I have been using them for few years. They are professional, reliable (especially in emergencies (springs breaking)), customer service is always polite and helpful, and their prices cannot be beat!!Deborah · Google review
Doesn't get any better than this guy! I have recently purchased a condo with a broken garage door opener. It was missing some brackets. I called them, and Emil came out promptly the next morning. On time! He was able to run back to his shop and get the bracket I needed. It took him less than an hour to complete the entire project! My garage door works great now. I said a little thank you to Emil as I opened my garage door late last night and drove in my garage. I would definitely call him again if I needed anything done with my garage door. Highly recommend, plus he's just a super nice guy, which the process so much easier. Thanks Emil!Winston · Google review
Emil Garage Doors are my GO TO business for all things related to garage door repair, replacement and door openers! Talk about the gold standard for superb professional courteous responsive customer service - these guys are always on time, their rates are very reasonable and IMO lowest in town, and their work is always quality - from spring replacements to extra FOB programming & delivery! The owner is the real deal and makes good on all promises - We love doing business with him and don't hesitate to refer this business to all. He's that good!Ryan · Google review
Called the office to let them know my issues and asked if we could get someone out to look at my door. Was told between 11-12...drove home from work at 11:05 and Emil was waiting and ready to get to work. Not knowing anything about how to fix a garage door, Emil did a great job explaining why I was having issues. Quoted a reasonable price (well at least what I thought was reasonable) and less than 40 minute later he had fixed the problem. Great customer service from intake of the call to fixing my door! If you need a garage door repair...support local business and give them your business, you won't be disappointed.Guadalupe · Google review
My garage door and opener were pretty banged up and not working properly. Emil Garage Doors came out, did a thorough evaluation of door and all it's parts. Even though the previous home owner rigged up the garage door opener with the wrong springs and parts, Emil repaired the door and saved us money by using some of the old parts. That kind of honesty will get 5 stars all day long. Thank you Emil Garage Doors for your great service.Bradford · Google review
I woke up to a loud crash when a tree in my front yard fell over and hit my garage door. Emil Garage Doors was able to give be a really good price on a new garage door. They uninstalled the old, damaged door and realigned the tracks the garage door connects to which had been damaged as well. The new door looks great and most importantly functions well. Thank you for going above and beyond in my time of need!Stuart · Google review

Triple-deckers, two-families and very little spare space
Somerville is one of the densest cities in New England, and its homes show it. According to the Census Bureau's 2020-2024 American Community Survey, about 28 percent of its 37,800 housing units are two-family houses, about 27 percent are three- or four-unit buildings, about 10 percent are detached houses, and about two thirds of households rent. The median home was built in 1938. Many addresses have no garage at all, but those that do are often a ground-level door under a two-family or triple-decker.
Press sources describe the triple-decker as a three-story wood-framed house with three stacked apartments, built for factory workers; Somerville made three-unit buildings legal as of right citywide in 2024. Wikipedia lists the squares and neighborhoods, among them Davis Square, Union Square, Winter Hill, Ball Square, Magoun Square, Spring Hill and Assembly Square. We found no historic district rules for Somerville, so ask the city if your house is near a landmark.
Tell us your address and which unit the garage belongs to, and we book the soonest visit. We weigh and balance each door before choosing new springs.

What your garage door is telling you in Somerville
A starting point. We confirm the cause on site.
| The door does this | Common cause | What we do |
|---|---|---|
| The door is heavy and will not stay up | A spring has lost tension or broken | Replace the springs as a set and rebalance the door |
| The door jumped off its track | A bent track or a broken roller | Straighten or replace the track, replace rollers, reset the door |
| The opener runs but nothing moves | A stripped gear, broken spring or a disconnected door | Test the opener, repair or replace the failed part |
| The door closes crooked | A stretched or slipped cable | Replace the cable and level the door |
| The remote works only close to the door | A weak battery, receiver or antenna | Replace the battery and test the receiver |
Do not run a door that is crooked or heavy.

What Somerville weather does to a garage door
Somerville has no weather table of its own that we could verify, so these are regional figures from Boston Logan Airport, about five miles away. The 1991-2020 normals show a July mean daily high near 82 degrees, a January mean daily low near 23 and about 49 inches of snow a year. Cold stiffens springs, cables and seals, and road salt eats at tracks and hardware.
On September 18, 2018, The Somerville Times reported that a fast-moving storm flooded basements and underpasses, closed the McGrath Highway underpass at Mystic Avenue for a time and trapped a car under the Washington Street bridge. A garage at basement level can take water in a storm like that, so keep the opener off until the door, motor and wiring are dry and checked.
Before winter, wipe the tracks, lubricate the rollers and hinges, and test the safety reverse. After a snowfall, clear the ice from the bottom of the door before you run the opener.
- Lubricate rollers and hinges before winter
- Check basement-level garages after heavy rain
- Clear ice from the bottom seal

Opener safety, permits and design rules in Somerville
Opener safety. Federal rules (the Consumer Product Safety Commission's standard for automatic residential garage door operators, 16 CFR part 1211) require openers made for homes to reverse the door when it meets an obstruction and to have a separate entrapment protection device, which on most openers is the pair of photo-eye sensors near the floor. If your opener ignores the sensors or does not reverse, stop using it and call us. See opener installation.
HOAs and style rules. If you live in a planned community or a historic district, check style and color rules before you choose a new door. See new garage doors for styles.
City permits. Somerville is a city with its own Inspectional Services Department, Building Division, at 1 Franey Road (617-625-6600). The city's summary says a permit must be secured before work begins and that ordinary repairs as defined in the building code, such as painting and tiling, do not need a building permit; it suggests calling the division to confirm. It does not mention doors, so we could not confirm whether a garage door replacement or an opener swap needs a permit. Call before the work or visit somervillema.gov/isd.
State rules. Massachusetts General Laws chapter 142A covers residential contracting (repair, alteration, renovation and improvement) on existing owner-occupied buildings of one to four units and bars contractors from working without a registration certificate. The state building code lists work that needs no building permit but does not mention garage doors, so the city's answer is the one that counts.

Somerville garage door repair: questions we hear
Is there garage door repair near me in Somerville?
Yes. Emil Garage Doors repairs garage doors in Somerville (ZIP 02143) and the neighborhoods next door. Call (617) 644-5527, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Somerville?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Somerville?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP codes do you serve in Somerville?
Somerville's street ZIP codes are 02143, 02144 and 02145. Call us if you are not sure we reach your address.
Do you repair garage doors under triple-deckers and two-families in Somerville?
Yes. Many Somerville garages are a single ground-level door under a two-family or triple-decker, and we repair them like any other. Tell us which unit the door belongs to, and ask your landlord first if you rent.
Does Somerville require a permit to replace a garage door?
We could not confirm it. The city's page exempts ordinary repairs but never mentions doors, so call the Inspectional Services Department at 617-625-6600 before a replacement.
Can a handyman fix a garage door?
A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.
How do I test my garage door's safety reverse and sensors?
Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
