A fast-growing city of newer houses and small multi-unit buildings
According to the Census Bureau's 2024 five-year American Community Survey, Alton has about 6,000 housing units. About 63 percent are single-family detached houses, about 21 percent are small buildings of two to four units, and only about 5 percent are mobile homes. Owners live in about 55 percent of occupied homes and renters in about 45 percent. The median year built is 2006, so many original doors and openers are 15 to 20 years old.
Wikipedia says Alton grew from 4,384 people in 2000 to 18,198 in 2020 and was founded around 1910 by settlers from Alton, Illinois. Most of the city is in Mission CISD. Rental buildings and landlords sometimes need a quick fix on a shared or small door, so tell us if you manage more than one address.
Tell us your cross street and whether the door is a single, a double or a pair, and we book the soonest visit. We weigh and balance each door before choosing new springs.

What Alton weather does to a garage door
Alton has no weather station of its own. At McAllen Miller International Airport, about 10 miles south-east, the 1991-2020 normals give a July mean daily high of 98.5 degrees, a January mean daily low of 52.7 and about 22 inches of rain a year. Heat that long wears springs and cables and bakes the oil out of rollers.
The National Weather Service listed Alton among the places with street flooding during Hurricane Hanna in July 2020, when stations a few miles south in the Mission area recorded 12 to 14 inches over five days. In the June 2018 flood, emergency management reported ongoing water rescues in Alton on the morning of June 21. Floodwater that reaches the bottom seal or a low opener can rust parts and ruin the motor.
Twice a year, wipe the tracks, lubricate the rollers and hinges, and test the safety reverse. After heavy rain, check the bottom seal and the track before you run the opener.
- Lubricate rollers and hinges twice a year
- Check the bottom seal after heavy rain
- Know where the manual release is

My garage door spring broke the other evening and I was unable to open my door. I contacted them first thing the next day. They were able to give me an appointment for later in that day. The service technician called prior to arrival as promised & arrived shortly afterwards. He recommended some additional service to the door in addition to the springs which I accepted. The door was repaired in less than 2 hours & now works better than ever. Thank youBrandi · Google review
Great to work with, gave us good advise and very knowledgeable with garage door springs . We could not find anyone to do our repair ASAP as it was a small project, but that did not matter to them. They traveled 2 hours to get the work done. Tech who did our repair was very personable, fast and did an excellent job.Theresa · Google review
I was really happy with the work Emil did for me. He was a responsive communicator, arrived on time, and did a quality job on the repair I needed. I would hire him again without hesitation.Serenity · Google review
Technician, Emil, was prompt and efficient to identify and fix the issues with our garage door. Rest assured that I won’t hesitate to call these folks if repair is needed.MeMee · Google review
Emil responded to my request for service promptly. He scheduled service for the next day and showed up on time. He was friendly and polite. He Immediately identified the problems and fixed them effectively and efficiently. He showed resourcefulness in coming up with a used part for an old door opener control and in coming up with a practical solution for stabilizing the door connection to the opener. Price for the work was very fair. Great company !! Thank you!!Christina · Google review
"Our garage door broke this morning, which was less than ideal. We were certain that it would cost a fortune to get it repaired on a Sunday, assuming it could even happen, but we knew we had to try. I called several companies and only two returned my call. One said that while they could send someone out, it would cost considerably more than if we could wait until Monday. While I appreciated the honesty, again, I wanted it fixed today. The other was Emil Garage Doors. When I had called they said they would call back. I did get a call back from Emil, less than an hour later. Anyway, on to the service. He let me know that it would cost the same to come today or tomorrow, it didn't matter. WOW and WOW again! He said that he could head here in about an hour. Additionally, when I asked him the cost of the various things it could be, what he quoted me were prices that were what the other place wanted to charge me after the service call fee and the hiked up hourly rate for the Sunday call! Upon arrival, he looked at the door, told us a few things that he noticed, and in no way did he ever try to "up-sell" us something we didn't need. He told us our opener was what they use, and top of the line. He replaced the gear drive (maybe that's the name:)) and upgraded our rollers (that was a suggestion, but, one we totally understood and he in no way said we "needed" to). I think he was in and out in 45 minutes at most and our garage door is quieter than before by a TON (thank you rollers) and, more importantly, it works and nobody had to miss work on Monday to make it happen. Thank you so much...I can't recommend your company enough. "Pamela · Google review

Opener safety, permits and design rules in Alton
Opener safety. The federal standard for residential garage door operators (Consumer Product Safety Commission, 16 CFR part 1211) calls for automatic reversing and entrapment protection such as photo-eye sensors. If yours stopped working, we test the reverse and the sensors and repair or replace what failed. See opener installation.
Design rules. Planned communities and historic districts can limit door style and color. Ask before you choose a new door: new garage doors.
City permits. Alton is its own city, so its rules come from the City of Alton. The city's Unified Development Code, Section 2.11.2, says anyone who wants to alter or repair a building or structure must first apply to the Building Official for a permit. It does not name garage doors or openers and lists no exemption for small repairs, so we could not confirm whether a garage door replacement needs one. The city's 2023 commercial application checklist lists a Building Division inspections line at 956-432-0771; confirm the number with the city before you call. The code also asks for a floodplain checklist with a permit application where it applies.
Texas rules. We found no Texas statewide license for garage door contractors. The Texas Department of Public Safety says installing garage door or electric gate openers needs no DPS license unless the opener is tied to an alarm system or can monitor or log who comes and goes. Hidalgo County is not on the Texas Department of Insurance list of designated catastrophe area counties, so the coastal windstorm certificate does not apply here. We could not read the department's current map, which is an image, so we go by the county list.

Alton garage door repair: questions we hear
Is there garage door repair near me in Alton?
Yes. Emil Garage Doors repairs garage doors in Alton (ZIP 78573) and the neighborhoods next door. Call (214) 382-3772, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Alton?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Alton?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP code do you serve in Alton?
Alton uses ZIP code 78573, which is shared with Palmhurst and parts of Mission. Call us if you are not sure we reach your address.
Do you repair garage doors for landlords and small apartment buildings in Alton?
Yes. Alton has many small buildings of two to four units. Tell us how many doors and addresses there are and what each one does, and we plan the visits together.
Do I need a permit to replace a garage door in Alton?
We could not confirm that. The city's development code requires a permit to alter or repair a building but does not mention garage doors, so call the Building Official before the work.
Can a handyman fix a garage door?
A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.
How do I test my garage door's safety reverse and sensors?
Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
