Mostly detached houses from the 1970s on, with many seasonal homes
According to the Census Bureau's 2020-2024 American Community Survey, Yarmouth has about 17,500 housing units and the median home was built in 1974. About 81 percent are detached single-family houses, about 6 percent are attached homes, about 5 percent are two- to four-unit buildings and about 8 percent are in buildings of five or more units. About 11,900 of those units are occupied, and 82 percent of those households own their home; the Census counts seasonal homes as vacant, so the rest of the units include them. A door and opener from the 1970s or 1980s is usually on its second set of springs or past it, so we weigh each door before we choose parts.
Wikipedia says Yarmouth was settled and incorporated as part of Plymouth Colony in 1639, that Dennis was split off in 1793, and that the town is made up of three villages: South Yarmouth, West Yarmouth and Yarmouth Port. The Captain Bangs Hallet House in Yarmouth Port is now a museum. A Yarmouth committee of the Old King's Highway Regional Historic District reviews exterior changes along Route 6A, so ask before you change a door on an older house there.
Tell us your village and whether the garage is attached or detached, and we book the soonest visit. We weigh and balance each door before choosing new springs.
- Original springs and openers on 1970s houses
- Doors on seasonal homes that sit unused for months
- Older houses along Route 6A: ask the committee first

What customers say
Real reviews from our Google listing, copied as the customers wrote them.
"Our garage door broke this morning, which was less than ideal. We were certain that it would cost a fortune to get it repaired on a Sunday, assuming it could even happen, but we knew we had to try. I called several companies and only two returned my call. One said that while they could send someone out, it would cost considerably more than if we could wait until Monday. While I appreciated the honesty, again, I wanted it fixed today. The other was Emil Garage Doors. When I had called they said they would call back. I did get a call back from Emil, less than an hour later. Anyway, on to the service. He let me know that it would cost the same to come today or tomorrow, it didn't matter. WOW and WOW again! He said that he could head here in about an hour. Additionally, when I asked him the cost of the various things it could be, what he quoted me were prices that were what the other place wanted to charge me after the service call fee and the hiked up hourly rate for the Sunday call! Upon arrival, he looked at the door, told us a few things that he noticed, and in no way did he ever try to "up-sell" us something we didn't need. He told us our opener was what they use, and top of the line. He replaced the gear drive (maybe that's the name:)) and upgraded our rollers (that was a suggestion, but, one we totally understood and he in no way said we "needed" to). I think he was in and out in 45 minutes at most and our garage door is quieter than before by a TON (thank you rollers) and, more importantly, it works and nobody had to miss work on Monday to make it happen. Thank you so much...I can't recommend your company enough. "Pamela · Google review
Emil is delightful, knowledgeable, professional, and capable. He promised to make the process easy and he did. From our first contact Thursday mid-day through completion of the project Saturday at Noon, everything was 100% perfect, and we are extremely happy. We are amazed when we look outside and see our beautiful new door, so soon after searching on google. Emil and his company deserve 100 stars but we are limited to only 5Dawn · Google review
It went very well, with the job being completed in three days. We waited few months for the supply chain to kick in ( Covid related delays ) and finally deliver the products. It was so worth the wait. Great installers, Emil and his team are professional and friendly, too, and patient in answering questions.Rachel · Google review

What Yarmouth weather does to a garage door
Wikipedia's climate table for Yarmouth, built on PRISM averages for 1981 to 2010, gives a July mean daily high of 77.9 F and a January mean daily low of 23.3 F, with about 44 inches of precipitation and about 30 inches of snow from November to April. February is the snowiest month and the peak of nor'easter activity. Cold stiffens springs, cables and weatherstripping, and salt air off the bays and the sound corrodes tracks and hardware.
Hurricane Bob reached Massachusetts on August 19, 1991, with Cape Cod in the storm's northeast quadrant. Mass.gov reports that nearly all of Cape Cod and the Islands lost power, and CBS Boston reports gusts of 125 mph at Brewster and North Truro. We found no Yarmouth-only count. When the power fails the opener will not run, so everyone in the house should know where the red manual release cord is and how to use it.
Before winter, wipe the tracks, lubricate the rollers and hinges, and test the safety reverse. If the house sits empty for a season, check the door and opener when you open it up again.
- Know where the manual release is
- Lubricate rollers and hinges before winter
- Check the door after a season away

Opener safety, permits and design rules in Yarmouth
Opener safety. Federal rules (the Consumer Product Safety Commission's standard for automatic residential garage door operators, 16 CFR part 1211) require openers made for homes to reverse the door when it meets an obstruction and to have a separate entrapment protection device, which on most openers is the pair of photo-eye sensors near the floor. If your opener ignores the sensors or does not reverse, stop using it and call us. See opener installation.
HOAs and style rules. If you live in a planned community or a historic district, check style and color rules before you choose a new door. See new garage doors for styles.
City permits. Yarmouth is a town with its own Building Department at Town Hall, 1146 Route 28, South Yarmouth; the town's main number is 508-398-2231, according to a town page. We could not read the department's own page, so we could not confirm whether a garage door replacement or an opener swap needs a permit. Ask the department before the work through yarmouth.ma.us.
State rules. Massachusetts General Laws chapter 142A covers residential contracting (repair, alteration, renovation and improvement) on existing owner-occupied buildings of one to four units and bars contractors from working without a registration certificate, so the town's answer is the one that counts. Along Route 6A in Yarmouth Port, the Old King's Highway Regional Historic District reviews exterior changes; we could not confirm whether it reviews garage doors, so ask before you change one.

Yarmouth garage door repair: questions we hear
Is there garage door repair near me in Yarmouth?
Yes. Emil Garage Doors repairs garage doors in Yarmouth (ZIPs 02664, 02673 and 02675) and the neighborhoods next door. Call (617) 644-5527, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Yarmouth?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Yarmouth?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP codes do you serve in Yarmouth?
Yarmouth's street ZIP codes are 02664 for South Yarmouth, 02673 for West Yarmouth and 02675 for Yarmouth Port. Call us if you are not sure we reach your address.
Does Yarmouth require a permit to replace a garage door?
We could not confirm it. We could not read a town page that mentions garage doors, so call the town at 508-398-2231 and ask for the Building Department before a replacement, and tell us when you call so we can plan the visit.
Can I change my garage door on Route 6A in Yarmouth Port?
Ask first. A Yarmouth committee of the Old King's Highway Regional Historic District reviews exterior changes along Route 6A, and we could not confirm whether garage doors are covered. Check with the town before you order a new door.
Can a handyman fix a garage door?
A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.
How do I test my garage door's safety reverse and sensors?
Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
