Newer homes on the hills, from the late 2000s
According to the Census Bureau's 2020-2024 American Community Survey, Happy Valley has about 9,450 housing units and a median year built of 2009. About 70 percent are single-family detached houses, about 10 percent are attached, about 12 percent are in buildings of five or more units, and 78.9 percent of occupied homes are owner-occupied. Most doors and openers here are not old, but a door that opens a few times a day can still wear out its first set of springs.
Wikipedia says the city was incorporated in 1965 and grew rapidly from the late 1990s, and that it sits about 13 miles southeast of downtown Portland. Mount Scott, an extinct volcano and the city's high point at 1,050 feet, and Scouters Mountain are inside the city. After Damascus voted to disincorporate in 2016, Happy Valley accepted the voluntary annexation of more than 1,000 acres, mostly in the west. We could not verify building materials, door types or homeowner association rules, so tell us what your door looks like when you call.

What Happy Valley weather does to a garage door
Happy Valley has no NOAA station of its own, so we use the nearest ones, Portland WFO and Oregon City. From NOAA's 1991-2020 normals, the July high is near 82 to 84 degrees, the January low is near 36 to 37, and about 29 to 30 nights a year are at or below 32. Those stations get about 44 to 45 inches of precipitation a year, and Wikipedia gives Happy Valley about 48, mostly from November through March. That much damp rusts springs, cables, tracks and hinges and wears bottom seals.
Extremes come from the whole Portland area, not Happy Valley alone. Portland reached 116 degrees on June 28, 2021 during the heat dome, according to Wikipedia, and OPB reported that the February 12 to 14, 2021 ice storm left more than 350,000 residents of the Portland region without power at the peak. We could not confirm a Happy Valley outage count. When the power fails, the opener will not lift the door, so know where your red manual-release cord is.
Before winter, wipe the tracks, lubricate the rollers and hinges, and test the safety reverse. After a freeze or a hot spell, watch how smoothly the door runs and call us if it shakes or stalls.
- Know where the manual release is
- Lubricate rollers and hinges twice a year
- Check the bottom seal after wet winters

I woke up to a loud crash when a tree in my front yard fell over and hit my garage door. Emil Garage Doors was able to give be a really good price on a new garage door. They uninstalled the old, damaged door and realigned the tracks the garage door connects to which had been damaged as well. The new door looks great and most importantly functions well. Thank you for going above and beyond in my time of need!Stuart · Google review
They were able to come within a few hours of my call. Another company could only give me a 4 hour window of arrival time the next day, but these guys was able to give me a 2 hour window the same day. One the guys called before arriving. He was friendly and competent in explaining the problem and our options. I was so grateful he had replacement springs and was able to fix our garage door in less than an hour.David · Google review
Not paying attention I closed the garage door on a pipe laying in the track. Needless to say it did some damage even though the automatic reverse opened the door back up. Emailed what happened on Sunday evening. Appointment with quote provided in just a few minutes and appointment confirmed. Once again they arrived on time. Completed repairs quickly and for less then the quote. Cleaned up like they were never there. I highly recommend them and will continue to use them for my garage door repairs.Carroll · Google review
Technician showed up on time, assessed our issue & presented replacement options. He proceeded to install new equipment during the same visit and everything was finished in less than two hours. We were impressed with the performance of our tech. It’s easy for us to recommend this company.Kathleen · Google review
The replacement of my broken spring was done quickly and professionaly. I was also provided an explanation on why the tension was set as it was. I was called in advance to be informed of the arrival time. Great job as it has been in the pastFrancine · Google review
My garage door spring broke the other evening and I was unable to open my door. I contacted them first thing the next day. They were able to give me an appointment for later in that day. The service technician called prior to arrival as promised & arrived shortly afterwards. He recommended some additional service to the door in addition to the springs which I accepted. The door was repaired in less than 2 hours & now works better than ever. Thank youBrandi · Google review

Opener safety. The federal standard for residential garage door operators (Consumer Product Safety Commission, 16 CFR part 1211) calls for automatic reversing and entrapment protection such as photo-eye sensors. If yours stopped working, we test the reverse and the sensors and repair or replace what failed. See opener installation.
Design rules. Planned communities and historic districts can limit door style and color. Ask before you choose a new door: new garage doors.
City permits. Happy Valley is its own city. The Building Division is at 16000 SE Misty Drive, phone 503-783-3800, and permits are applied for through the city's HV Works site at hvworks.com. The division's page does not name garage doors, door replacements or openers, so we could not confirm whether a garage door replacement or an opener swap needs a permit. Ask the Building Division before you order. See happyvalleyor.gov.
State rules. Oregon law (ORS 455.310) says repairs and maintenance on a single-family home and its private garage should not need permits or fees, and the state's exempt list includes door and window replacements, as long as the work does not harm the structure. Oregon also requires a Construction Contractors Board license for most repair and alteration work done for pay on residential property. We could not confirm which license class covers garage door work. You can check any contractor's license and bond at search.ccb.state.or.us or call the board at 503-378-4621.

Happy Valley garage door repair: questions we hear
Is there garage door repair near me in Happy Valley?
Yes. Emil Garage Doors repairs garage doors in Happy Valley (ZIP 97086) and the neighborhoods next door. Call (503) 974-8815, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Happy Valley?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Happy Valley?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP code do you serve in Happy Valley?
Happy Valley's main street ZIP code is 97086, and some addresses use 97015 or 97089. Call us if you are not sure we reach your address.
Do I need a permit to replace a garage door in Happy Valley?
The Building Division's page does not name garage doors, so we could not confirm it. Call the Building Division at 503-783-3800 before you order.
Do you service homes in the hills and the newer western areas?
Yes. We serve homes across Happy Valley, from the hills around Mount Scott to the areas annexed in the west. Tell us your cross street when you call and we book the soonest visit.
Can a handyman fix a garage door?
A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.
How do I test my garage door's safety reverse and sensors?
Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
