Newer homes in one of the fastest-growing cities near Austin
Buda grew from 7,295 residents in 2010 to 15,108 in 2020, according to Wikipedia. The Census Bureau's 2020-2024 American Community Survey counts about 6,240 housing units, about 86 percent of them single-family detached houses, and about 77 percent of occupied homes are owner-occupied. The median year built is 2012, so most doors here are newer, but the first set of springs and the first opener are starting to come due on the early homes.
Listing pages describe Sunfield as a master-planned community of about 2,700 acres near I-35 with a homeowners association and a municipal utility district, and describe Garlic Creek and Whispering Hollow as west-side communities. We could not verify whether Sunfield sits entirely inside the city limits or what any association's door rules are, so check yours before you choose a new door style or color.
Tell us your cross street and whether the door is a single, a double or a pair, and we book the soonest visit. We weigh and balance each door before choosing new springs.

Doesn't get any better than this guy! I have recently purchased a condo with a broken garage door opener. It was missing some brackets. I called them, and Emil came out promptly the next morning. On time! He was able to run back to his shop and get the bracket I needed. It took him less than an hour to complete the entire project! My garage door works great now. I said a little thank you to Emil as I opened my garage door late last night and drove in my garage. I would definitely call him again if I needed anything done with my garage door. Highly recommend, plus he's just a super nice guy, which the process so much easier. Thanks Emil!Winston · Google review

Called the office to let them know my issues and asked if we could get someone out to look at my door. Was told between 11-12...drove home from work at 11:05 and Emil was waiting and ready to get to work. Not knowing anything about how to fix a garage door, Emil did a great job explaining why I was having issues. Quoted a reasonable price (well at least what I thought was reasonable) and less than 40 minute later he had fixed the problem. Great customer service from intake of the call to fixing my door! If you need a garage door repair...support local business and give them your business, you won't be disappointed.Guadalupe · Google review
My garage door and opener were pretty banged up and not working properly. Emil Garage Doors came out, did a thorough evaluation of door and all it's parts. Even though the previous home owner rigged up the garage door opener with the wrong springs and parts, Emil repaired the door and saved us money by using some of the old parts. That kind of honesty will get 5 stars all day long. Thank you Emil Garage Doors for your great service.Bradford · Google review
I woke up to a loud crash when a tree in my front yard fell over and hit my garage door. Emil Garage Doors was able to give be a really good price on a new garage door. They uninstalled the old, damaged door and realigned the tracks the garage door connects to which had been damaged as well. The new door looks great and most importantly functions well. Thank you for going above and beyond in my time of need!Stuart · Google review

What Buda weather does to a garage door
Buda has no weather station of its own in the sources we used. San Marcos, about 15 miles southwest, has 1991-2020 normals of 95.7 degrees for the July high and 38.9 for the January low, with about 36.6 inches of rain a year, so treat those as regional figures. Hot summers wear seals, rollers and opener motors, and an occasional hard freeze stiffens lubricant.
Buda was the hardest-hit city in Hays County in the Halloween 2015 flood, with about 18 inches of rain, most of it in under 12 hours on October 30, according to a report in the Hays Free Press. Cypress Creek, Plum Creek and Onion Creek flooded and homes in Old Town and along Goforth Road and Bluff Street were affected. In February 2021, Winter Storm Uri brought rotating outages and a boil-water notice to Buda. If water has reached your garage, have the bottom seal, tracks and opener hardware checked, and remember the opener will not lift the door in an outage.
Twice a year, wipe the tracks, lubricate the rollers and hinges, and test the safety reverse. After a flood or a storm, look for rust, bent track sections and swollen bottom seals before you run the opener.
- Check bottom seals and hardware after flooding
- Lubricate rollers and hinges twice a year

Opener safety, permits and design rules in Buda
Opener safety. Federal rules (the Consumer Product Safety Commission's standard for automatic residential garage door operators, 16 CFR part 1211) require openers made for homes to reverse the door when it meets an obstruction and to have a separate entrapment protection device, which on most openers is the pair of photo-eye sensors near the floor. If your opener ignores the sensors or does not reverse, stop using it and call us. See opener installation.
HOAs and style rules. If you live in a planned community or a historic district, check style and color rules before you choose a new door. See new garage doors for styles.
City permits. Buda is its own city, so its rules come from the City of Buda. Development Services is at City Hall, 405 E. Loop Street, Building 100, phone (512) 312-5745, email permits@budatx.gov, and permits go through MGO Connect. The city's permit page says permits are generally required for construction, alteration and repair, with some exceptions, and lists new windows, remodels, re-roofing, driveways and fences, but it does not mention doors, garage doors or openers. We could not confirm whether a garage door replacement needs a permit, so call Development Services before the work or visit budatx.gov.
Downtown. Wikipedia has an article on the Downtown Buda Historic District. We could not verify its designation or any garage door rules there, so ask the city first if your home is near Main Street.
Texas rules. We did not find a Texas state page that requires a license for garage door contractors, but we could not confirm the state's position either. A Texas Department of Public Safety page says installing only garage door openers or gate operators, with the wall buttons, remotes and keypads that only activate them, needs no DPS license, unless the operator is tied to an alarm system or can monitor or log who comes and goes.

Buda garage door repair: questions we hear
Is there garage door repair near me in Buda?
Yes. Emil Garage Doors repairs garage doors in Buda (ZIP 78610) and the neighborhoods next door. Call (214) 382-3772, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Buda?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Buda?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP code do you serve in Buda?
Buda's standard ZIP code is 78610. It also covers some addresses outside the city limits, such as Creedmoor and Mountain City. Call us if you are not sure we reach your address.
Do you service garage doors in Sunfield and other Buda subdivisions?
Yes. Several Buda neighborhoods are master-planned communities with homeowner associations. Check your association's rules on door style and color before you choose a new door, and tell us when you call so we can plan the visit.
Do you repair garage doors after flooding in Buda?
Yes. Floodwater that reaches the garage can corrode the bottom seal, tracks and opener hardware. We inspect the door, track, springs and opener, explain what we find and quote the price before we start.
Can a handyman fix a garage door?
A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.
How do I test my garage door's safety reverse and sensors?
Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
