Called the office to let them know my issues and asked if we could get someone out to look at my door. Was told between 11-12...drove home from work at 11:05 and Emil was waiting and ready to get to work. Not knowing anything about how to fix a garage door, Emil did a great job explaining why I was having issues. Quoted a reasonable price (well at least what I thought was reasonable) and less than 40 minute later he had fixed the problem. Great customer service from intake of the call to fixing my door! If you need a garage door repair...support local business and give them your business, you won't be disappointed.Guadalupe · Google review
My garage door and opener were pretty banged up and not working properly. Emil Garage Doors came out, did a thorough evaluation of door and all it's parts. Even though the previous home owner rigged up the garage door opener with the wrong springs and parts, Emil repaired the door and saved us money by using some of the old parts. That kind of honesty will get 5 stars all day long. Thank you Emil Garage Doors for your great service.Bradford · Google review
I woke up to a loud crash when a tree in my front yard fell over and hit my garage door. Emil Garage Doors was able to give be a really good price on a new garage door. They uninstalled the old, damaged door and realigned the tracks the garage door connects to which had been damaged as well. The new door looks great and most importantly functions well. Thank you for going above and beyond in my time of need!Stuart · Google review
They were able to come within a few hours of my call. Another company could only give me a 4 hour window of arrival time the next day, but these guys was able to give me a 2 hour window the same day. One the guys called before arriving. He was friendly and competent in explaining the problem and our options. I was so grateful he had replacement springs and was able to fix our garage door in less than an hour.David · Google review
Not paying attention I closed the garage door on a pipe laying in the track. Needless to say it did some damage even though the automatic reverse opened the door back up. Emailed what happened on Sunday evening. Appointment with quote provided in just a few minutes and appointment confirmed. Once again they arrived on time. Completed repairs quickly and for less then the quote. Cleaned up like they were never there. I highly recommend them and will continue to use them for my garage door repairs.Carroll · Google review

Houses from before 1960, 1970s ranches and a large rental market
According to the Census Bureau's 2020-2024 American Community Survey, Klamath Falls has about 10,000 housing units. About 66 percent are single-family detached houses, about 14 percent are in buildings of two to four units, about 15 percent are in buildings of five or more units and about 3 percent are mobile homes. The median year built is 1965, about 46 percent of homes date from before 1960 and about 24 percent from 1960 to 1979, and about 51 percent of occupied homes are rented, so original springs and openers are common.
Wikipedia says 13 Klamath Falls sites are on the National Register of Historic Places, and older reports describe geothermal wells that heat hundreds of buildings in town, including homes. We could not verify any historic review or homeowner association rules for garage doors, so ask the county, the city or your association before you change a door.
Tell us your cross street and whether the door is a single, a double or a pair. We book the soonest visit and weigh the door before we pick springs.
- Original springs and openers on older homes
- Doors on houses built before 1960
- Rental homes where the door gets daily use

What your garage door is telling you in Klamath Falls
A starting point. We confirm the cause on site.
| The door does this | Common cause | What we do |
|---|---|---|
| Slams down or will not lift | A broken torsion spring | Replace the spring set, balance the door, test the safety reverse |
| Opener hums but the door stays put | A broken spring or a disconnected trolley | Find which one failed, then repair and rebalance |
| One side hangs lower than the other | A slipped or snapped lift cable | Replace the cable, check the drum and level the door |
| Loud grinding or rattling | Dry or worn rollers, loose hinges | Replace rollers and hinges, lubricate and tighten |
| Reverses before it reaches the floor | Misaligned or dirty safety sensors | Clean and realign the sensors, test the reverse |
Do not run a door that is crooked or heavy.

What Klamath Falls weather does to a garage door
NOAA's 1991-2020 normals for Klamath Falls International Airport, about 5 miles south-east of the city, show average highs of about 41 degrees in January and about 86 in July, roughly 184 nights a year at or below 32 degrees, about 50 nights at or below 20 degrees and only about 11 inches of precipitation. Wikipedia gives about 32 to 36 inches of snow a year. Long freezes stiffen lubricant and bottom seals and make springs and cables work harder.
On September 20, 1993 a series of earthquakes struck near Klamath Falls and damaged many downtown buildings, according to Wikipedia, and in January 2024 Klamath County schools closed for a winter storm, according to local news. We found no Klamath Falls-only outage record. When the power fails the opener will not lift the door, so know where your manual release is.
Before winter, wipe the tracks, lubricate the rollers and hinges, check the bottom seal for gaps and test the safety reverse. After a snowfall, clear ice from the threshold before you run the opener.
- Lubricate rollers and hinges before the first freeze
- Check bottom seals before winter
- Know where the manual release is

Opener safety, permits and design rules in Klamath Falls
Opener safety. The federal standard for residential garage door operators (Consumer Product Safety Commission, 16 CFR part 1211) calls for automatic reversing and entrapment protection such as photo-eye sensors. If yours stopped working, we test the reverse and the sensors and repair or replace what failed. See opener installation.
Design rules. Planned communities and historic districts can limit door style and color. Ask before you choose a new door: new garage doors.
City and county permits. Klamath Falls is its own city, but a search summary of the city code says the Klamath County Building Division generally administers the building code inside the city, while the city handles zoning, business licenses and fire safety. City Hall is at 500 Klamath Avenue, phone 541-883-5316. Third-party listings give two different phone numbers for the permit offices, so confirm which office covers your address. Nothing we found names garage doors, door replacement or openers, so we could not confirm whether a garage door replacement needs a permit. Ask the city or the county building division before the work. See klamathfalls.city.
State rules. Oregon law (ORS 455.310) says upkeep on a single-family home and its private garage should not need permits or fees if it does not conflict with structural and fire and life-safety provisions, and it lets the state exempt items such as door and window replacements. Oregon also requires a Construction Contractors Board license for most repair and alteration work done for pay on residential property. We could not confirm which license class covers garage door work. You can check any contractor's license and bond at search.ccb.state.or.us or call the board at 503-378-4621.

Klamath Falls garage door repair: questions we hear
Is there garage door repair near me in Klamath Falls?
Yes. Emil Garage Doors repairs garage doors in Klamath Falls (ZIP 97601) and the neighborhoods next door. Call (503) 974-8815, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Klamath Falls?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Klamath Falls?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP codes do you serve in Klamath Falls?
Klamath Falls uses ZIP codes 97601 and 97603; 97602 is a PO box. Call us if you are not sure we reach your address, for example on the edge of town toward Altamont.
Do I need a permit to replace a garage door in Klamath Falls?
We could not confirm that. The pages we could read do not name garage doors, so call City Hall at 541-883-5316 and ask which office covers your address before you order. Changing the header or the size of the opening is a structural change.
Do you service garage doors in Altamont and Keno as well as Klamath Falls?
Yes. Altamont is a short drive south-east of the city, and we also serve Keno, Merrill and Bonanza. Tell us the town and your cross street when you call so we can plan the visit.
Can a handyman fix a garage door?
A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.
How do I test my garage door's safety reverse and sensors?
Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
