The Colony homes

Two eras of homes in one city

The Colony is a split city. Fox and Jacobs began building around SH 121 and FM 423 in 1973 and the first families moved in during October 1974, according to Wikipedia, so the older core has homes from the 1970s through the 1990s. The Tribute and newer subdivisions add homes from the 2010s and 2020s. The Census Bureau's 2024 five-year American Community Survey puts the median year built at 2001.

That same survey counts about 19,388 housing units, about 68 percent of them single-family detached houses, with owner-occupied homes at about 60 percent of occupied units. Renters are a large group, so many calls come from landlords and property managers as well as owners. In The Tribute and other newer subdivisions, check homeowner association rules before choosing a new door.

Tell us your cross street and whether the door is a single, a double or a pair, and we book the soonest visit. We weigh and balance each door before choosing new springs.

  • Newer doors in The Tribute and near the lake

Emil responded to my request for service promptly. He scheduled service for the next day and showed up on time. He was friendly and polite. He Immediately identified the problems and fixed them effectively and efficiently. He showed resourcefulness in coming up with a used part for an old door opener control and in coming up with a practical solution for stabilizing the door connection to the opener. Price for the work was very fair. Great company !! Thank you!!Christina · Google review

"Our garage door broke this morning, which was less than ideal. We were certain that it would cost a fortune to get it repaired on a Sunday, assuming it could even happen, but we knew we had to try. I called several companies and only two returned my call. One said that while they could send someone out, it would cost considerably more than if we could wait until Monday. While I appreciated the honesty, again, I wanted it fixed today. The other was Emil Garage Doors. When I had called they said they would call back. I did get a call back from Emil, less than an hour later. Anyway, on to the service. He let me know that it would cost the same to come today or tomorrow, it didn't matter. WOW and WOW again! He said that he could head here in about an hour. Additionally, when I asked him the cost of the various things it could be, what he quoted me were prices that were what the other place wanted to charge me after the service call fee and the hiked up hourly rate for the Sunday call! Upon arrival, he looked at the door, told us a few things that he noticed, and in no way did he ever try to "up-sell" us something we didn't need. He told us our opener was what they use, and top of the line. He replaced the gear drive (maybe that's the name:)) and upgraded our rollers (that was a suggestion, but, one we totally understood and he in no way said we "needed" to). I think he was in and out in 45 minutes at most and our garage door is quieter than before by a TON (thank you rollers) and, more importantly, it works and nobody had to miss work on Monday to make it happen. Thank you so much...I can't recommend your company enough. "Pamela · Google review

Emil is delightful, knowledgeable, professional, and capable. He promised to make the process easy and he did. From our first contact Thursday mid-day through completion of the project Saturday at Noon, everything was 100% perfect, and we are extremely happy. We are amazed when we look outside and see our beautiful new door, so soon after searching on google. Emil and his company deserve 100 stars but we are limited to only 5Dawn · Google review

It went very well, with the job being completed in three days. We waited few months for the supply chain to kick in ( Covid related delays ) and finally deliver the products. It was so worth the wait. Great installers, Emil and his team are professional and friendly, too, and patient in answering questions.Rachel · Google review

What The Colony weather does to a garage door

The Colony has no climate section on Wikipedia. Nearby Frisco's page gives a July high of 96 degrees, a January low of 33 and about 39 inches of rain a year, so treat those as regional figures. Heat wears springs, cables and seals over the years.

The National Weather Service rated damage in The Colony from the March 8, 2016 storm as EF-0, and news reports differed on how many homes were hit. Most of the damage came from straight-line winds, according to NBC DFW. Strong wind can push a light door out of its track and hail dents steel panels. The February 2021 winter storm caused rolling blackouts across Texas, so know where your manual release is.

Twice a year, wipe the tracks, lubricate the rollers and hinges, and test the safety reverse. After a storm, look at the tracks and panels before you run the opener.

  • Check tracks after high wind
  • Lubricate rollers and hinges twice a year

Rules to know

Opener safety, permits and design rules in The Colony

Opener safety. Federal rules (the Consumer Product Safety Commission's standard for automatic residential garage door operators, 16 CFR part 1211) require openers made for homes to reverse the door when it meets an obstruction and to have a separate entrapment protection device, which on most openers is the pair of photo-eye sensors near the floor. If your opener ignores the sensors or does not reverse, stop using it and call us. See opener installation.

HOAs and style rules. If you live in a planned community or a historic district, check style and color rules before you choose a new door. See new garage doors for styles.

City permits. The Colony is a home-rule city with its own government. Building Inspections is at 6053 Main Street, phone 972-624-3100, with inspection scheduling at 972-624-3150, and the city site is thecolonytx.gov. The city says a permit is required before new construction and for additions, alterations or repairs to buildings and to plumbing, electrical or mechanical systems. Garage doors and openers are not mentioned, so we could not confirm a garage-door-specific rule. The city adopted the 2024 ICC codes and the 2023 National Electrical Code, effective July 17, 2025. Ask the city before the work.

Texas rules. We found no Texas statewide license for garage door contractors. A Texas Department of Public Safety page dated 2020 says installing door or gate operators needs no DPS license unless the operator is connected to an alarm system or can log who comes and goes.

FAQ

The Colony garage door repair: questions we hear

Is there garage door repair near me in The Colony?

Yes. Emil Garage Doors repairs garage doors in The Colony (ZIP 75056) and the neighborhoods next door. Call (214) 382-3772, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.

What is the average price to repair a garage door in The Colony?

Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.

What is the most common garage door repair in The Colony?

Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.

How much is a service call for a garage door?

Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.

Is it cheaper to repair or replace a garage door?

A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.

Which ZIP code do you serve in The Colony?

The Colony has one ZIP code, 75056. Call us if you are not sure we reach your address.

Do you service garage doors in The Tribute?

Yes. The Tribute is a master-planned community on a Lewisville Lake peninsula, mostly newer homes. Check your homeowner association's rules on door style and color before you choose a new door, and tell us when you call so we can plan the visit.

Do you replace old openers and doors on 1970s and 1980s homes in The Colony?

Yes. Many homes from the first building years still have original equipment. We inspect the door, springs, cables and opener, explain what we find and quote the price before we start.

Can a handyman fix a garage door?

A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.

How do I test my garage door's safety reverse and sensors?

Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
