Houses from before 1960, 1970s ranches and new streets
According to the Census Bureau's 2020-2024 American Community Survey, Ashland has about 11,500 housing units. About 58 percent are single-family detached houses, about 13 percent are attached homes, about 18 percent are in buildings of five or more units and only about 1 percent are mobile homes. The median year built is 1979, about a quarter of homes date from before 1960 and about a quarter from the 1960s and 1970s, so original doors, springs and openers are common.
According to Wikipedia, Ashland has four National Register historic districts (Downtown, Siskiyou-Hargadine, Railroad and Skidmore Academy) and 59 individually listed structures, and it is home to Lithia Park and Southern Oregon University. We could not verify any historic review or homeowner association rules for garage doors, so ask the city or your association before you change a door.
Give us your cross street and say whether the door is a single, a double or a pair. We book the soonest visit and balance the door on site before we choose new springs.

What Ashland weather does to a garage door
NOAA's 1991-2020 normals for the Ashland station show average highs of about 49 degrees in January and about 88 in July, roughly 115 nights a year at or below 32 degrees and about 19.5 inches of precipitation, with very little snow. Hot dry summers bake paint, seals and lubricant, and cold winter mornings stiffen the bottom seal and the rollers.
According to news reports, the Almeda Drive fire of September 8, 2020 began in north Ashland and was driven north through Talent and Phoenix by strong wind, and Wikipedia records 112 degrees in Ashland on June 29, 2021. We found no Ashland-only outage or smoke figures. When the power fails the opener will not lift the door, so know where your manual release is.
Before summer, wipe the tracks, lubricate the rollers and hinges, and check the bottom seal for cracks. After a smoky stretch or a hot spell, wipe the safety sensors and look at the tracks before you run the opener.
- Check bottom seals after the hot season
- Wipe sensors after smoky days

Great company to use for garage door work. Came out promptly, over a weekend when I could not get others to respond. Efficient work, very knowledgeable, very friendly. I would not hesitate to contact them first the next time I need service.Courtney · Google review
Incredible honest work. Emil took care of all the repairs needed in order for my garage door to work again. I know I need a new garage door but I can't afford it right now this company was nice enough to fix it instead of hounding me for more money to get a new door. Emil was so nice that he even provided me a price. I was so happy he said I could call him when I had the money and he would honor me the price. amazing company to reach out to.Jasmine · Google review

I have been using them for few years. They are professional, reliable (especially in emergencies (springs breaking)), customer service is always polite and helpful, and their prices cannot be beat!!Deborah · Google review
Doesn't get any better than this guy! I have recently purchased a condo with a broken garage door opener. It was missing some brackets. I called them, and Emil came out promptly the next morning. On time! He was able to run back to his shop and get the bracket I needed. It took him less than an hour to complete the entire project! My garage door works great now. I said a little thank you to Emil as I opened my garage door late last night and drove in my garage. I would definitely call him again if I needed anything done with my garage door. Highly recommend, plus he's just a super nice guy, which the process so much easier. Thanks Emil!Winston · Google review

Safety reverse and sensors. A home garage door opener sold in the United States has to reverse the door on contact and have photo-eye sensors or an equivalent entrapment protection device, under the federal Consumer Product Safety Commission standard (16 CFR part 1211). A door that closes on an object, or an opener with dead sensors, needs repair before further use. See opener installation.
Associations. Check any HOA or historic district rules before you order a new door, and see new garage doors for style options.
City permits. Ashland is its own city, so its rules come from the City of Ashland. The Building Division is at 51 Winburn Way, phone 541-488-5305, and the city's document center lists sheets on when electrical, mechanical, plumbing and structural permits are needed. We could not read those sheets, and nothing we found names garage doors, door replacement or openers, so we could not confirm whether a garage door replacement needs a permit. Ask the Building Division before the work, especially if the header or the opening will change. See ashlandoregon.gov.
State rules. Oregon law (ORS 455.310) says upkeep on a single-family home and its private garage should not need permits or fees if it does not conflict with structural and fire and life-safety provisions, and it lets the state exempt items such as door and window replacements. Oregon also requires a Construction Contractors Board license for most repair and alteration work done for pay on residential property. We could not confirm which license class covers garage door work. You can check any contractor's license and bond at search.ccb.state.or.us or call the board at 503-378-4621.

Ashland garage door repair: questions we hear
Is there garage door repair near me in Ashland?
Yes. Emil Garage Doors repairs garage doors in Ashland (ZIP 97520) and the neighborhoods next door. Call (503) 974-8815, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Ashland?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Ashland?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP code do you serve in Ashland?
Ashland uses ZIP code 97520. Call us if you are not sure we reach your address, for example on the edge of the city toward Talent.
Do I need a permit to replace a garage door in Ashland?
We could not confirm that. The pages we could read do not name garage doors, so call the Building Division at 541-488-5305 before you order. Changing the header or the size of the opening is a structural change.
Do you service garage doors in Talent, Phoenix and Medford as well as Ashland?
Yes. Talent and Phoenix lie to the north-west of Ashland and Medford a little farther, and we serve them all. Tell us the town and your cross street when you call so we can plan the visit.
Can a handyman fix a garage door?
A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.
How do I test my garage door's safety reverse and sensors?
Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
