Snow, ice and long freezes

What Pittsfield winters do to a garage door

Wikipedia's 1991-2020 normals for Pittsfield Municipal Airport give a January mean daily high of 30.1 degrees and a July high of 79.3, with about 72.8 inches of snow and 44.2 inches of precipitation a year. The record low is -26 degrees, set in February 1943. Deep cold stiffens grease and weatherstripping and puts the heaviest load on springs and cables.

Road salt on winter streets corrodes cables, tracks, rollers and the bottom of a steel door, and ice at the threshold can freeze a door to the slab. A local report on the December 2008 ice storm put the peak at roughly 10,000 customers without power in Berkshire County. When the power is out, you need to know where your manual release is.

Before winter, wipe the tracks, lubricate the rollers and hinges, and test the safety reverse. After a storm, clear snow and ice from the threshold before you run the opener so it does not strain against a frozen door.

  • Clear ice from the threshold before opening
  • Rinse road salt off tracks and the door bottom
  • Know where the manual release is

Pittsfield homes

Older Berkshire housing, much of it built before 1950

According to the Census Bureau's 2020 count on Wikipedia, Pittsfield has 21,738 housing units and 9.3 percent of them were vacant. The 2019-2023 American Community Survey, as quoted by Census QuickFacts, shows 61.7 percent of homes owner-occupied and a median value of $233,700. A third-party site citing the same survey puts the median year built at 1950, so treat that figure as approximate. It still points to many doors and openers that are well past their first set of parts.

Wikipedia describes late 19th and early 20th century neighborhoods and many buildings on the National Register of Historic Places, with the Civil War monument in Park Square at the heart of downtown. A National Register listing alone does not regulate exterior changes, and we could not confirm a local historic district that covers homes, so ask the city if you are unsure.

Give us your cross street and the door size and we find the soonest open visit. Before we order springs we weigh the door, because the right spring depends on its weight.

  • Doors that stick after ice and snow
  • Wide two-car doors on later garages

Emil responded to my request for service promptly. He scheduled service for the next day and showed up on time. He was friendly and polite. He Immediately identified the problems and fixed them effectively and efficiently. He showed resourcefulness in coming up with a used part for an old door opener control and in coming up with a practical solution for stabilizing the door connection to the opener. Price for the work was very fair. Great company !! Thank you!!Christina · Google review

"Our garage door broke this morning, which was less than ideal. We were certain that it would cost a fortune to get it repaired on a Sunday, assuming it could even happen, but we knew we had to try. I called several companies and only two returned my call. One said that while they could send someone out, it would cost considerably more than if we could wait until Monday. While I appreciated the honesty, again, I wanted it fixed today. The other was Emil Garage Doors. When I had called they said they would call back. I did get a call back from Emil, less than an hour later. Anyway, on to the service. He let me know that it would cost the same to come today or tomorrow, it didn't matter. WOW and WOW again! He said that he could head here in about an hour. Additionally, when I asked him the cost of the various things it could be, what he quoted me were prices that were what the other place wanted to charge me after the service call fee and the hiked up hourly rate for the Sunday call! Upon arrival, he looked at the door, told us a few things that he noticed, and in no way did he ever try to "up-sell" us something we didn't need. He told us our opener was what they use, and top of the line. He replaced the gear drive (maybe that's the name:)) and upgraded our rollers (that was a suggestion, but, one we totally understood and he in no way said we "needed" to). I think he was in and out in 45 minutes at most and our garage door is quieter than before by a TON (thank you rollers) and, more importantly, it works and nobody had to miss work on Monday to make it happen. Thank you so much...I can't recommend your company enough. "Pamela · Google review

Emil is delightful, knowledgeable, professional, and capable. He promised to make the process easy and he did. From our first contact Thursday mid-day through completion of the project Saturday at Noon, everything was 100% perfect, and we are extremely happy. We are amazed when we look outside and see our beautiful new door, so soon after searching on google. Emil and his company deserve 100 stars but we are limited to only 5Dawn · Google review

It went very well, with the job being completed in three days. We waited few months for the supply chain to kick in ( Covid related delays ) and finally deliver the products. It was so worth the wait. Great installers, Emil and his team are professional and friendly, too, and patient in answering questions.Rachel · Google review

Rules to know

Opener safety, permits and design rules in Pittsfield

Safety reverse and sensors. A home garage door opener sold in the United States has to reverse the door on contact and have photo-eye sensors or an equivalent entrapment protection device, under the federal Consumer Product Safety Commission standard (16 CFR part 1211). A door that closes on an object, or an opener with dead sensors, needs repair before further use. See opener installation.

Associations. Check any HOA or historic district rules before you order a new door, and see new garage doors for style options.

City permits. Pittsfield is a city, so its rules come from the City of Pittsfield. The Building Inspectors Department is at 10 Fenn Street (accessible entrance at 100 North Street), phone 413-499-9440, and the city site is pittsfieldma.gov. The city's FAQ says a residential building permit applies to building, altering or repairing a garage on a one- or two-family property, lists replacing windows or doors among the work that likely needs a permit, and tells owners to call if unsure. No city page names garage doors, so we could not confirm whether a same-size door replacement needs one. Call the department before replacing a garage door. If your home is in a historic district, check with the city first; we could not confirm any local historic district that covers homes.

Massachusetts rules. The state building code is 780 CMR. Its list of work that needs no permit (section 105.2) does not name garage doors, and its exemption for ordinary repairs is left to the local building official. Opener wiring falls under the state electrical code, 527 CMR 12.00, enforced through the local wiring inspector, and we could not confirm whether an opener swap needs an electrical permit. Massachusetts requires home improvement contractors to register with the Office of Consumer Affairs and Business Regulation (M.G.L. c. 142A, 201 CMR 18.00). The state's chart lists door replacement for owner-occupied one- to four-family homes, but we could not confirm that it names garage doors, so ask any contractor about registration before you sign.

FAQ

Pittsfield garage door repair: questions we hear

Is there garage door repair near me in Pittsfield?

Yes. Emil Garage Doors repairs garage doors in Pittsfield (ZIP 01201) and the neighborhoods next door. Call (617) 644-5527, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.

What is the average price to repair a garage door in Pittsfield?

Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.

What is the most common garage door repair in Pittsfield?

Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.

How much is a service call for a garage door?

Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.

Is it cheaper to repair or replace a garage door?

A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.

Which ZIP code do you serve in Pittsfield?

Pittsfield's street-delivery ZIP code is 01201. The 01202 and 01203 codes are PO box codes inside it. Call us if you are not sure we reach your address, including streets near the Lanesborough, Dalton and Lenox lines.

Do you repair garage doors that freeze shut in Pittsfield winters?

Yes. Ice at the threshold, a stiff seal or a cold, tight spring can all keep a door from moving. Stop pulling on the opener if the door will not budge, because forcing it can break a cable or strip the opener's drive. We find the cause, explain it and quote the price before we start.

Do I need a permit to replace a garage door in Pittsfield?

We could not confirm a garage-door-specific rule. The city says building, altering or repairing a garage on a one- or two-family property needs a building permit and tells owners to call if unsure, so call the Building Inspectors Department at 413-499-9440 before a replacement.

Can a handyman fix a garage door?

A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.

How do I test my garage door's safety reverse and sensors?

Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
