A much older housing stock than its neighbors

According to the Census Bureau's 2024 one-year American Community Survey, Garland has about 86,400 housing units, and the median year built is 1978. About 76 percent of the homes were built before 1990, including about 23,200 from the 1970s and 17,200 from the 1960s. About 63 percent are single-family detached houses and about 58 percent of occupied homes are owner-occupied.

That is a much older stock than nearby Murphy, Sachse or Rowlett, so worn springs, tired rollers and original openers are common here. Wikipedia names neighborhoods such as Buckingham North, Club Hill, Eastern Hills and Oaks, and Historic Downtown Garland and the Travis College Hill area are listed as historic. We could not verify any design rules for them, so ask the city before changing a door in a historic area.

Tell us your cross street and whether the door is a single, a double or a pair, and we book the soonest visit. We weigh and balance each door before choosing new springs.

  • Original springs and openers on 1960s and 1970s homes
  • Worn rollers and tracks
  • Older brick ranches with single and double doors

Heat, storms and the tornadoes of 1927 and 2015

What Garland weather does to a garage door

Wikipedia calls Garland humid subtropical, with a record high of 111 degrees and a record low of minus 3. The Dallas Love Field 1991-2020 normals give a July average high near 97 degrees and about 39 inches of precipitation a year. Long hot summers and an older housing stock mean tired springs, rollers and seals.

A tornado hit the town in 1927, and on December 26, 2015 an EF4 tornado struck the southeast side, moving north from Sunnyvale; Wikipedia confirms nine deaths in Garland. High wind can stress older door panels and bend tracks. Garland runs its own utility, Garland Power & Light, and in February 2021 its rotating outages during Winter Storm Uri included customers whose power had come back earlier, so know where your manual release is.

Twice a year, wipe the tracks, lubricate the rollers and hinges, and test the safety reverse. After a storm, look for bent track sections and dented panels before you run the opener.

  • Check tracks and panels after storms
  • Lubricate rollers and hinges twice a year

I woke up to a loud crash when a tree in my front yard fell over and hit my garage door. Emil Garage Doors was able to give be a really good price on a new garage door. They uninstalled the old, damaged door and realigned the tracks the garage door connects to which had been damaged as well. The new door looks great and most importantly functions well. Thank you for going above and beyond in my time of need!Stuart · Google review

They were able to come within a few hours of my call. Another company could only give me a 4 hour window of arrival time the next day, but these guys was able to give me a 2 hour window the same day. One the guys called before arriving. He was friendly and competent in explaining the problem and our options. I was so grateful he had replacement springs and was able to fix our garage door in less than an hour.David · Google review

Not paying attention I closed the garage door on a pipe laying in the track. Needless to say it did some damage even though the automatic reverse opened the door back up. Emailed what happened on Sunday evening. Appointment with quote provided in just a few minutes and appointment confirmed. Once again they arrived on time. Completed repairs quickly and for less then the quote. Cleaned up like they were never there. I highly recommend them and will continue to use them for my garage door repairs.Carroll · Google review

The replacement of my broken spring was done quickly and professionaly. I was also provided an explanation on why the tension was set as it was. I was called in advance to be informed of the arrival time. Great job as it has been in the pastFrancine · Google review

My garage door spring broke the other evening and I was unable to open my door. I contacted them first thing the next day. They were able to give me an appointment for later in that day. The service technician called prior to arrival as promised & arrived shortly afterwards. He recommended some additional service to the door in addition to the springs which I accepted. The door was repaired in less than 2 hours & now works better than ever. Thank youBrandi · Google review

Rules to know

Opener safety, permits and design rules in Garland

Opener safety. Federal rules (the Consumer Product Safety Commission's standard for automatic residential garage door operators, 16 CFR part 1211) require openers made for homes to reverse the door when it meets an obstruction and to have a separate entrapment protection device, which on most openers is the pair of photo-eye sensors near the floor. If your opener ignores the sensors or does not reverse, stop using it and call us. See opener installation.

HOAs and style rules. If you live in a planned community or a historic district, check style and color rules before you choose a new door. See new garage doors for styles.

City permits. Garland is its own city, so its rules come from the City of Garland. Building Inspection is at 800 Main Street, 1st Floor, phone 972-205-2300, with permit information at garlandtx.gov. The city's page lists permits for new homes, additions, major renovations, fences, driveways, plumbing, electrical and HVAC work and says other projects may also need one. It does not mention garage doors or openers, so we could not confirm whether a garage door replacement needs a permit. Ask Building Inspection before the work.

Historic areas. Historic Downtown Garland is listed on the National Register of Historic Places, and Wikipedia also names the Travis College Hill historic district. We could not verify any city design rules for them, so ask the city before changing a door in either.

Texas rules. We found no Texas statewide license for garage door contractors. The Texas Department of Public Safety says installers who only install garage door or gate openers need no DPS license, unless the opener is connected to an alarm system or can monitor or log who comes and goes.

FAQ

Garland garage door repair: questions we hear

Is there garage door repair near me in Garland?

Yes. Emil Garage Doors repairs garage doors in Garland (ZIP 75040) and the neighborhoods next door. Call (214) 382-3772, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.

What is the average price to repair a garage door in Garland?

Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.

What is the most common garage door repair in Garland?

Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.

How much is a service call for a garage door?

Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.

Is it cheaper to repair or replace a garage door?

A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.

Which ZIP codes do you serve in Garland?

Garland's street ZIP codes are 75040, 75041, 75042, 75043, 75044 and 75048. ZIPs 75045, 75046, 75047 and 75049 are for PO boxes only. Call us if you are not sure we reach your address.

Do you serve the parts of Garland in Collin and Rockwall counties?

Yes. Most of Garland is in Dallas County, with smaller parts in Collin and Rockwall counties, and we serve homes on all sides of those lines.

My garage door is original to a 1970s home. Should I repair or replace it?

Many older doors only need new springs, rollers or cables, which costs far less than a new door. We inspect the panels, track and balance, tell you what we find and quote the price before we start. If the panels are worn out, we will say so.

Can a handyman fix a garage door?

A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.

How do I test my garage door's safety reverse and sensors?

Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
