A small-town core and 1990s to 2010s subdivisions

According to the Census Bureau's 2020-2024 American Community Survey, Schertz has about 16,600 housing units. About 86 percent are single-family detached houses, about 78 percent of occupied homes are owner-occupied and the median year built is 2002, so many original doors and openers are around 20 years old. Wikipedia counts 18,694 residents in 2000 and 42,002 in 2020, and calls Schertz the largest city in the Randolph Metrocom, the group of communities around Randolph Air Force Base.

Listing pages describe Belmont Park as an association community with homes from about 2006 to 2008, and a real-estate guide says Schertz has 31 registered homeowner associations. We could not verify which are gated, so ask your association about door style and color before you choose a new door. The old town around Main Street and Cibolo Creek is much older, and parts on those doors are often original.

Tell us your cross street and whether the door is a single, a double or a pair, and we book the soonest visit. We weigh and balance each door before choosing new springs.

Doesn't get any better than this guy! I have recently purchased a condo with a broken garage door opener. It was missing some brackets. I called them, and Emil came out promptly the next morning. On time! He was able to run back to his shop and get the bracket I needed. It took him less than an hour to complete the entire project! My garage door works great now. I said a little thank you to Emil as I opened my garage door late last night and drove in my garage. I would definitely call him again if I needed anything done with my garage door. Highly recommend, plus he's just a super nice guy, which the process so much easier. Thanks Emil!Winston · Google review

Called the office to let them know my issues and asked if we could get someone out to look at my door. Was told between 11-12...drove home from work at 11:05 and Emil was waiting and ready to get to work. Not knowing anything about how to fix a garage door, Emil did a great job explaining why I was having issues. Quoted a reasonable price (well at least what I thought was reasonable) and less than 40 minute later he had fixed the problem. Great customer service from intake of the call to fixing my door! If you need a garage door repair...support local business and give them your business, you won't be disappointed.Guadalupe · Google review
★★★★★
My garage door and opener were pretty banged up and not working properly. Emil Garage Doors came out, did a thorough evaluation of door and all it's parts. Even though the previous home owner rigged up the garage door opener with the wrong springs and parts, Emil repaired the door and saved us money by using some of the old parts. That kind of honesty will get 5 stars all day long. Thank you Emil Garage Doors for your great service.Bradford · Google review

Creek floods, hail and Texas heat

What Schertz weather does to a garage door

Wikipedia has no Schertz climate table, so we use NOAA's 1991-2020 normals for San Antonio International Airport, about 14 miles west: an average August high of 96 degrees, about 122 days a year at or above 90 and about 14 days at or below freezing. Heat wears springs, cables, rollers and opener parts.

Cibolo Creek runs through the city just south of the historic downtown. Wikipedia says the settlement's early name, Cut Off, came from creek floods that cut it off, and calls a 1913 flood the biggest recorded. The National Weather Service reported flash flooding in Schertz in May 2016. Hail-log sites list one-inch hail on March 21, 2022, 1.25-inch hail on June 8, 2023 and 1.5-inch hail on May 2, 2025. Winter Storm Uri caused rotating outages across Texas in February 2021, so know where your manual release is.

After a flood or a hailstorm, check the bottom seal and the sensors, and look for dented panels before you run the opener. If water reached the opener, keep the power off until it has been checked.

Rules to know

Opener safety, permits and design rules in Schertz

Safety reverse and sensors. A home garage door opener sold in the United States has to reverse the door on contact and have photo-eye sensors or an equivalent entrapment protection device, under the federal Consumer Product Safety Commission standard (16 CFR part 1211). A door that closes on an object, or an opener with dead sensors, needs repair before further use. See opener installation.

Associations. Check any HOA or historic district rules before you order a new door, and see new garage doors for style options.

City permits. Schertz is its own city. The Inspections Division is at 1400 Schertz Parkway, Building 1, phone 210-619-1750, email inspections@schertz.com. The city's permit FAQ, which we could only read through a search summary because the page would not load, says a permit is needed to construct, enlarge, alter, repair, move or demolish a building and for regulated electrical, gas, mechanical or plumbing work. It does not mention garage doors or openers, so we could not confirm whether a garage door replacement needs a permit. Call the division or visit schertz.com before the work.

Texas rules. We found no Texas statewide license for garage door contractors. A Texas Department of Public Safety page dated 2020 says installing garage door or gate openers needs no DPS license unless the opener is connected to an alarm system or can log who comes and goes.

FAQ

Schertz garage door repair: questions we hear

Is there garage door repair near me in Schertz?

Yes. Emil Garage Doors repairs garage doors in Schertz (ZIP 78154) and the neighborhoods next door. Call (214) 382-3772, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.

What is the average price to repair a garage door in Schertz?

Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.

What is the most common garage door repair in Schertz?

Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.

How much is a service call for a garage door?

Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.

Is it cheaper to repair or replace a garage door?

A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.

Which ZIP codes do you serve in Schertz?

Schertz uses ZIP 78154, and part of the city uses 78108, whose main city name is Cibolo. Call us if you are not sure we reach your address.

Do you serve all of Schertz, including the parts in Bexar and Comal counties?

Yes. Schertz started in Guadalupe County and reaches into Bexar and Comal counties. We serve homes in the city on all sides of those county lines.

What does Cibolo Creek flooding do to a garage door?

Water can soak the bottom seal and reach a low opener unit and its wiring. If water got in, keep the power off and call us. We check the seal, the sensors and the opener and quote the price before we start.

Can a handyman fix a garage door?

A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.

How do I test my garage door's safety reverse and sensors?

Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
