Called the office to let them know my issues and asked if we could get someone out to look at my door. Was told between 11-12...drove home from work at 11:05 and Emil was waiting and ready to get to work. Not knowing anything about how to fix a garage door, Emil did a great job explaining why I was having issues. Quoted a reasonable price (well at least what I thought was reasonable) and less than 40 minute later he had fixed the problem. Great customer service from intake of the call to fixing my door! If you need a garage door repair...support local business and give them your business, you won't be disappointed.Guadalupe · Google review
My garage door and opener were pretty banged up and not working properly. Emil Garage Doors came out, did a thorough evaluation of door and all it's parts. Even though the previous home owner rigged up the garage door opener with the wrong springs and parts, Emil repaired the door and saved us money by using some of the old parts. That kind of honesty will get 5 stars all day long. Thank you Emil Garage Doors for your great service.Bradford · Google review
I woke up to a loud crash when a tree in my front yard fell over and hit my garage door. Emil Garage Doors was able to give be a really good price on a new garage door. They uninstalled the old, damaged door and realigned the tracks the garage door connects to which had been damaged as well. The new door looks great and most importantly functions well. Thank you for going above and beyond in my time of need!Stuart · Google review
They were able to come within a few hours of my call. Another company could only give me a 4 hour window of arrival time the next day, but these guys was able to give me a 2 hour window the same day. One the guys called before arriving. He was friendly and competent in explaining the problem and our options. I was so grateful he had replacement springs and was able to fix our garage door in less than an hour.David · Google review
Not paying attention I closed the garage door on a pipe laying in the track. Needless to say it did some damage even though the automatic reverse opened the door back up. Emailed what happened on Sunday evening. Appointment with quote provided in just a few minutes and appointment confirmed. Once again they arrived on time. Completed repairs quickly and for less then the quote. Cleaned up like they were never there. I highly recommend them and will continue to use them for my garage door repairs.Carroll · Google review

The Jackson County seat, with homes from the mid-1980s
According to the Census Bureau's 2020-2024 American Community Survey, Medford has about 36,600 housing units and a median year built of 1984. About 64 percent are single-family detached houses, about 4 percent are attached, about 11 percent are in buildings of two to four units, about 17 percent are in buildings of five or more units, about 3 percent are mobile homes, and 56.3 percent of occupied homes are owner-occupied. A door from 1984 has had more than 40 years of daily cycles, well past the life of a standard spring.
Wikipedia says Medford was named in 1883, became the Jackson County seat in 1927, and has Roxy Ann Peak, with its 1,740-acre Prescott Park, on the east side and the Bear Creek Greenway and Bear Creek Park in the south. What Medford weather does to a garage door
NOAA's Medford airport station, inside the city, shows 1991-2020 normals with a July high near 92 degrees, a January low near 33, about 61 days a year at or above 90 and about 11 at or above 100, about 64 nights at or below 32, and only about 18 inches of precipitation a year. Hot afternoons in a closed garage strain opener motors and dry out weatherstripping and lubricant, and the swing between warm days and cold nights works the springs.
Wikipedia says Medford sits in a rain shadow, is drier and sunnier than the Willamette Valley, saw a record 115 degrees on June 28, 2021, and has winter temperature inversions that can bring thick fog and poor air quality for weeks. Snow averages about 3 inches a year and melts quickly. With so little rain, wear comes from heat and thermal cycling more than from rust.
In spring, wipe the tracks and lubricate the rollers and hinges. Before summer, test the safety reverse and check the weatherstripping.
- Lubricate rollers and hinges twice a year
- Test the safety reverse before summer
- Check the weatherstripping in spring

Opener safety, permits and design rules in Medford
Opener safety. Federal rules (the Consumer Product Safety Commission's standard for automatic residential garage door operators, 16 CFR part 1211) require openers made for homes to reverse the door when it meets an obstruction and to have a separate entrapment protection device, which on most openers is the pair of photo-eye sensors near the floor. If your opener ignores the sensors or does not reverse, stop using it and call us. See opener installation.
HOAs and style rules. If you live in a planned community or a historic district, check style and color rules before you choose a new door. See new garage doors for styles.
City permits. Medford is its own city. The Building Safety page lists replacing windows or doors of the same exact size as work that needs no permit, and new window or door openings, or enlarging an opening, as work that needs one. It does not mention garage doors or openers, so we could not confirm whether a garage door replacement or an opener swap needs a permit. Building Safety is at 411 W 8th Street, phone 541-774-2000, email Building@cityofmedford.org. Ask before you order. See medfordoregon.gov.
State rules. Oregon law (ORS 455.310) says repairs and maintenance on a single-family home and its private garage should not need permits or fees, and the state's exempt list includes door and window replacements, as long as the work does not violate the intent of the structural and fire and life safety rules. Oregon's Construction Contractors Board says a license is required for any construction business that advertises, offers or bids construction, remodeling or repair work. We could not confirm which license class covers garage door work. You can check any contractor's license at search.ccb.state.or.us or call the board at 503-378-4621.

Medford garage door repair: questions we hear
Is there garage door repair near me in Medford?
Yes. Emil Garage Doors repairs garage doors in Medford (ZIPs 97501 and 97504) and the neighborhoods next door. Call (503) 974-8815, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Medford?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Medford?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP codes do you serve in Medford, Oregon?
Medford's main street ZIP codes are 97501 and 97504, and 97502 is shared with Central Point. Call us if you are not sure we reach your address.
Do I need a permit to replace a garage door in Medford?
The city lists same-size door replacement as needing no permit but says nothing about garage doors, so we could not confirm it. A wider or taller opening does need a permit. Call Building Safety at 541-774-2000 before you order, and ask about an electrical permit if an opener needs new wiring.
Do you also come out to Phoenix, Talent and Jacksonville?
Yes. Tell us your address when you call and we confirm that we reach it and book the soonest visit.
Can a handyman fix a garage door?
A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.
How do I test my garage door's safety reverse and sensors?
Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
