What Weymouth weather does to a garage door

Weymouth has no weather table of its own that we could verify, so these are regional figures from Boston Logan Airport, about 12 miles away. The 1991-2020 normals show a July mean daily high near 82 degrees, a January mean daily low near 23, about 44 inches of precipitation and about 49 inches of snow a year. Cold stiffens springs, cables and weatherstripping, and snow packs the bottom seal.

The March 2018 nor'easter hit North Weymouth hard. The Patriot Ledger reported ocean surf over Wessagusset Road, River Street and Fort Point Road, water in basements, and about 9,200 customers, 36 percent of the town, without power at the worst. If water reaches garage level, keep the opener switched off until the door, motor and wiring are dry and checked.

Before winter, wipe the tracks, lubricate the rollers and hinges, and test the safety reverse. Near the shore, rinse salt off the bottom of the door and the lower tracks after a storm.

  • Lubricate rollers and hinges before winter
  • Rinse salt off tracks near the shore
  • Do not run the opener after a flood

Doesn't get any better than this guy! I have recently purchased a condo with a broken garage door opener. It was missing some brackets. I called them, and Emil came out promptly the next morning. On time! He was able to run back to his shop and get the bracket I needed. It took him less than an hour to complete the entire project! My garage door works great now. I said a little thank you to Emil as I opened my garage door late last night and drove in my garage. I would definitely call him again if I needed anything done with my garage door. Highly recommend, plus he's just a super nice guy, which the process so much easier. Thanks Emil!Winston · Google review

Called the office to let them know my issues and asked if we could get someone out to look at my door. Was told between 11-12...drove home from work at 11:05 and Emil was waiting and ready to get to work. Not knowing anything about how to fix a garage door, Emil did a great job explaining why I was having issues. Quoted a reasonable price (well at least what I thought was reasonable) and less than 40 minute later he had fixed the problem. Great customer service from intake of the call to fixing my door! If you need a garage door repair...support local business and give them your business, you won't be disappointed.Guadalupe · Google review

My garage door and opener were pretty banged up and not working properly. Emil Garage Doors came out, did a thorough evaluation of door and all it's parts. Even though the previous home owner rigged up the garage door opener with the wrong springs and parts, Emil repaired the door and saved us money by using some of the old parts. That kind of honesty will get 5 stars all day long. Thank you Emil Garage Doors for your great service.Bradford · Google review

I woke up to a loud crash when a tree in my front yard fell over and hit my garage door. Emil Garage Doors was able to give be a really good price on a new garage door. They uninstalled the old, damaged door and realigned the tracks the garage door connects to which had been damaged as well. The new door looks great and most importantly functions well. Thank you for going above and beyond in my time of need!Stuart · Google review

Rules to know

Opener safety, permits and design rules in Weymouth

Safety reverse and sensors. A home garage door opener sold in the United States has to reverse the door on contact and have photo-eye sensors or an equivalent entrapment protection device, under the federal Consumer Product Safety Commission standard (16 CFR part 1211). A door that closes on an object, or an opener with dead sensors, needs repair before further use. See opener installation.

Associations. Check any HOA or historic district rules before you order a new door, and see new garage doors for style options.

City permits. Weymouth is run by a mayor and council, and its Department of Municipal Licenses and Inspections handles building permits; the department page on weymouth.ma.us describes its mission as keeping the built environment safe and does not list permit types or mention doors or garage doors. We could not confirm whether a garage door replacement or an opener swap needs a permit, so ask the department before the work.

State rules. Massachusetts General Laws chapter 142A covers residential contracting (repair, alteration, renovation and improvement) on existing owner-occupied buildings of one to four units and requires contractors to be registered. The state building code lists work that needs no building permit but does not mention garage doors. We could not confirm any Weymouth historic district rule that covers garage doors.

FAQ

Weymouth garage door repair: questions we hear

Is there garage door repair near me in Weymouth?

Yes. Emil Garage Doors repairs garage doors in Weymouth (ZIP 02188) and the neighborhoods next door. Call (617) 644-5527, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.

What is the average price to repair a garage door in Weymouth?

Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.

What is the most common garage door repair in Weymouth?

Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.

How much is a service call for a garage door?

Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.

Is it cheaper to repair or replace a garage door?

A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.

Which ZIP codes do you serve in Weymouth?

Weymouth's street ZIP codes are 02188 (Weymouth Landing), 02189 (East Weymouth), 02190 (South Weymouth) and 02191 (North Weymouth). Call us if you are not sure we reach your address.

Does Weymouth require a permit to replace a garage door?

We could not confirm it. The town's department page does not mention garage doors, so call the Department of Municipal Licenses and Inspections before a replacement, and tell us when you call so we can plan the visit.

What should I do after a flood in North Weymouth?

Keep the opener switched off until the area is dry. Salt water and floodwater can damage the motor, the wiring and the sensors, so call us to inspect the door and opener before you use them.

Can a handyman fix a garage door?

A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.

How do I test my garage door's safety reverse and sensors?

Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
