Two-story homes from the growth years after 1990
According to the Census Bureau's 2024 one-year American Community Survey, Flower Mound has about 30,100 housing units. About 83 percent are single-family detached houses and about 80 percent of occupied homes are owner-occupied. The median year built is 1998, and the town grew from 15,527 people in 1990 to 50,702 in 2000, so a lot of original garage doors and openers are now 20 to 30 years old.
Canyon Falls in the northwest is a master-planned community of about 1,200 acres across Flower Mound, Northlake and Argyle, started in 2013 and planned for about 1,800 homes, according to the Dallas Morning News. The Town's own FAQ says deed restrictions and homeowner association rules can override Town requirements, so check your association before you pick a new door style or color.
Tell us your cross street and whether the door is a single, a double or a pair, and we book the soonest visit. We weigh and balance each door before choosing new springs.

Great company to use for garage door work. Came out promptly, over a weekend when I could not get others to respond. Efficient work, very knowledgeable, very friendly. I would not hesitate to contact them first the next time I need service.Courtney · Google review
Incredible honest work. Emil took care of all the repairs needed in order for my garage door to work again. I know I need a new garage door but I can't afford it right now this company was nice enough to fix it instead of hounding me for more money to get a new door. Emil was so nice that he even provided me a price. I was so happy he said I could call him when I had the money and he would honor me the price. amazing company to reach out to.Jasmine · Google review

What Flower Mound weather does to a garage door
Wikipedia's climate table for Flower Mound gives a July mean daily high of 95 degrees and a January mean low of 31, with a record high of 113 and a record low of minus 3. Long hot summers wear springs, cables and weather seals, and a hard freeze stiffens the grease on rollers and hinges.
Spring storms bring hail to the Dallas-Fort Worth area. On the evening of May 27, 2024, the National Weather Service log of hail reports lists quarter-size to baseball-size hail in Southlake, Colleyville and Bedford, just south and southeast across Grapevine Lake. That log has no Flower Mound entry, but hail can dent steel panels and strong wind can bend tracks anywhere in the area. After the February 2021 winter storm, the largest power outage in Texas history, many owners learned where their manual release is.
Twice a year, wipe the tracks, lubricate the rollers and hinges, and test the safety reverse. After a storm, look for dented panels and bent track sections before you run the opener.
- Check panels and tracks after hail or wind
- Lubricate rollers and hinges twice a year
- Know where the manual release is

Opener safety, permits and design rules in Flower Mound
Opener safety. The federal standard for residential garage door operators (Consumer Product Safety Commission, 16 CFR part 1211) calls for automatic reversing and entrapment protection such as photo-eye sensors. If yours stopped working, we test the reverse and the sensors and repair or replace what failed. See opener installation.
Design rules. Planned communities and historic districts can limit door style and color. Ask before you choose a new door: new garage doors.
City permits. Flower Mound is its own town, so its rules come from the Town of Flower Mound. Building Inspections is at Town Hall, 2121 Cross Timbers Road, phone 972-874-6355, and permits are handled online through the Town's eTRAKiT system. The Town says permits are needed for new construction, additions, alterations and repairs to buildings and for electrical, plumbing and mechanical work, and it lists exterior door and window replacement as a permit type. Garage doors and openers are not mentioned on those pages, so we could not confirm whether a garage door replacement needs a permit. The Town also says contractors must register with the Town and pull their own permits; we could not confirm whether repair-only work needs registration. Ask Building Inspections before the work at flowermound.gov.
Texas rules. We found no Texas statewide license for garage door contractors. The Texas Department of Public Safety says installing garage door or gate openers needs no DPS license unless the opener is tied to an alarm system or can log who comes and goes.

Flower Mound garage door repair: questions we hear
Is there garage door repair near me in Flower Mound?
Yes. Emil Garage Doors repairs garage doors in Flower Mound (ZIP 75022) and the neighborhoods next door. Call (214) 382-3772, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Flower Mound?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Flower Mound?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP codes do you serve in Flower Mound?
Flower Mound's street ZIP codes are 75022 and 75028. ZIP 75027 is for PO boxes only. Some homes in the Canyon Falls area in the northwest list Argyle ZIP codes, so call us if you are not sure we reach your address.
Do you service garage doors in Canyon Falls and other HOA neighborhoods?
Yes. Canyon Falls and most other Flower Mound subdivisions have homeowner associations. Check your association's rules on door style and color before you choose a new door, and tell us when you call so we can plan the visit.
Do I need a permit to replace a garage door in Flower Mound?
We could not confirm a garage-door-specific rule. The Town of Flower Mound requires permits for many repairs and alterations and lists exterior door replacement as a permit type, but its pages do not mention garage doors. Call Building Inspections at 972-874-6355 before a replacement.
Can a handyman fix a garage door?
A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.
How do I test my garage door's safety reverse and sensors?
Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
