Frisco homes

A city that tripled in two decades

Frisco grew from 33,714 people in 2000 to 200,509 in 2020, according to Wikipedia. The Census Bureau's 2024 one-year American Community Survey counts about 86,733 housing units, about 66 percent of them single-family detached houses, and about 64 percent of occupied homes are owner-occupied. The median year built is 2010, so most doors and openers here are under 20 years old and the older stock is mostly in the original downtown area.

Master-planned communities include Phillips Creek Ranch, which a planning firm's project page describes as about 950 acres with roughly 3,700 homes at build-out, plus Richwoods and Newman Village, named on real-estate pages. Most newer subdivisions have homeowner associations, so ask your association about door style and color before a replacement.

Tell us your cross street and whether the door is a single, a double or a pair, and we book the soonest visit. We weigh and balance each door before choosing new springs.

Incredible honest work. Emil took care of all the repairs needed in order for my garage door to work again. I know I need a new garage door but I can't afford it right now this company was nice enough to fix it instead of hounding me for more money to get a new door. Emil was so nice that he even provided me a price. I was so happy he said I could call him when I had the money and he would honor me the price. amazing company to reach out to.Jasmine · Google review

Hail, tornado alley and winter outages

What Frisco weather does to a garage door

Wikipedia gives Frisco a humid subtropical climate with a July high of 96 degrees, a January low of 33 and about 39 inches of rain a year. Summer heat wears springs, cables and seals, and a cold snap stiffens the lubricant on rollers and hinges.

Wikipedia places Frisco in Tornado Alley, and the most recent confirmed tornado was an EF-0 in March 2024 near the UNT Frisco campus. The Dallas Morning News reported that the March 2019 hailstorm hit Frisco, McKinney and Prosper hardest. In the February 2021 winter storm the mayor warned some residents they could be without power for up to 48 hours, so know where your manual release is.

Twice a year, wipe the tracks, lubricate the rollers and hinges, and test the safety reverse. After hail or high wind, look at the panels and track before you run the opener.

  • Look for dented panels after hail
  • Lubricate rollers and hinges twice a year
  • Know where the manual release is

Rules to know

Opener safety, permits and design rules in Frisco

Safety reverse and sensors. A home garage door opener sold in the United States has to reverse the door on contact and have photo-eye sensors or an equivalent entrapment protection device, under the federal Consumer Product Safety Commission standard (16 CFR part 1211). A door that closes on an object, or an opener with dead sensors, needs repair before further use. See opener installation.

Associations. Check any HOA or historic district rules before you order a new door, and see new garage doors for style options.

City permits. Frisco is a home-rule city with its own government. Building Inspections can be reached at (972) 292-5301 and the city's main line is (972) 292-5000, at friscotexas.gov. The city's FAQ says a permit is needed before modifying, repairing, replacing or improving an existing structure, and that accessory structures need a building permit. It does not mention garage doors, openers or electrical work, so we could not confirm a garage-door-specific rule. Ask the city before the work.

Texas rules. We found no Texas statewide license for garage door contractors. A Texas Department of Public Safety page dated 2020 says installing door or gate operators needs no DPS license unless the operator is connected to an alarm system or can log who comes and goes.

FAQ

Frisco garage door repair: questions we hear

Is there garage door repair near me in Frisco?

Yes. Emil Garage Doors repairs garage doors in Frisco (ZIP 75034) and the neighborhoods next door. Call (214) 382-3772, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.

What is the average price to repair a garage door in Frisco?

Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.

What is the most common garage door repair in Frisco?

Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.

How much is a service call for a garage door?

Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.

Is it cheaper to repair or replace a garage door?

A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.

Which ZIP codes do you serve in Frisco?

Frisco's street ZIP codes are 75033, 75034, 75035 and 75036. Call us if you are not sure we reach your address.

Do you service garage doors in Phillips Creek Ranch and other planned communities?

Yes. Most newer Frisco subdivisions have homeowner associations. Check your association's rules on door style and color before you choose a new door, and tell us when you call so we can plan the visit.

Do you fix garage doors after a hailstorm in Frisco?

Yes. Hail can dent steel panels and crack window inserts, and strong wind can bend tracks. We inspect the panels, track, springs and opener, explain what we find and quote the price before we start.

Does a garage door opener keep working in a power outage?

Not unless it has a battery backup. Every opener has a manual release cord so you can lift the door by hand, and we can show you where yours is. A belt-drive opener installed with battery backup is one of the options we quote.

How do I test my garage door's safety reverse and sensors?

Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
