A university city where most households rent
According to the Census Bureau's 2020-2024 American Community Survey, San Marcos has about 30,300 housing units. Only about 35 percent are single-family detached houses, about 40 percent are in buildings of five or more units, and about 69 percent of occupied homes are rented. The median year built is 2001. Many garage doors therefore belong to landlords and property managers, and Texas State University drives much of the demand for rentals.
The city has five residential historic districts, according to Wikipedia, and we could not verify any garage door rule in them, so ask the city first. Builder pages describe Kissing Tree, a 55-and-over master-planned community on the west side with about 3,200 homes planned, and we could not verify its association rules either.
If you rent, tell us who authorizes repairs at your address, and we send the quote to the owner or manager. Give us the street and what the door does, and we book the soonest visit.
- Rental houses and duplexes with shared upkeep
- Association rules in newer communities
- Wide doors on larger family homes

I have been using them for few years. They are professional, reliable (especially in emergencies (springs breaking)), customer service is always polite and helpful, and their prices cannot be beat!!Deborah · Google review
Doesn't get any better than this guy! I have recently purchased a condo with a broken garage door opener. It was missing some brackets. I called them, and Emil came out promptly the next morning. On time! He was able to run back to his shop and get the bracket I needed. It took him less than an hour to complete the entire project! My garage door works great now. I said a little thank you to Emil as I opened my garage door late last night and drove in my garage. I would definitely call him again if I needed anything done with my garage door. Highly recommend, plus he's just a super nice guy, which the process so much easier. Thanks Emil!Winston · Google review

The owner is the real deal and makes good on all promises - We love doing business with him and don't hesitate to refer this business to all. He's that good!Ryan · Google review
Called the office to let them know my issues and asked if we could get someone out to look at my door. Was told between 11-12...drove home from work at 11:05 and Emil was waiting and ready to get to work. Not knowing anything about how to fix a garage door, Emil did a great job explaining why I was having issues. Quoted a reasonable price (well at least what I thought was reasonable) and less than 40 minute later he had fixed the problem. Great customer service from intake of the call to fixing my door! If you need a garage door repair...support local business and give them your business, you won't be disappointed.Guadalupe · Google review
My garage door and opener were pretty banged up and not working properly. Emil Garage Doors came out, did a thorough evaluation of door and all it's parts. Even though the previous home owner rigged up the garage door opener with the wrong springs and parts, Emil repaired the door and saved us money by using some of the old parts. That kind of honesty will get 5 stars all day long. Thank you Emil Garage Doors for your great service.Bradford · Google review
I woke up to a loud crash when a tree in my front yard fell over and hit my garage door. Emil Garage Doors was able to give be a really good price on a new garage door. They uninstalled the old, damaged door and realigned the tracks the garage door connects to which had been damaged as well. The new door looks great and most importantly functions well. Thank you for going above and beyond in my time of need!Stuart · Google review

What San Marcos weather does to a garage door
Wikipedia's 1991-2020 normals for San Marcos give a July mean high of 95.7 degrees, a January mean low of 38.9 and about 36.5 inches of rain a year on about 80 days. May is the wettest month, and the city sees essentially no snow. Heat and humidity wear seals, rollers and opener motors.
The Blanco River flooded on May 23 and 24, 2015, and again on October 30, 2015. City reports say 1,558 housing units were damaged across the two floods, nearly 80 percent of them in the Blanco Gardens neighborhood, according to Community Impact. A flooded garage can ruin opener wiring and bottom panels, so have an electrician and a door technician look before you use the opener again. The mid-February 2021 winter storm left between 16,000 and 32,000 customers without power on February 16, and a May 22, 2025 storm flipped planes at San Marcos Regional Airport.
Twice a year, wipe the tracks, lubricate the rollers and hinges, and test the safety reverse. After a flood, replace swollen bottom seals and check the opener before you run it.
- Check the opener and bottom seals after any flooding
- Lubricate rollers and hinges twice a year

Opener safety, permits and design rules in San Marcos
Opener safety. The federal standard for residential garage door operators (Consumer Product Safety Commission, 16 CFR part 1211) calls for automatic reversing and entrapment protection such as photo-eye sensors. If yours stopped working, we test the reverse and the sensors and repair or replace what failed. See opener installation.
Design rules. Planned communities and historic districts can limit door style and color. Ask before you choose a new door: new garage doors.
City permits. San Marcos is its own city, so its rules come from the City of San Marcos. City Hall is at 630 E. Hopkins Street, phone 512-393-8000, and the city's Permit Center is listed at 512-805-2630. We found no official city page that addresses garage doors or openers, so we could not confirm whether a garage door replacement or an opener swap needs a permit. Call the Permit Center before the work or visit sanmarcostx.gov. The city has five residential historic districts, and we could not verify any garage door rule for them.
Texas rules. We did not find a Texas state page that requires a license for garage door contractors, but we could not confirm the state's position either. A Texas Department of Public Safety page says installing only garage door openers or gate operators, with the wall buttons, remotes and keypads that only activate them, needs no DPS license, unless the operator is tied to an alarm system or can monitor or log who comes and goes.

San Marcos garage door repair: questions we hear
Is there garage door repair near me in San Marcos?
Yes. Emil Garage Doors repairs garage doors in San Marcos (ZIP 78666) and the neighborhoods next door. Call (214) 382-3772, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in San Marcos?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in San Marcos?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP code do you serve in San Marcos?
San Marcos has one standard ZIP code, 78666. ZIP 78667 is for PO boxes only. Call us if you are not sure we reach your address.
I rent in San Marcos. Who should call about a broken garage door?
Start with your landlord or property manager, because the lease usually decides who authorizes repairs. We can quote the work to the owner or manager and book the visit once they approve it.
Can you fix a garage door after flooding in San Marcos?
Yes. Water can ruin opener wiring, swell bottom panels and rust hardware. Keep the opener unplugged until the wiring is dry and checked. We inspect the door, springs, track and opener, explain what we find and quote the price before we start.
Do I need a permit to replace a garage door in San Marcos?
We could not confirm a garage-door-specific rule, because we found no official city page on it. Call the City of San Marcos Permit Center at 512-805-2630 before a replacement.
How do I test my garage door's safety reverse and sensors?
Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
