Mostly detached houses from the 1970s, plus village homes and seasonal houses
According to the Census Bureau's 2020-2024 American Community Survey, Falmouth has about 22,400 housing units and the median home was built in 1973. About 84 percent are detached single-family houses, about 5 percent are in three- or four-unit buildings and about 5 percent are in buildings of five or more units. About 82 percent of households own their home. The Census counts about 7,500 more housing units than households, which includes vacant and seasonal homes, so many doors sit unused between visits and wear in the cold.
Wikipedia says Falmouth was settled in 1660, had homebuilding booms in the 1970s, 1980s and 1990s, and has seven historic districts, among them Falmouth Village Green, North Falmouth Village, Waquoit, West Falmouth Village, Woods Hole, Davisville and Quissett. It names the villages of East Falmouth, Teaticket, North Falmouth, West Falmouth, Woods Hole, Hatchville and Waquoit. We could not confirm whether a garage door is reviewed in a district, so ask the town before you change a door that faces a street there.
Tell us your street and village and whether the garage is attached or a separate building, and we book the soonest visit. We weigh and balance each door before choosing new springs.

What your garage door is telling you in Falmouth
A starting point. We confirm the cause on site.
| The door does this | Common cause | What we do |
|---|---|---|
| A loud bang from the garage | A torsion spring snapped | Replace both springs and balance the door |
| The door shakes or scrapes going up | Worn rollers, dry hinges or loose track bolts | Replace rollers, tighten the track and lubricate |
| The door stops partway and reverses | A blocked or misaligned sensor, or a force setting | Clean and realign the sensors and reset the force |
| Daylight shows under the door | A worn bottom seal or an uneven door | Replace the seal and level the door |
| The opener is slow or very noisy | An old chain or belt, or a worn motor | Service or replace the opener and test the safety reverse |
Do not run a door that is crooked or heavy.

What customers say
Real reviews from our Google listing, copied as the customers wrote them.
Emil responded to my request for service promptly. He scheduled service for the next day and showed up on time. He was friendly and polite. He Immediately identified the problems and fixed them effectively and efficiently. He showed resourcefulness in coming up with a used part for an old door opener control and in coming up with a practical solution for stabilizing the door connection to the opener. Price for the work was very fair. Great company !! Thank you!!Christina · Google review
"Our garage door broke this morning, which was less than ideal. We were certain that it would cost a fortune to get it repaired on a Sunday, assuming it could even happen, but we knew we had to try. I called several companies and only two returned my call. One said that while they could send someone out, it would cost considerably more than if we could wait until Monday. While I appreciated the honesty, again, I wanted it fixed today. The other was Emil Garage Doors. When I had called they said they would call back. I did get a call back from Emil, less than an hour later. Anyway, on to the service. He let me know that it would cost the same to come today or tomorrow, it didn't matter. WOW and WOW again! He said that he could head here in about an hour. Additionally, when I asked him the cost of the various things it could be, what he quoted me were prices that were what the other place wanted to charge me after the service call fee and the hiked up hourly rate for the Sunday call! Upon arrival, he looked at the door, told us a few things that he noticed, and in no way did he ever try to "up-sell" us something we didn't need. He told us our opener was what they use, and top of the line. He replaced the gear drive (maybe that's the name:)) and upgraded our rollers (that was a suggestion, but, one we totally understood and he in no way said we "needed" to). I think he was in and out in 45 minutes at most and our garage door is quieter than before by a TON (thank you rollers) and, more importantly, it works and nobody had to miss work on Monday to make it happen. Thank you so much...I can't recommend your company enough. "Pamela · Google review
Emil is delightful, knowledgeable, professional, and capable. He promised to make the process easy and he did. From our first contact Thursday mid-day through completion of the project Saturday at Noon, everything was 100% perfect, and we are extremely happy. We are amazed when we look outside and see our beautiful new door, so soon after searching on google. Emil and his company deserve 100 stars but we are limited to only 5Dawn · Google review
It went very well, with the job being completed in three days. We waited few months for the supply chain to kick in ( Covid related delays ) and finally deliver the products. It was so worth the wait. Great installers, Emil and his team are professional and friendly, too, and patient in answering questions.Rachel · Google review
We interviewed several popular companies and we found that their quality, price, and level of professionalism is unmatched!Cory · Google review

What Falmouth weather does to a garage door
Wikipedia's climate table for Falmouth (PRISM Climate Group, 1981-2010) gives a July average high near 79 degrees, a January average low near 21 degrees, about 49 inches of precipitation a year and about 30 inches of snow a season, and says about 19 percent of the town's area is water, with coast on both Vineyard Sound and Buzzards Bay. Salt air speeds rust on tracks, springs and fasteners, and cold stiffens seals.
CapeCod.com reported that in the nor'easter of October 26-27, 2021 two trailers were blown into a Falmouth roadway with no injuries reported, while more than 122,000 customers were without power across the Cape. Wind can bend a track or push a light door out of its frame, and in an outage the opener will not run, so know where the red manual release cord is.
Before winter, wipe the tracks, lubricate the rollers and hinges, and test the safety reverse. After a salty storm, rinse the bottom panel and the lower track.
- Know where the manual release is
- Rinse salt from the bottom panel
- Check tracks and panels after a storm

Opener safety, permits and design rules in Falmouth
Safety reverse and sensors. A home garage door opener sold in the United States has to reverse the door on contact and have photo-eye sensors or an equivalent entrapment protection device, under the federal Consumer Product Safety Commission standard (16 CFR part 1211). A door that closes on an object, or an opener with dead sensors, needs repair before further use. See opener installation.
Associations. Check any HOA or historic district rules before you order a new door, and see new garage doors for style options.
Town permits. Falmouth is a town with its own Inspectional Services at Town Hall, 59 Town Hall Square, and the town's e-permit system is linked from falmouthma.gov. We could not read a town page about garage doors or openers, so we could not confirm whether a replacement or an opener swap needs a permit. Ask the department before the work at falmouthma.gov.
State rules. Massachusetts General Laws chapter 142A covers residential contracting (repair, alteration, renovation and improvement) on existing owner-occupied buildings of one to four units and bars contractors from working without a registration certificate. The state building code lists work that needs no building permit but does not mention garage doors, so the town's answer is the one that counts. Historic districts. The town's Historical Commission page says work visible from a public way in a local historic district needs a Certificate of Appropriateness or administrative review before a building permit is issued. We could not confirm whether that covers a garage door, so check with the Commission if your house is in a district.

Falmouth garage door repair: questions we hear
Is there garage door repair near me in Falmouth?
Yes. Emil Garage Doors repairs garage doors in Falmouth (ZIP 02540) and the neighborhoods next door. Call (617) 644-5527, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Falmouth?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Falmouth?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP codes do you serve in Falmouth?
We serve Falmouth's street ZIP codes 02540, 02536 (East Falmouth), 02543 (Woods Hole) and 02556 (North Falmouth). Call us if you are not sure we reach your address.
Does Falmouth require a permit to replace a garage door?
We could not confirm it. We did not find a town page that mentions garage doors, so ask Inspectional Services at Town Hall before a replacement, and tell us when you call so we can plan the visit.
Can I change my garage door if my Falmouth house is in a historic district?
Ask first. The town's Historical Commission page says work visible from a public way in a local historic district needs review before a building permit. We could not confirm what it means for a garage door, so check with the Commission before you order a new door.
Can a handyman fix a garage door?
A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.
How do I test my garage door's safety reverse and sensors?
Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
