Detached houses from the 1970s on, with condos and apartment buildings
According to the Census Bureau's 2020-2024 American Community Survey, Andover has about 13,900 housing units and the median home was built in 1973. About 68 percent are detached single-family houses, about 5 percent are attached homes such as townhouses, about 7 percent are two- to four-unit buildings and about 20 percent are in buildings of five or more units. About 80 percent of households own their home. Doors and openers from the 1970s are often near the end of their life, and larger houses often have wide two- and three-car doors that need careful balancing.
Wikipedia says Andover was settled in the 1640s and incorporated in 1646, and lists the villages of Ballardvale, Shawsheen Village, a former company town built by the American Woolen Company in the 1920s, and West Andover near Haggetts Pond. The oldest house in town, the Chandler-Bigsby-Abbot House, dates from 1673. We found no local historic district rules for garage doors, so ask the town if your house is unusually old.
Tell us your street and whether the garage is attached, detached or in a condo building, and we book the soonest visit. We weigh and balance each door before choosing new springs.

What Andover weather does to a garage door
Andover has no weather table of its own that we could verify, so this is a reading from Wikipedia's page for neighboring Lawrence: about 49 inches of precipitation a year, a record high of 106 F in July and a record low of minus 25 F in February. Cold stiffens springs, cables and weatherstripping, and road salt corrodes tracks and hardware.
CBS Boston, citing the Massachusetts Emergency Management Agency, reported more than 451,000 power outages statewide on the night of Friday, March 2, 2018. We found no Andover count for that storm. When the power fails the opener will not run, so everyone in the house should know where the red manual release cord is and how to use it.
Before winter, wipe the tracks, lubricate the rollers and hinges, and test the safety reverse. After a snowfall, clear the ice from the bottom of the door before you run the opener.
- Know where the manual release is
- Lubricate rollers and hinges before winter
- Clear ice from the bottom seal

Great company to use for garage door work. Came out promptly, over a weekend when I could not get others to respond. Efficient work, very knowledgeable, very friendly. I would not hesitate to contact them first the next time I need service.Courtney · Google review
Incredible honest work. Emil took care of all the repairs needed in order for my garage door to work again. I know I need a new garage door but I can't afford it right now this company was nice enough to fix it instead of hounding me for more money to get a new door. Emil was so nice that he even provided me a price. I was so happy he said I could call him when I had the money and he would honor me the price. amazing company to reach out to.Jasmine · Google review

Doesn't get any better than this guy! I have recently purchased a condo with a broken garage door opener. It was missing some brackets. I called them, and Emil came out promptly the next morning. On time! He was able to run back to his shop and get the bracket I needed. It took him less than an hour to complete the entire project! My garage door works great now. I said a little thank you to Emil as I opened my garage door late last night and drove in my garage. I would definitely call him again if I needed anything done with my garage door. Highly recommend, plus he's just a super nice guy, which the process so much easier. Thanks Emil!Winston · Google review

Opener safety. The federal standard for residential garage door operators (Consumer Product Safety Commission, 16 CFR part 1211) calls for automatic reversing and entrapment protection such as photo-eye sensors. If yours stopped working, we test the reverse and the sensors and repair or replace what failed. See opener installation.
Design rules. Planned communities and historic districts can limit door style and color. Ask before you choose a new door: new garage doors.
City permits. Andover is a town with its own Building Division at the Town Offices, 36 Bartlet Street. A town page lists 978-623-8620 for the division, and the town's pages show different main numbers, so confirm where to go when you call; the second floor was reported closed for renovation in early 2026. We could not read a page that mentions garage doors or says what work needs no permit, so we could not confirm whether a replacement or an opener swap needs one. Ask the division before the work through andoverma.gov.
State rules. Massachusetts General Laws chapter 142A covers residential contracting (repair, alteration, renovation and improvement) on existing owner-occupied buildings of one to four units and bars contractors from working without a registration certificate. The state building code lists work that needs no building permit but does not mention garage doors, so the town's answer is the one that counts.

Andover garage door repair: questions we hear
Is there garage door repair near me in Andover?
Yes. Emil Garage Doors repairs garage doors in Andover (ZIP 01810) and the neighborhoods next door. Call (617) 644-5527, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Andover?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Andover?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP code do you serve in Andover?
Andover's street ZIP code is 01810. Call us if you are not sure we reach your address.
Does Andover require a permit to replace a garage door?
We could not confirm it. We found no town page that mentions garage doors, so call the Building Division at 978-623-8620 before a replacement, and tell us when you call so we can plan the visit.
Do you repair wide garage doors on larger Andover houses?
Yes. Wide two- and three-car doors are heavy and need springs balanced for their weight. Tell us the door width and what it does, and we book a visit.
Can a handyman fix a garage door?
A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.
How do I test my garage door's safety reverse and sensors?
Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
