A very large city where the housing mix changes by district

According to the Census Bureau's 2024 five-year American Community Survey, Dallas has about 590,200 housing units and the median year built is 1981, so the typical home is about 45 years old. About 41 percent of the units are single-family detached houses, about 47 percent are in buildings of five or more units, and about 42 percent of occupied homes are owner-occupied. The median home value is about $320,700.

Wikipedia names Oak Cliff, which was annexed in 1903 and includes Kessler Park and the Bishop Arts District, Lake Highlands in the northeast, Pleasant Grove in the southeast, and the Cedars, Fair Park, Deep Ellum and Lakewood as districts. Highland Park and University Park are separate cities inside the Dallas limits. We could not verify which areas are gated or have homeowner associations, so check your own before you change a door.

Tell us your cross street and whether the door is a single, a double or a pair, and we book the soonest visit. We weigh and balance each door before choosing new springs.

Incredible honest work. Emil took care of all the repairs needed in order for my garage door to work again. I know I need a new garage door but I can't afford it right now this company was nice enough to fix it instead of hounding me for more money to get a new door. Emil was so nice that he even provided me a price. I was so happy he said I could call him when I had the money and he would honor me the price. amazing company to reach out to.Jasmine · Google review

Doesn't get any better than this guy! I have recently purchased a condo with a broken garage door opener. It was missing some brackets. I called them, and Emil came out promptly the next morning. On time! He was able to run back to his shop and get the bracket I needed. It took him less than an hour to complete the entire project! My garage door works great now. I said a little thank you to Emil as I opened my garage door late last night and drove in my garage. I would definitely call him again if I needed anything done with my garage door. Highly recommend, plus he's just a super nice guy, which the process so much easier. Thanks Emil!Winston · Google review

Summer heat, ice storms and tornadoes

What Dallas weather does to a garage door

Wikipedia's Dallas climate table, measured at DFW Airport, gives July and August an average high of 96 degrees and January an average low of 37, with about 39 inches of precipitation a year. Freezing rain or ice occurs a few times each winter, and DFW dropped to -2 degrees on February 16, 2021. Heat wears springs, cables and rubber seals, and a hard freeze stiffens the lubricant on rollers and hinges.

Wikipedia calls tornadoes the city's most significant natural threat. The National Weather Service rated the October 20, 2019 North Dallas tornado EF3 with peak winds near 140 mph and a 15.76-mile path, and Wikipedia says about 118 houses were destroyed and more than 175,000 customers lost power. Oncor reported about 150,000 North Texas customers still without power on February 18, 2021, so know where your red manual-release cord is.

Twice a year, wipe the tracks, lubricate the rollers and hinges, and test the safety reverse. After a storm, look for dented panels and bent track sections before you run the opener.

  • Lubricate rollers and hinges twice a year
  • Check tracks and panels after a storm
  • Know where the manual release is

Rules to know

Opener safety, permits and design rules in Dallas

Opener safety. Federal rules (the Consumer Product Safety Commission's standard for automatic residential garage door operators, 16 CFR part 1211) require openers made for homes to reverse the door when it meets an obstruction and to have a separate entrapment protection device, which on most openers is the pair of photo-eye sensors near the floor. If your opener ignores the sensors or does not reverse, stop using it and call us. See opener installation.

HOAs and style rules. If you live in a planned community or a historic district, check style and color rules before you choose a new door. See new garage doors for styles.

City permits. Dallas is its own city, so permit rules come from the City of Dallas. The Permit Center is at the Oak Cliff Municipal Center, 320 E. Jefferson Blvd., Room 118, phone 214-948-4480, open Monday to Friday, 8 a.m. to 4:30 p.m., and most applications go through the DallasNow portal at dallascityhall.com. A city news item says electrical work generally needs a permit and must be done by an electrician unless Chapter 52 of the Dallas Building Code exempts it. We could not confirm whether a garage door replacement or a new opener needs a permit, so ask the Permit Center before the work.

Historic districts. Dallas has historic and conservation districts, and Landmark Commission minutes show that garage door replacements in some districts needed a Certificate of Appropriateness. If your home is in a historic district, check with the city's Office of Historic Preservation before you change a door.

Texas rules. We found no Texas statewide license for garage door contractors. A Texas Department of Public Safety page dated 2020 says installing door or gate operators needs no DPS license unless the operator is connected to an alarm system or can log who comes and goes.

FAQ

Dallas garage door repair: questions we hear

Is there garage door repair near me in Dallas?

Yes. Emil Garage Doors repairs garage doors in Dallas (ZIP 75201) and the neighborhoods next door. Call (214) 382-3772, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.

What is the average price to repair a garage door in Dallas?

Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.

What is the most common garage door repair in Dallas?

Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.

How much is a service call for a garage door?

Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.

Is it cheaper to repair or replace a garage door?

A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.

Which ZIP codes do you serve in Dallas?

Dallas has more than 50 street ZIP codes, from 75201 in the center to 75254 and 75287 in the far north. The 75205 and 75225 codes mainly belong to University Park and Highland Park, which are separate cities. Call us if you are not sure we reach your address.

Do you serve the parts of Dallas that are in Collin County?

Yes. Most of Dallas is in Dallas County, but the far north, near Frankford Road, is in Collin County, and small parts reach into other counties. We serve homes on both sides of the county line.

Do you work on garage doors in Dallas historic districts?

Yes, on the repair side. If your home is in a historic district, check with the city's Office of Historic Preservation before you replace a door, because the city may require approval for a new style.

Can a handyman fix a garage door?

A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.

How do I test my garage door's safety reverse and sensors?

Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
