Detached houses from the 1970s across seven villages, plus condos and seasonal homes
According to the Census Bureau's 2020-2024 American Community Survey, Barnstable has about 27,700 housing units and the median home was built in 1978. About 81 percent are detached single-family houses, about 4 percent are attached homes, about 3 percent are in three- or four-unit buildings and about 10 percent are in buildings of five or more units. About 76 percent of households own their home. The Census counts about 6,200 more housing units than households, which includes vacant and seasonal homes, so some doors sit idle for months.
Wikipedia says Barnstable is the largest community on Cape Cod and lists its villages as Barnstable (with Cummaquid), Centerville, Cotuit, Hyannis (with Hyannis Port and West Hyannisport), Marstons Mills, Osterville and West Barnstable, with most of the population on the south shore. We could not confirm which streets lie inside the Old King's Highway regional historic district or whether a garage door is reviewed there, so ask the town before you change a door on a street near Route 6A.
Tell us your village and street and whether the garage is attached or a separate building, and we book the soonest visit. We weigh and balance each door before choosing new springs.

I was really happy with the work Emil did for me. He was a responsive communicator, arrived on time, and did a quality job on the repair I needed. I would hire him again without hesitation.Serenity · Google review
Technician, Emil, was prompt and efficient to identify and fix the issues with our garage door. Rest assured that I won’t hesitate to call these folks if repair is needed.MeMee · Google review
Emil responded to my request for service promptly. He scheduled service for the next day and showed up on time. He was friendly and polite. He Immediately identified the problems and fixed them effectively and efficiently. He showed resourcefulness in coming up with a used part for an old door opener control and in coming up with a practical solution for stabilizing the door connection to the opener. Price for the work was very fair. Great company !! Thank you!!Christina · Google review
"Our garage door broke this morning, which was less than ideal. We were certain that it would cost a fortune to get it repaired on a Sunday, assuming it could even happen, but we knew we had to try. I called several companies and only two returned my call. One said that while they could send someone out, it would cost considerably more than if we could wait until Monday. While I appreciated the honesty, again, I wanted it fixed today. The other was Emil Garage Doors. When I had called they said they would call back. I did get a call back from Emil, less than an hour later. Anyway, on to the service. He let me know that it would cost the same to come today or tomorrow, it didn't matter. WOW and WOW again! He said that he could head here in about an hour. Additionally, when I asked him the cost of the various things it could be, what he quoted me were prices that were what the other place wanted to charge me after the service call fee and the hiked up hourly rate for the Sunday call! Upon arrival, he looked at the door, told us a few things that he noticed, and in no way did he ever try to "up-sell" us something we didn't need. He told us our opener was what they use, and top of the line. He replaced the gear drive (maybe that's the name:)) and upgraded our rollers (that was a suggestion, but, one we totally understood and he in no way said we "needed" to). I think he was in and out in 45 minutes at most and our garage door is quieter than before by a TON (thank you rollers) and, more importantly, it works and nobody had to miss work on Monday to make it happen. Thank you so much...I can't recommend your company enough. "Pamela · Google review
Emil is delightful, knowledgeable, professional, and capable. He promised to make the process easy and he did. From our first contact Thursday mid-day through completion of the project Saturday at Noon, everything was 100% perfect, and we are extremely happy. We are amazed when we look outside and see our beautiful new door, so soon after searching on google. Emil and his company deserve 100 stars but we are limited to only 5Dawn · Google review
It went very well, with the job being completed in three days. We waited few months for the supply chain to kick in ( Covid related delays ) and finally deliver the products. It was so worth the wait. Great installers, Emil and his team are professional and friendly, too, and patient in answering questions.Rachel · Google review

What Barnstable weather does to a garage door
Wikipedia's climate table for Barnstable (PRISM Climate Group, 1981-2010) gives a July average high near 78 degrees, a January average low near 23 degrees, about 45 inches of precipitation a year and about 30 inches of snow a season, and says about 22 percent of the town's area is water, between Cape Cod Bay and Nantucket Sound. Salt air speeds rust on springs, tracks and fasteners, and cold stiffens seals.
CapeCod.com reported that in the nor'easter of October 26-27, 2021 Barnstable had over 5,000 outages by 2 a.m. and a 72 mph gust, and a tree fell on a car in Barnstable Village with no injuries, while more than 122,000 customers were without power across the Cape. When the power is out the opener will not run, so know where the red manual release cord is.
Before winter, wipe the tracks, lubricate the rollers and hinges, and test the safety reverse. After a salty storm, rinse the bottom panel and the lower track.
- Know where the manual release is
- Rinse salt from the bottom panel
- Clear ice from the bottom seal

Opener safety, permits and design rules in Barnstable
Opener safety. The federal standard for residential garage door operators (Consumer Product Safety Commission, 16 CFR part 1211) calls for automatic reversing and entrapment protection such as photo-eye sensors. If yours stopped working, we test the reverse and the sensors and repair or replace what failed. See opener installation.
Design rules. Planned communities and historic districts can limit door style and color. Ask before you choose a new door: new garage doors.
Town permits. Barnstable is a town with a city form of government, and its Building Division is at 200 Main Street in Hyannis; the town's pages, as we read them in search results, list 508-862-4038. We could not read a town page about garage doors or openers, so we could not confirm whether a replacement or an opener swap needs a permit. Ask the division before the work at barnstable.gov.
State rules. Massachusetts General Laws chapter 142A covers residential contracting (repair, alteration, renovation and improvement) on existing owner-occupied buildings of one to four units and bars contractors from working without a registration certificate. The state building code lists work that needs no building permit but does not mention garage doors, so the town's answer is the one that counts. Historic review. The Old King's Highway Regional Historic District Commission has a Barnstable listing, but we could not confirm which streets it covers or whether it reviews garage doors, so check with the town if your house is near Route 6A.

Barnstable garage door repair: questions we hear
Is there garage door repair near me in Barnstable?
Yes. Emil Garage Doors repairs garage doors in Barnstable (ZIP 02601) and the neighborhoods next door. Call (617) 644-5527, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Barnstable?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Barnstable?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP codes do you serve in Barnstable?
We serve Barnstable's street ZIP codes 02601 (Hyannis), 02630 (Barnstable), 02632 (Centerville), 02635 (Cotuit), 02648 (Marstons Mills), 02655 (Osterville) and 02668 (West Barnstable). Call us if you are not sure we reach your address.
Does Barnstable require a permit to replace a garage door?
We could not confirm it. We did not find a town page that mentions garage doors, so call the Building Division at 508-862-4038 before a replacement, and tell us when you call so we can plan the visit.
Do you repair garage doors in Hyannis, Osterville and Cotuit?
Yes. Barnstable is one town of seven villages, and we serve all of them. Tell us your village and street and what the door does, and we book a visit.
Can a handyman fix a garage door?
A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.
How do I test my garage door's safety reverse and sensors?
Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
