going above and beyond in my time of need!Stuart · Google review
They were able to come within a few hours of my call. Another company could only give me a 4 hour window of arrival time the next day, but these guys was able to give me a 2 hour window the same day. One the guys called before arriving. He was friendly and competent in explaining the problem and our options. I was so grateful he had replacement springs and was able to fix our garage door in less than an hour.David · Google review
Not paying attention I closed the garage door on a pipe laying in the track. Needless to say it did some damage even though the automatic reverse opened the door back up. Emailed what happened on Sunday evening. Appointment with quote provided in just a few minutes and appointment confirmed. Once again they arrived on time. Completed repairs quickly and for less then the quote. Cleaned up like they were never there. I highly recommend them and will continue to use them for my garage door repairs.Carroll · Google review
Technician showed up on time, assessed our issue & presented replacement options. He proceeded to install new equipment during the same visit and everything was finished in less than two hours. We were impressed with the performance of our tech. It’s easy for us to recommend this company.Kathleen · Google review
The replacement of my broken spring was done quickly and professionaly. I was also provided an explanation on why the tension was set as it was. I was called in advance to be informed of the arrival time. Great job as it has been in the pastFrancine · Google review
My garage door spring broke the other evening and I was unable to open my door. I contacted them first thing the next day. They were able to give me an appointment for later in that day. The service technician called prior to arrival as promised & arrived shortly afterwards. He recommended some additional service to the door in addition to the springs which I accepted. The door was repaired in less than 2 hours & now works better than ever. Thank youBrandi · Google review

Older brick and frame houses in a river city
According to the Census Bureau's American Community Survey for 2020-2024, Ottawa has about 8,217 housing units with a median year built of 1958. About 25 percent were built in 1939 or earlier, about 9 percent in the 1940s and about 20 percent in the 1950s, which puts roughly 53 percent before 1960, while about 23 percent date from 1990 or later. A door and opener from before the 1960s may be on its second or third replacement, and some openings are not a standard size.
About 70 percent of the city's homes are single-family detached houses, about 10 percent are in buildings of two to four units and about 70 percent of occupied homes are owner-occupied. Wikipedia names the Washington Park Historic District with the 1855 Reddick Mansion and the Ottawa Commercial and East Side historic districts; we could not verify whether any city design review applies to doors. We could not verify any homeowners' association rules either, so ask yours before you change a door.
Tell us your cross street and whether the door is a single, a double or a pair, and we book the soonest visit. We weigh and balance each door before choosing new springs.

What your garage door is telling you in Ottawa
A starting point. We confirm the cause on site.
| The door does this | Common cause | What we do |
|---|---|---|
| A loud bang from the garage | A torsion spring snapped | Replace both springs and balance the door |
| The door shakes or scrapes going up | Worn rollers, dry hinges or loose track bolts | Replace rollers, tighten the track and lubricate |
| The door stops partway and reverses | A blocked or misaligned sensor, or a force setting | Clean and realign the sensors and reset the force |
| Daylight shows under the door | A worn bottom seal or an uneven door | Replace the seal and level the door |
| The opener is slow or very noisy | An old chain or belt, or a worn motor | Service or replace the opener and test the safety reverse |
Do not run a door that is crooked or heavy.

What Ottawa weather does to a garage door
Wikipedia's 1991-2020 table for the Ottawa 5SW station, a nearby station and not the city center, gives a January average high of 30.7 degrees and low of 15.2, a July high of 82.9, about 36 inches of precipitation and 23.7 inches of snow a year, and a record low of minus 26. Cold stiffens grease and weatherstripping, loads the opener and can break a spring that has many cycles on it.
The National Weather Service's page on the August 10, 2020 derecho lists an EF-1 tornado at Ottawa with peak winds near 100 mph that ripped roofing off businesses, snapped a power pole at its base and stripped shingles from roofs west of Route 23. The National Weather Service says the August 10, 2020 derecho left at least a million customers across northern Illinois without power, some for more than two weeks. Ottawa sits where the Fox River meets the Illinois River, so garages near the water also see damp and rust.
Twice a year, wipe the tracks, lubricate the rollers and hinges, and test the safety reverse. Before a hard freeze, clear ice from the bottom seal so the door does not freeze to the slab.
- Clear ice from the bottom seal in winter
- Lubricate rollers and hinges twice a year

Opener safety, permits and design rules in Ottawa
Safety reverse and sensors. A home garage door opener sold in the United States has to reverse the door on contact and have photo-eye sensors or an equivalent entrapment protection device, under the federal Consumer Product Safety Commission standard (16 CFR part 1211). A door that closes on an object, or an opener with dead sensors, needs repair before further use. See opener installation.
Associations. Check any HOA or historic district rules before you order a new door, and see new garage doors for style options.
City permits. Ottawa, Illinois is an incorporated city and the LaSalle County seat. City Hall is at 301 West Madison Street, main line 815-433-0161, on cityofottawa.org. A contractor sheet we saw only through a search summary lists the City Building Department at that number, extension 224, and says contractors working in the city must register with Community Development before permits are approved, for an annual fee of $100. We found no page that names garage doors or openers, so we could not confirm whether a replacement garage door or an opener swap needs a permit. Ask the department before the work.
State rules. The Illinois Department of Financial and Professional Regulation's list of regulated professions has no garage door, overhead door or general contractor category, so we found no state garage door contractor license. The Illinois Attorney General's home repair page says a contractor should hand over the Home Repair Consumer Rights document on jobs worth $1,000 or more and lists what a written contract should say.

Ottawa garage door repair: questions we hear
Is there garage door repair near me in Ottawa?
Yes. Emil Garage Doors repairs garage doors in Ottawa (ZIP 61350) and the neighborhoods next door. Call (312) 620-1952, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Ottawa?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Ottawa?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP code do you serve in Ottawa?
Ottawa's ZIP code is 61350, the only one listed for the city in ZIP directories. Call us if your address is near Naplate, Marseilles or Grand Ridge and you are not sure we reach it.
Do you service older garage doors in Ottawa?
Yes. About 53 percent of Ottawa homes were built before 1960, according to Census estimates, so many doors, springs and openers are worn or already replaced once. We measure the opening, weigh and balance the door and explain what we find before we quote.
Do I need a permit to replace a garage door in Ottawa?
We could not confirm it. The city pages we could read do not name garage doors, so call City Hall at 815-433-0161 and ask for the Building Department, extension 224, before you order a door.
Can a handyman fix a garage door?
A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.
How do I test my garage door's safety reverse and sensors?
Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
