What Arlington weather does to a garage door

Wikipedia's climate table gives Arlington a mean July high of 94.4 degrees and a mean January low of 34.3, with about 40 inches of precipitation a year. Summer heat wears springs, cables and seals, and a hard freeze stiffens lubricant on rollers and hinges.

Severe weather usually peaks in April and May. On the night of November 24, 2020, the National Weather Service confirmed an EF2 tornado in Arlington, and the city reported damage to some homes, businesses and at least four apartment complexes. Wind bends tracks and pushes doors out of the frame, and hail dents steel panels. The February 2021 winter storm caused the largest power outage in Texas history, so find your manual release.

Twice a year, wipe the tracks, lubricate the rollers and hinges, and test the safety reverse. After a storm, look for bent track sections and dented panels before you run the opener.

  • Check tracks and panels after storms
  • Lubricate rollers and hinges twice a year
  • Know where the manual release is

My garage door spring broke the other evening and I was unable to open my door. I contacted them first thing the next day. They were able to give me an appointment for later in that day. The service technician called prior to arrival as promised & arrived shortly afterwards. He recommended some additional service to the door in addition to the springs which I accepted. The door was repaired in less than 2 hours & now works better than ever. Thank youBrandi · Google review

Great to work with, gave us good advise and very knowledgeable with garage door springs . We could not find anyone to do our repair ASAP as it was a small project, but that did not matter to them. They traveled 2 hours to get the work done. Tech who did our repair was very personable, fast and did an excellent job.Theresa · Google review

Technician, Emil, was prompt and efficient to identify and fix the issues with our garage door. Rest assured that I won’t hesitate to call these folks if repair is needed.MeMee · Google review

Emil responded to my request for service promptly. He scheduled service for the next day and showed up on time. He was friendly and polite. He Immediately identified the problems and fixed them effectively and efficiently. He showed resourcefulness in coming up with a used part for an old door opener control and in coming up with a practical solution for stabilizing the door connection to the opener. Price for the work was very fair. Great company !! Thank you!!Christina · Google review

"Our garage door broke this morning, which was less than ideal. We were certain that it would cost a fortune to get it repaired on a Sunday, assuming it could even happen, but we knew we had to try. I called several companies and only two returned my call. One said that while they could send someone out, it would cost considerably more than if we could wait until Monday. While I appreciated the honesty, again, I wanted it fixed today. The other was Emil Garage Doors. When I had called they said they would call back. I did get a call back from Emil, less than an hour later. Anyway, on to the service. He let me know that it would cost the same to come today or tomorrow, it didn't matter. WOW and WOW again! He said that he could head here in about an hour. Additionally, when I asked him the cost of the various things it could be, what he quoted me were prices that were what the other place wanted to charge me after the service call fee and the hiked up hourly rate for the Sunday call! Upon arrival, he looked at the door, told us a few things that he noticed, and in no way did he ever try to "up-sell" us something we didn't need. He told us our opener was what they use, and top of the line. He replaced the gear drive (maybe that's the name:)) and upgraded our rollers (that was a suggestion, but, one we totally understood and he in no way said we "needed" to). I think he was in and out in 45 minutes at most and our garage door is quieter than before by a TON (thank you rollers) and, more importantly, it works and nobody had to miss work on Monday to make it happen. Thank you so much...I can't recommend your company enough. "Pamela · Google review

Rules to know

Opener safety, permits and design rules in Arlington

Opener safety. Federal rules (the Consumer Product Safety Commission's standard for automatic residential garage door operators, 16 CFR part 1211) require openers made for homes to reverse the door when it meets an obstruction and to have a separate entrapment protection device, which on most openers is the pair of photo-eye sensors near the floor. If your opener ignores the sensors or does not reverse, stop using it and call us. See opener installation.

HOAs and style rules. If you live in a planned community or a historic district, check style and color rules before you choose a new door. See new garage doors for styles.

City permits. Arlington is its own city, so its rules come from the City of Arlington. Planning and Development Services is at 101 W. Abram Street, phone 817-459-6502, and permits are filed online at arlingtonpermits.com. The city's permit guide says replacing exterior doors needs a permit and its door and window worksheet, but replacing one opaque door of up to 24 square feet does not. A garage door is far larger, and the guide does not mention garage doors, openers or electrical work on them, so we could not confirm whether a garage door replacement needs a permit. Ask the city before the work at arlingtontx.gov.

Texas rules. We found no Texas statewide license for garage door contractors. A Texas Department of Public Safety page dated 2019 or 2020 says installing garage door openers needs no DPS license unless the opener is tied to an alarm system or logs who comes and goes. Texas also requires a license for electrical work in general, and we did not verify whether wiring an opener counts.

FAQ

Arlington garage door repair: questions we hear

Is there garage door repair near me in Arlington?

Yes. Emil Garage Doors repairs garage doors in Arlington (ZIP 76010) and the neighborhoods next door. Call (214) 382-3772, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.

What is the average price to repair a garage door in Arlington?

Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.

What is the most common garage door repair in Arlington?

Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.

How much is a service call for a garage door?

Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.

Is it cheaper to repair or replace a garage door?

A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.

Which ZIP codes do you serve in Arlington?

Arlington's street ZIP codes are 76001, 76002, 76005, 76006 and 76010 through 76018. Several other 760xx codes are for P.O. boxes only. Call us if you are not sure we reach your address.

Do you service garage doors in Viridian and other planned communities?

Yes. Viridian in north Arlington is a master-planned community with homeowner associations. Check your association's rules on door style and color before you choose a new door, and tell us when you call so we can plan the visit.

Do you repair garage doors after a storm in Arlington?

Yes. Wind can bend tracks or push a door out of its frame, and hail can dent steel panels. We inspect the track, panels, springs and opener, explain what we find and quote the price before we start.

Can a handyman fix a garage door?

A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.

How do I test my garage door's safety reverse and sensors?

Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
