Doesn't get any better than this guy! I have recently purchased a condo with a broken garage door opener. It was missing some brackets. I called them, and Emil came out promptly the next morning. On time! He was able to run back to his shop and get the bracket I needed. It took him less than an hour to complete the entire project! My garage door works great now. I said a little thank you to Emil as I opened my garage door late last night and drove in my garage. I would definitely call him again if I needed anything done with my garage door. Highly recommend, plus he's just a super nice guy, which the process so much easier. Thanks Emil!Winston · Google review

Called the office to let them know my issues and asked if we could get someone out to look at my door. Was told between 11-12...drove home from work at 11:05 and Emil was waiting and ready to get to work. Not knowing anything about how to fix a garage door, Emil did a great job explaining why I was having issues. Quoted a reasonable price (well at least what I thought was reasonable) and less than 40 minute later he had fixed the problem. Great customer service from intake of the call to fixing my door! If you need a garage door repair...support local business and give them your business, you won't be disappointed.Guadalupe · Google review
My garage door and opener were pretty banged up and not working properly. Emil Garage Doors came out, did a thorough evaluation of door and all it's parts. Even though the previous home owner rigged up the garage door opener with the wrong springs and parts, Emil repaired the door and saved us money by using some of the old parts. That kind of honesty will get 5 stars all day long. Thank you Emil Garage Doors for your great service.Bradford · Google review

From 1970s ranches to the Lago Mar neighborhoods
According to the Census Bureau's 2024 five-year American Community Survey, Texas City has about 23,600 housing units. About 69 percent are single-family detached houses and about 56 percent of occupied homes are owner-occupied. The median year built is 1984 and the 1970s are the largest group, so many original doors and openers are now 25 to 55 years old. About a third of the housing has been built since 2000.
Lago Mar is a master-planned community of about 2,000 acres off Interstate 45. Builder news and listing pages (third-party sources) describe it as homeowner-association governed with a long list of builders. We could not verify its rules on garage doors, so check with your association before you choose a new door. The city also has Heritage Square, where the Davison Home was completed in 1897, and the 1867 Settlement Historic District; we could not verify any design-review rule for garage doors there.
Tell us your cross street and whether the door is a single, a double or a pair, and we book the soonest visit. We weigh and balance each door before choosing new springs.
- Original openers and springs on 1970s and 1980s homes
- Association rules in Lago Mar: ask before a color or style change
- Wide doors on newer two-car homes

What your garage door is telling you in Texas City
A starting point. We confirm the cause on site.
| The door does this | Common cause | What we do |
|---|---|---|
| A loud bang from the garage | A torsion spring snapped | Replace both springs and balance the door |
| The door shakes or scrapes going up | Worn rollers, dry hinges or loose track bolts | Replace rollers, tighten the track and lubricate |
| The door stops partway and reverses | A blocked or misaligned sensor, or a force setting | Clean and realign the sensors and reset the force |
| Daylight shows under the door | A worn bottom seal or an uneven door | Replace the seal and level the door |
| The opener is slow or very noisy | An old chain or belt, or a worn motor | Service or replace the opener and test the safety reverse |
Do not run a door that is crooked or heavy.

What Gulf Coast weather does to a garage door
Texas City has no climate table of its own, so we use the Galveston airport station about 8.5 miles away. Wikipedia's 1991-2020 normals give a July mean high near 91 degrees with lows near 80, about 47 inches of rain a year and almost no snow. Humid air and salt spray from Galveston Bay speed rust on springs, cables, tracks and hinges, and dry out the grease on rollers.
Hurricane Ike made landfall near Texas City on September 13, 2008. The levee system built after Hurricane Carla likely kept the surge out of most of the city, but eastern and northern parts were still flooded and the Texas City Dike was overtopped. A preliminary Hurricane Harvey list from 2017 shows 15.29 inches at a gauge 3 miles east of Texas City, and Fox Weather reported an 86 mph gust in nearby Galveston during Hurricane Beryl in July 2024. Wind bends tracks and pushes in wide, light doors, and floodwater soaks bottom seals and openers.
Before hurricane season, wipe the tracks, lubricate the rollers and hinges, and look for rust on springs and cables. After a storm, check the bottom seal and test the safety reverse before you run the opener, and know where your manual release is in case the power stays off.
- Look for rust on springs, cables and tracks
- Replace a soaked bottom seal after flooding
- Know where the manual release is before storm season

Opener safety, permits and design rules in Texas City
Safety reverse and sensors. A home garage door opener sold in the United States has to reverse the door on contact and have photo-eye sensors or an equivalent entrapment protection device, under the federal Consumer Product Safety Commission standard (16 CFR part 1211). A door that closes on an object, or an opener with dead sensors, needs repair before further use. See opener installation.
Associations. Check any HOA or historic district rules before you order a new door, and see new garage doors for style options.
City permits. Texas City is its own city, so its rules come from the City of Texas City. Building Inspections is at 7800 Emmett F. Lowry Expressway, phone 409-643-5946, and permits and inspections go through the city's online MGO portal. Contractors register through the portal and the city asks for liability insurance naming the City of Texas City as certificate holder. The pages we read do not mention garage doors or openers, so we could not confirm whether a garage door replacement needs a permit. Ask Building Inspections before the work, or visit texascitytx.gov.
Wind and state rules. Galveston County is a first-tier coastal county under the Texas windstorm program, and the Texas Department of Insurance (TDI) county map puts Texas City in the Inland I zone, with a 120 mph design wind speed. TDI says garage door assemblies should be installed to the manufacturer's instructions and tested high-wind application, that glass panels should be impact-resistant, and that a WPI-8 certificate of compliance exists for inspected repairs. We could not confirm that every garage door replacement needs one, so check with your insurer and TDI (800-248-6032) first. The Texas Department of Public Safety says installing garage door operators needs no DPS license unless the operator is connected to an alarm system or monitors or logs entry and exit. We could not verify a Texas statewide contractor license for garage door installation.

Texas City garage door repair: questions we hear
Is there garage door repair near me in Texas City?
Yes. Emil Garage Doors repairs garage doors in Texas City (ZIP 77590) and the neighborhoods next door. Call (214) 382-3772, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Texas City?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Texas City?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP codes do you serve in Texas City?
Texas City's mailing ZIP codes we confirmed are 77590, 77591 and 77592. Nearby codes such as 77510, 77539 and 77568 belong to neighboring post offices. Call us with your address and we will tell you if we reach it.
Do you repair garage doors after a hurricane in Texas City?
Yes. Strong wind can bend tracks, dent panels and push a wide door out of its frame, and floodwater can soak the bottom seal and the opener. We inspect the track, panels, springs and opener, explain what we find and quote the price before we start.
Does a new garage door in Texas City need a permit or a wind rating?
We could not confirm a garage-door-specific permit rule, so call the city's Building Inspections office at 409-643-5946. Texas City is in TDI's Inland I wind zone, so if you replace a door, ask about its high-wind rating and check with your insurer first.
Can a handyman fix a garage door?
A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.
How do I test my garage door's safety reverse and sensors?
Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
