Newer tract and master-planned homes
According to the Census Bureau's 2020-2024 American Community Survey, Cibolo has about 11,650 housing units. About 90 percent are single-family detached houses, about 82 percent of occupied homes are owner-occupied and the median year built is 2008, so the builder-grade openers on many homes are now 10 to 20 years old. Wikipedia counts 3,035 residents in 2000 and 32,276 in 2020.
Real-estate guides name Cibolo Valley Ranch, Turning Stone, Deer Creek, Homestead and Alton Ranch as communities, and one guide puts master-planned association dues at about $40 to $120 a month while saying some older areas have no association. We could not verify which communities are gated, so check your association's rules on door style and color before you choose a new door.
Tell us your cross street and whether the door is a single, a double or a pair, and we book the soonest visit. We weigh and balance each door before choosing new springs.

What Cibolo weather does to a garage door
Wikipedia has no Cibolo climate table, so we use NOAA's 1991-2020 normals for San Antonio International Airport, about 16 miles west-southwest: an average August high of 96 degrees, about 122 days a year at or above 90 and about 14 days at or below freezing. Long hot seasons wear springs, cables and rollers, and a freeze stiffens old lubricant.
Cibolo Creek runs along the south side of the city. The Herald-Zeitung reported the Guadalupe, Comal and Cibolo Creek all cresting after heavy rain in late October 2015, though we found no Cibolo damage figures. A hail-log site lists a one-inch hail report in Cibolo on March 21, 2022. Winter Storm Uri caused rotating outages across Texas in February 2021, so know where your manual release is.
Twice a year, wipe the tracks, lubricate the rollers and hinges, and test the safety reverse. After hail or a hard storm, look at the panels and the track before you run the opener.
- Lubricate rollers and hinges twice a year
- Look for dented panels after hail

My garage door and opener were pretty banged up and not working properly. Emil Garage Doors came out, did a thorough evaluation of door and all it's parts. Even though the previous home owner rigged up the garage door opener with the wrong springs and parts, Emil repaired the door and saved us money by using some of the old parts. That kind of honesty will get 5 stars all day long. Thank you Emil Garage Doors for your great service.Bradford · Google review
I woke up to a loud crash when a tree in my front yard fell over and hit my garage door. Emil Garage Doors was able to give be a really good price on a new garage door. They uninstalled the old, damaged door and realigned the tracks the garage door connects to which had been damaged as well. The new door looks great and most importantly functions well. Thank you for going above and beyond in my time of need!Stuart · Google review
They were able to come within a few hours of my call. Another company could only give me a 4 hour window of arrival time the next day, but these guys was able to give me a 2 hour window the same day. One the guys called before arriving. He was friendly and competent in explaining the problem and our options. I was so grateful he had replacement springs and was able to fix our garage door in less than an hour.David · Google review
Not paying attention I closed the garage door on a pipe laying in the track. Needless to say it did some damage even though the automatic reverse opened the door back up. Emailed what happened on Sunday evening. Appointment with quote provided in just a few minutes and appointment confirmed. Once again they arrived on time. Completed repairs quickly and for less then the quote. Cleaned up like they were never there. I highly recommend them and will continue to use them for my garage door repairs.Carroll · Google review
Technician showed up on time, assessed our issue & presented replacement options. He proceeded to install new equipment during the same visit and everything was finished in less than two hours. We were impressed with the performance of our tech. It’s easy for us to recommend this company.Kathleen · Google review
The replacement of my broken spring was done quickly and professionaly. I was also provided an explanation on why the tension was set as it was. I was called in advance to be informed of the arrival time. Great job as it has been in the pastFrancine · Google review

Opener safety, permits and design rules in Cibolo
Opener safety. Federal rules (the Consumer Product Safety Commission's standard for automatic residential garage door operators, 16 CFR part 1211) require openers made for homes to reverse the door when it meets an obstruction and to have a separate entrapment protection device, which on most openers is the pair of photo-eye sensors near the floor. If your opener ignores the sensors or does not reverse, stop using it and call us. See opener installation.
HOAs and style rules. If you live in a planned community or a historic district, check style and color rules before you choose a new door. See new garage doors for styles.
City permits. Cibolo is its own city. Permits and inspections go through the MGO Connect portal at mgoconnect.org, where you need an account and contractors must register. The office is at 201 West Loop 539, phone 210-658-4175, email permitting@cibolotx.gov, and inspections run Monday to Friday from 8 AM to 5 PM. The city has adopted the 2021 international building and residential codes and the 2023 National Electrical Code. Its page does not mention garage doors or openers, so we could not confirm whether a garage door replacement needs a permit. Ask the city at cibolotx.gov before the work.
Texas rules. We found no Texas statewide license for garage door contractors. A Texas Department of Public Safety page dated 2020 says installing garage door or gate openers needs no DPS license unless the opener is connected to an alarm system or can log who comes and goes.

Cibolo garage door repair: questions we hear
Is there garage door repair near me in Cibolo?
Yes. Emil Garage Doors repairs garage doors in Cibolo (ZIP 78108) and the neighborhoods next door. Call (214) 382-3772, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Cibolo?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Cibolo?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP codes do you serve in Cibolo?
Cibolo's street ZIP code is 78108. Part of Marion's ZIP, 78124, lists Cibolo as an alias but covers mostly areas outside the city. Call us if you are not sure we reach your address.
Do you service garage doors in Cibolo's master-planned communities?
Yes. Many Cibolo neighborhoods have homeowner associations. Check your association's rules on door style and color before you choose a new door, and tell us when you call so we can plan the visit.
Should I replace the original opener on a 2000s Cibolo home?
Not always. We inspect the opener, the sensors and the door balance first and tell you whether a repair makes sense or a new belt-drive opener with battery backup is the better choice.
How do I test my garage door's safety reverse and sensors?
Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
