What Rowlett weather does to a garage door
Wikipedia gives Rowlett an average of about 40.65 inches of precipitation a year, a July mean daily high near 94 degrees and a January mean daily low near 34. Humid heat wears springs, rollers and weatherstripping, and a freeze can stiffen cables and lubricant.
An EF4 tornado struck Rowlett on December 26, 2015. High wind can bend door tracks and push light panels out of line, so after any storm look at the tracks and panels before you run the opener. In February 2021 Winter Storm Uri brought rotating outages across Texas, so know where your manual release cord is.
Twice a year, wipe the tracks, lubricate the rollers and hinges, and test the safety reverse. If the door sags or one side hangs lower, stop using it and call us.
- Check tracks and panels after storms
- Lubricate rollers and hinges twice a year

1990s homes, lakefront communities and new townhomes
According to the Census Bureau's 2024 five-year American Community Survey, Rowlett has about 24,200 housing units. About 83 percent are single-family detached houses and about 75 percent of occupied homes are owner-occupied. The median year built is 1997, with about 6,700 homes from the 1990s and about 4,800 from the 1980s, so roughly a third of the housing predates 1990.
Rowlett also has newer master-planned areas on Lake Ray Hubbard. Waterview is a 725-acre golf course community on the lake's west shore, and Bayside is a 262-acre lakefront development with townhomes and casitas, according to the developers' own pages. We could not verify association rules for either, so check with your association before changing a door style or color.
Tell us your cross street and whether the door is a single, a double or a pair, and we book the soonest visit. We weigh and balance each door before choosing new springs.

What customers say
Real reviews from our Google listing, copied as the customers wrote them.
Technician, Emil, was prompt and efficient to identify and fix the issues with our garage door. Rest assured that I won’t hesitate to call these folks if repair is needed.MeMee · Google review
Emil responded to my request for service promptly. He scheduled service for the next day and showed up on time. He was friendly and polite. He Immediately identified the problems and fixed them effectively and efficiently. He showed resourcefulness in coming up with a used part for an old door opener control and in coming up with a practical solution for stabilizing the door connection to the opener. Price for the work was very fair. Great company !! Thank you!!Christina · Google review
"Our garage door broke this morning, which was less than ideal. We were certain that it would cost a fortune to get it repaired on a Sunday, assuming it could even happen, but we knew we had to try. I called several companies and only two returned my call. One said that while they could send someone out, it would cost considerably more than if we could wait until Monday. While I appreciated the honesty, again, I wanted it fixed today. The other was Emil Garage Doors. When I had called they said they would call back. I did get a call back from Emil, less than an hour later. Anyway, on to the service. He let me know that it would cost the same to come today or tomorrow, it didn't matter. WOW and WOW again! He said that he could head here in about an hour. Additionally, when I asked him the cost of the various things it could be, what he quoted me were prices that were what the other place wanted to charge me after the service call fee and the hiked up hourly rate for the Sunday call! Upon arrival, he looked at the door, told us a few things that he noticed, and in no way did he ever try to "up-sell" us something we didn't need. He told us our opener was what they use, and top of the line. He replaced the gear drive (maybe that's the name:)) and upgraded our rollers (that was a suggestion, but, one we totally understood and he in no way said we "needed" to). I think he was in and out in 45 minutes at most and our garage door is quieter than before by a TON (thank you rollers) and, more importantly, it works and nobody had to miss work on Monday to make it happen. Thank you so much...I can't recommend your company enough. "Pamela · Google review
Emil is delightful, knowledgeable, professional, and capable. He promised to make the process easy and he did. From our first contact Thursday mid-day through completion of the project Saturday at Noon, everything was 100% perfect, and we are extremely happy. We are amazed when we look outside and see our beautiful new door, so soon after searching on google. Emil and his company deserve 100 stars but we are limited to only 5Dawn · Google review
It went very well, with the job being completed in three days. We waited few months for the supply chain to kick in ( Covid related delays ) and finally deliver the products. It was so worth the wait. Great installers, Emil and his team are professional and friendly, too, and patient in answering questions.Rachel · Google review
We interviewed several popular companies and we found that their quality, price, and level of professionalism is unmatched!Cory · Google review

What your garage door is telling you in Rowlett
A starting point. We confirm the cause on site.
| The door does this | Common cause | What we do |
|---|---|---|
| Slams down or will not lift | A broken torsion spring | Replace the spring set, balance the door, test the safety reverse |
| Opener hums but the door stays put | A broken spring or a disconnected trolley | Find which one failed, then repair and rebalance |
| One side hangs lower than the other | A slipped or snapped lift cable | Replace the cable, check the drum and level the door |
| Loud grinding or rattling | Dry or worn rollers, loose hinges | Replace rollers and hinges, lubricate and tighten |
| Reverses before it reaches the floor | Misaligned or dirty safety sensors | Clean and realign the sensors, test the reverse |
Do not run a door that is crooked or heavy.
Opener safety, permits and design rules in Rowlett
Opener safety. The federal standard for residential garage door operators (Consumer Product Safety Commission, 16 CFR part 1211) calls for automatic reversing and entrapment protection such as photo-eye sensors. If yours stopped working, we test the reverse and the sensors and repair or replace what failed. See opener installation.
Design rules. Planned communities and historic districts can limit door style and color. Ask before you choose a new door: new garage doors.
City permits. Rowlett is its own city, so its rules come from the City of Rowlett. Building Inspections is at 5702 Rowlett Road, phone 972-412-6125, and permits run through the city's online system at rowlett.com. We could not find a city page that says whether a garage door replacement or opener swap needs a permit, so ask Building Inspections before the work. The city also keeps a contractor registration form.
Texas rules. We found no Texas statewide license for garage door contractors. The Texas Department of Public Safety says installers who only install garage door or gate openers need no DPS license, unless the opener is connected to an alarm system or can monitor or log who comes and goes.

Rowlett garage door repair: questions we hear
Is there garage door repair near me in Rowlett?
Yes. Emil Garage Doors repairs garage doors in Rowlett (ZIP 75088) and the neighborhoods next door. Call (214) 382-3772, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Rowlett?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Rowlett?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP codes do you serve in Rowlett?
Rowlett's street ZIP codes are 75088 and 75089. ZIP 75030 is for PO boxes only. Call us if you are not sure we reach your address.
Do you service garage doors in Waterview and Bayside?
Yes. Waterview and Bayside are lakefront master-planned communities in Rowlett. Check your association's rules on door style and color before you choose a new door, and tell us when you call so we can plan the visit.
Do you repair garage doors after a storm in Rowlett?
Yes. Strong wind can bend tracks or push a door out of its frame, and a power outage can leave an opener dead. We inspect the track, panels, springs and opener, explain what we find and quote the price before we start.
Can a handyman fix a garage door?
A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.
How do I test my garage door's safety reverse and sensors?
Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
