Galveston homes

Pre-1940 houses, 1970s island homes and second homes

According to the Census Bureau's 2024 five-year American Community Survey, Galveston has about 35,800 housing units, with a median year built of 1973. Homes built in 1939 or earlier are the single largest group, about 20 percent, and the 1970s are the largest decade after that. About 54 percent of occupied homes are rented, and about 16 percent of all units are held for seasonal or occasional use, so many doors belong to vacation rentals and second homes that sit unused for weeks.

Wikipedia lists six historic districts with more than 60 National Register structures, among them the Silk Stocking district, the East End Historic District along Broadway and Market, and The Strand, a Victorian business district. The city's own guidance for locally designated districts covers garage doors, and we summarize it in the rules section below. If your house is in a district, check with the city before you change a visible door.

Tell us your cross street and whether the door is a single, a double or a pair, and we book the soonest visit. We weigh and balance each door before choosing new springs.

  • Period-style and original doors on older houses
  • Doors on vacation rentals and second homes that sit unused
  • Wind-rated replacements on the exposed Gulf side

Salt spray, hurricanes and constant humidity

What island weather does to a garage door

Wikipedia's 1991-2020 normals for the Galveston airport station give a July mean high near 91 degrees with lows near 80, August the warmest month, about 47 inches of rain a year and almost no snow. Salt spray and near-constant humidity corrode springs, cables, rollers, tracks, hinges and opener circuit boards faster than they would inland.

The 1900 hurricane led to a seawall about 10 miles long and 17 feet high. Hurricane Ike came ashore on the east end of the island on September 13, 2008 with about 110 mph sustained winds and a surge of about 19 feet, and few structures survived on the western third of the island, according to Wikipedia. Fox Weather reported an 86 mph gust in Galveston during Hurricane Beryl in July 2024, with outage estimates of 72 hours to two weeks for parts of the island. Wide garage doors are among the weakest parts of a house in high wind, and flooding soaks bottom seals and openers.

Rinse salt film off the door and hardware when you can, lubricate the rollers and hinges every few months, and test the safety reverse. If you leave a second home for a while, check the tracks and springs when you arrive.

  • Rinse salt off the door and hardware
  • Look for rust on springs, cables and the opener
  • Know where the manual release is in an outage

"Our garage door broke this morning, which was less than ideal. We were certain that it would cost a fortune to get it repaired on a Sunday, assuming it could even happen, but we knew we had to try. I called several companies and only two returned my call. One said that while they could send someone out, it would cost considerably more than if we could wait until Monday. While I appreciated the honesty, again, I wanted it fixed today. The other was Emil Garage Doors. When I had called they said they would call back. I did get a call back from Emil, less than an hour later. Anyway, on to the service. He let me know that it would cost the same to come today or tomorrow, it didn't matter. WOW and WOW again! He said that he could head here in about an hour. Additionally, when I asked him the cost of the various things it could be, what he quoted me were prices that were what the other place wanted to charge me after the service call fee and the hiked up hourly rate for the Sunday call! Upon arrival, he looked at the door, told us a few things that he noticed, and in no way did he ever try to "up-sell" us something we didn't need. He told us our opener was what they use, and top of the line. He replaced the gear drive (maybe that's the name:)) and upgraded our rollers (that was a suggestion, but, one we totally understood and he in no way said we "needed" to). I think he was in and out in 45 minutes at most and our garage door is quieter than before by a TON (thank you rollers) and, more importantly, it works and nobody had to miss work on Monday to make it happen. Thank you so much...I can't recommend your company enough. "Pamela · Google review

Emil is delightful, knowledgeable, professional, and capable. He promised to make the process easy and he did. From our first contact Thursday mid-day through completion of the project Saturday at Noon, everything was 100% perfect, and we are extremely happy. We are amazed when we look outside and see our beautiful new door, so soon after searching on google. Emil and his company deserve 100 stars but we are limited to only 5Dawn · Google review

It went very well, with the job being completed in three days. We waited few months for the supply chain to kick in ( Covid related delays ) and finally deliver the products. It was so worth the wait. Great installers, Emil and his team are professional and friendly, too, and patient in answering questions.Rachel · Google review

Rules to know

Opener safety, permits and design rules in Galveston

Opener safety. The federal standard for residential garage door operators (Consumer Product Safety Commission, 16 CFR part 1211) calls for automatic reversing and entrapment protection such as photo-eye sensors. If yours stopped working, we test the reverse and the sensors and repair or replace what failed. See opener installation.

Design rules. Planned communities and historic districts can limit door style and color. Ask before you choose a new door: new garage doors.

City permits. Galveston is its own city, so its rules come from the City of Galveston. The Building Division in Development Services is listed at 823 Rosenberg, Room 401, open Monday to Friday 8 am to 5 pm, with permit clerks at 409-797-3620; another city page lists 3015 Market Street, so call before you go in person. The city's FAQ says a project valued at $500 or more, labor plus materials, will typically need a permit, and permits must be visible from the street. We found no garage-door-specific rule, so ask the city whether your job needs one. Historic districts. The city's Design Standards for Historic Properties (the PDF on the city site is dated April 30, 2012; confirm the current edition) apply to locally designated landmarks and districts. The chart lists minor alterations to accessory buildings, including garage doors, as eligible for staff approval, with Landmark Commission review if the change is visible from the public right-of-way. For houses, the standards say to use a wooden garage door to match the historic style where possible, keep replacement details simple and paint it, and consider a metal door with an appropriate look only if a wood door cannot be found that meets storm-safety requirements. They also say not to use a metal garage door on the primary facade. The code text says a certificate of appropriateness is not needed for ordinary repair that does not change design, material or appearance. We could not verify which addresses are inside a local district, so check the city's map or call the Historic Preservation Officer at 409-797-3660 or planning@galvestontx.gov before you change a door.

Wind and state rules. Galveston County is a first-tier coastal county under the Texas windstorm program, and the Texas Department of Insurance (TDI) county map puts the City of Galveston in the Seaward zone, with a 130 mph design wind speed. TDI says garage door assemblies should be installed to the manufacturer's instructions and tested high-wind application, that glass panels should be impact-resistant, and that a WPI-8 certificate of compliance exists for inspected repairs. We could not confirm that every replacement needs one, so check with your insurer and TDI (800-248-6032) first. The Texas Department of Public Safety says installing garage door operators needs no DPS license unless the operator is connected to an alarm system or monitors or logs entry and exit. We could not verify a Texas statewide contractor license for garage door installation.

FAQ

Galveston garage door repair: questions we hear

Is there garage door repair near me in Galveston?

Yes. Emil Garage Doors repairs garage doors in Galveston (ZIP 77550) and the neighborhoods next door. Call (214) 382-3772, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.

What is the average price to repair a garage door in Galveston?

Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.

What is the most common garage door repair in Galveston?

Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.

How much is a service call for a garage door?

Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.

Is it cheaper to repair or replace a garage door?

A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.

Which ZIP codes do you serve in Galveston?

Galveston's street ZIP codes are 77550, 77551 and 77554. ZIP 77552 and 77553 are PO boxes and 77555 is a unique code for the University of Texas Medical Branch. Call us with your address and we will tell you if we reach it.

Can I replace the garage door on a historic Galveston house?

Maybe, but check first. The city's design standards for locally designated districts cover garage doors: staff can approve minor alterations, the standards prefer a wooden door to match the historic style, and they say not to use a metal door on the primary facade. Call the Historic Preservation Officer at 409-797-3660 before you order.

What does salt air do to a garage door in Galveston?

Salt spray and humidity corrode springs, cables, rollers, tracks, hinges and opener circuit boards faster than they do inland. Rinsing the door, lubricating the moving parts and checking springs and cables for rust helps them last longer.

Can a handyman fix a garage door?

A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.

How do I test my garage door's safety reverse and sensors?

Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
