Upscale homes on quarter-acre lots
According to the Census Bureau's 2024 five-year American Community Survey, Highland Village has about 5,680 housing units. About 96 percent are single-family detached houses, about 92 percent of occupied homes are owner-occupied and the median year built is 1993. The survey puts the median home value near $550,000, so a well-kept door is worth repairing with new springs, cables or an opener before you think about replacing it.
Highland Shores is the largest community, about 980 acres of hills and woods on the south shore of Lewisville Lake with walking paths, according to its owners association's profile. The city's own FAQ says deed restrictions and association rules may be stricter than city requirements and that the city does not enforce them, so check with your association before you change a door's style or color.
Tell us your cross street and whether the door is a single, a double or a pair, and we book the soonest visit. We weigh and balance each door before choosing new springs.

What Highland Village weather does to a garage door
Wikipedia describes hot, humid summers and generally mild to cool winters. It gives no table for Highland Village; for nearby Denton it lists summer highs of 91 to 96 degrees and a January average low of 33, with about 2.4 inches of snow in a year. Heat wears springs, cables and seals, and cold snaps stiffen lubricant.
The storm of June 11, 2023 brought hail described as baseball size to Highland Village, Lewisville, Flower Mound and Lantana, according to the Cross Timbers Gazette, and damaged some roofs, vehicles and homes. Hail dents steel and aluminum panels and cracks window inserts, and the February 2021 winter storm showed why the manual release matters when power goes out.
Twice a year, wipe the tracks, lubricate the rollers and hinges, and test the safety reverse. After hail, look at the panels and window inserts before you run the opener.
- Check panels and windows after hail
- Lubricate rollers and hinges twice a year
- Know where the manual release is

Great to work with, gave us good advise and very knowledgeable with garage door springs . We could not find anyone to do our repair ASAP as it was a small project, but that did not matter to them. They traveled 2 hours to get the work done. Tech who did our repair was very personable, fast and did an excellent job.Theresa · Google review
I was really happy with the work Emil did for me. He was a responsive communicator, arrived on time, and did a quality job on the repair I needed. I would hire him again without hesitation.Serenity · Google review
Technician, Emil, was prompt and efficient to identify and fix the issues with our garage door. Rest assured that I won’t hesitate to call these folks if repair is needed.MeMee · Google review
Emil responded to my request for service promptly. He scheduled service for the next day and showed up on time. He was friendly and polite. He Immediately identified the problems and fixed them effectively and efficiently. He showed resourcefulness in coming up with a used part for an old door opener control and in coming up with a practical solution for stabilizing the door connection to the opener. Price for the work was very fair. Great company !! Thank you!!Christina · Google review
"Our garage door broke this morning, which was less than ideal. We were certain that it would cost a fortune to get it repaired on a Sunday, assuming it could even happen, but we knew we had to try. I called several companies and only two returned my call. One said that while they could send someone out, it would cost considerably more than if we could wait until Monday. While I appreciated the honesty, again, I wanted it fixed today. The other was Emil Garage Doors. When I had called they said they would call back. I did get a call back from Emil, less than an hour later. Anyway, on to the service. He let me know that it would cost the same to come today or tomorrow, it didn't matter. WOW and WOW again! He said that he could head here in about an hour. Additionally, when I asked him the cost of the various things it could be, what he quoted me were prices that were what the other place wanted to charge me after the service call fee and the hiked up hourly rate for the Sunday call! Upon arrival, he looked at the door, told us a few things that he noticed, and in no way did he ever try to "up-sell" us something we didn't need. He told us our opener was what they use, and top of the line. He replaced the gear drive (maybe that's the name:)) and upgraded our rollers (that was a suggestion, but, one we totally understood and he in no way said we "needed" to). I think he was in and out in 45 minutes at most and our garage door is quieter than before by a TON (thank you rollers) and, more importantly, it works and nobody had to miss work on Monday to make it happen. Thank you so much...I can't recommend your company enough. "Pamela · Google review
Emil is delightful, knowledgeable, professional, and capable. He promised to make the process easy and he did. From our first contact Thursday mid-day through completion of the project Saturday at Noon, everything was 100% perfect, and we are extremely happy. We are amazed when we look outside and see our beautiful new door, so soon after searching on google. Emil and his company deserve 100 stars but we are limited to only 5Dawn · Google review

Opener safety, permits and design rules in Highland Village
Opener safety. The federal standard for residential garage door operators (Consumer Product Safety Commission, 16 CFR part 1211) calls for automatic reversing and entrapment protection such as photo-eye sensors. If yours stopped working, we test the reverse and the sensors and repair or replace what failed. See opener installation.
Design rules. Planned communities and historic districts can limit door style and color. Ask before you choose a new door: new garage doors.
City permits. Highland Village is its own city. Building Inspections is at City Hall, 1000 Highland Village Road, phone (972) 899-5093. The city's permit FAQ says a homeowner may need a permit depending on the project, that residential work must be done by a contractor registered with the city, and that fences, accessory buildings, HVAC replacements and water heater replacements need permits. A replacement gate usually needs none unless posts are replaced. The FAQ does not mention garage doors or openers, so we could not confirm whether a garage door replacement needs a permit. Ask Building Inspections before the work at highlandvillage.org.
Texas rules. We found no Texas statewide license for garage door contractors. A Texas Department of Public Safety page dated 2020 says installing garage door or gate openers needs no DPS license unless the opener is connected to an alarm system or can log who comes and goes.

Highland Village garage door repair: questions we hear
Is there garage door repair near me in Highland Village?
Yes. Emil Garage Doors repairs garage doors in Highland Village (ZIP 75077) and the neighborhoods next door. Call (214) 382-3772, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Highland Village?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Highland Village?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP code do you serve in Highland Village?
Highland Village uses ZIP code 75077. A few homes at the northwest edge may use a neighboring mail area, so tell us your street address when you call and we confirm we reach it.
Do you service garage doors in Highland Shores?
Yes. Highland Shores is split into many sections with their own association rules. Check your association's rules on door style and color before you choose a new door, and tell us when you call so we can plan the visit.
Do you repair garage doors after hail in Highland Village?
Yes. Hail can dent steel panels and crack window inserts. We inspect the panels, track, springs and opener, explain what we find and quote the price before we start.
Can a handyman fix a garage door?
A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.
How do I test my garage door's safety reverse and sensors?
Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
