Agawam homes

Single-family streets, mostly built around 1970

According to the Census Bureau's 2020-2024 American Community Survey, Agawam has about 12,400 housing units. About 65 percent are single-family detached houses, about 74 percent of households own their home, and the median year built is 1970. Another 30 percent of units sit in buildings with two or more homes, so we see both house doors and condo-style garages. Many original doors and openers are now 50 years old or close to it.

Agawam includes the village of Feeding Hills in the west (ZIP 01030), and the center of town has the Agawam Center Historic District, listed on the National Register. A National Register listing alone does not set local design rules, and we could not verify any local review of garage doors, so ask the town before you change a door on an older house.

Tell us your cross street and whether the door is a single, a double or a pair, and we book the soonest visit. We weigh and balance each door before choosing new springs.

  • Wide two-car doors on single-family lots

What Agawam winters do to a garage door

We found no weather table for Agawam itself. Regional 1991-2020 normals from Bradley International Airport in Connecticut, as listed on Wikipedia, show a January mean low of 18.8 degrees, a record low of minus 26, about 51.7 inches of snow and 47 inches of precipitation a year, and a July mean high of 85.2. Deep cold stiffens springs, cables and bottom seals, ice can freeze a door to the slab, and road salt tracked into the garage eats at tracks, rollers and hinge hardware.

Agawam lies between the Connecticut and Westfield Rivers. According to coverage of the June 1, 2011 tornado, it clipped only Agawam's forested north end, and the heavy damage was in West Springfield and Springfield. Heavy wet snow can knock out power, so find the red emergency release cord and learn how to open the door by hand.

Before winter, wipe the tracks, lubricate the rollers and hinges, check the bottom seal for cracks and test the safety reverse. After a storm, clear snow and ice from the base of the door before you run the opener.

  • Check the bottom seal before the first freeze
  • Rinse road salt off the tracks and rollers
  • Know where the manual release is

Technician, Emil, was prompt and efficient to identify and fix the issues with our garage door. Rest assured that I won’t hesitate to call these folks if repair is needed.MeMee · Google review

Emil responded to my request for service promptly. He scheduled service for the next day and showed up on time. He was friendly and polite. He Immediately identified the problems and fixed them effectively and efficiently. He showed resourcefulness in coming up with a used part for an old door opener control and in coming up with a practical solution for stabilizing the door connection to the opener. Price for the work was very fair. Great company !! Thank you!!Christina · Google review

"Our garage door broke this morning, which was less than ideal. We were certain that it would cost a fortune to get it repaired on a Sunday, assuming it could even happen, but we knew we had to try. I called several companies and only two returned my call. One said that while they could send someone out, it would cost considerably more than if we could wait until Monday. While I appreciated the honesty, again, I wanted it fixed today. The other was Emil Garage Doors. When I had called they said they would call back. I did get a call back from Emil, less than an hour later. Anyway, on to the service. He let me know that it would cost the same to come today or tomorrow, it didn't matter. WOW and WOW again! He said that he could head here in about an hour. Additionally, when I asked him the cost of the various things it could be, what he quoted me were prices that were what the other place wanted to charge me after the service call fee and the hiked up hourly rate for the Sunday call! Upon arrival, he looked at the door, told us a few things that he noticed, and in no way did he ever try to "up-sell" us something we didn't need. He told us our opener was what they use, and top of the line. He replaced the gear drive (maybe that's the name:)) and upgraded our rollers (that was a suggestion, but, one we totally understood and he in no way said we "needed" to). I think he was in and out in 45 minutes at most and our garage door is quieter than before by a TON (thank you rollers) and, more importantly, it works and nobody had to miss work on Monday to make it happen. Thank you so much...I can't recommend your company enough. "Pamela · Google review

Emil is delightful, knowledgeable, professional, and capable. He promised to make the process easy and he did. From our first contact Thursday mid-day through completion of the project Saturday at Noon, everything was 100% perfect, and we are extremely happy. We are amazed when we look outside and see our beautiful new door, so soon after searching on google. Emil and his company deserve 100 stars but we are limited to only 5Dawn · Google review

It went very well, with the job being completed in three days. We waited few months for the supply chain to kick in ( Covid related delays ) and finally deliver the products. It was so worth the wait. Great installers, Emil and his team are professional and friendly, too, and patient in answering questions.Rachel · Google review

Rules to know

Opener safety, permits and design rules in Agawam

Opener safety. Federal rules (the Consumer Product Safety Commission's standard for automatic residential garage door operators, 16 CFR part 1211) require openers made for homes to reverse the door when it meets an obstruction and to have a separate entrapment protection device, which on most openers is the pair of photo-eye sensors near the floor. If your opener ignores the sensors or does not reverse, stop using it and call us. See opener installation.

HOAs and style rules. If you live in a planned community or a historic district, check style and color rules before you choose a new door. See new garage doors for styles.

Town permits. Agawam is its own municipality with its own Building Department, in the Public Works Municipal Annex at 1000 Suffield Street, phone 413-821-0632. Its page says permits are required for siding, roofing, windows and exterior doors, and that applications go through the town's online permit portal. The page never names garage doors, openers or any exemption, so we could not confirm whether a garage door replacement needs a permit. Call the department before the work, or see the town's Building Department page.

State rules. Massachusetts requires home improvement contractors who work on owner-occupied one- to four-family homes to be registered, and a registered contractor must show the registration number in advertising, so check any contractor's HIC number before you sign. We did not verify whether garage door work falls under that registration. The state building code exempts ordinary repairs and some minor work from a permit application, but its list does not name door replacement.

FAQ

Agawam garage door repair: questions we hear

Is there garage door repair near me in Agawam?

Yes. Emil Garage Doors repairs garage doors in Agawam (ZIP 01001) and the neighborhoods next door. Call (617) 644-5527, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.

What is the average price to repair a garage door in Agawam?

Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.

What is the most common garage door repair in Agawam?

Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.

How much is a service call for a garage door?

Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.

Is it cheaper to repair or replace a garage door?

A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.

Which ZIP codes do you serve in Agawam?

Agawam's street ZIP codes are 01001 and 01030 (Feeding Hills). Call us if you are not sure we reach your address.

Does Agawam require a permit to replace a garage door?

The town's Building Department says permits are required for exterior doors, but its page never names garage doors, so we cannot say for certain. Call the department at 413-821-0632 before a replacement. A repair of a spring, cable or roller is routine work, but ask if you are unsure.

Do you service garage doors in Feeding Hills?

Yes. Feeding Hills is part of Agawam and we serve it the same way as the rest of town. Give us your street when you call.

Can a handyman fix a garage door?

A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.

How do I test my garage door's safety reverse and sensors?

Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
