A historic square, Sun City and fast-growing subdivisions

According to the Census Bureau's 2020-2024 American Community Survey, Georgetown has about 37,200 housing units. About 73.5 percent are single-family detached houses and about 69.5 percent of occupied homes are owner-occupied. The median year built is 2008, so many doors are still in their first or second set of springs. Wikipedia's 2020 census figures give a median age of 47 and say 31 percent of residents are 65 or older.

Sun City Texas, opened by Del Webb in 1995, is an age-restricted community about 10 miles west of I-35 on Williams Drive, mostly single-family homes plus duplexes, according to Wikipedia. The Williamson County Courthouse (1911) anchors the historic downtown, a 1976 local ordinance protects the central business district, and three districts are on the National Register. We could not verify whether garage doors in those districts face design review or what any association requires, so ask the city or your association before you change a door.

Tell us your cross street and whether the door is a single, a double or a pair, and we book the soonest visit. We weigh and balance each door before choosing new springs.

What Georgetown weather does to a garage door

NOAA 1991-2020 normals for Georgetown Lake, shown on Wikipedia, give a July mean high of 95.9 degrees, a July record of 113, a January mean low of 36.2, a record low of 0 and about 37 inches of precipitation a year. Wikipedia's climate text adds that summer highs approach 100 on several days in July and August and that winters bring one or two ice storms in a season. Heat wears springs, cables and seals, and ice stiffens lubricant on rollers and hinges.

During the February 2021 winter storm, the largest power outage in Texas history, Community Impact reported on February 18 that Georgetown Utility Systems customers were nearly back on power while Oncor customers in a large area between S.E. Inner Loop and Westinghouse Road were still without it. Know where your red manual release cord is, so you can lift the door by hand when the power is out.

Twice a year, wipe the tracks, lubricate the rollers and hinges, and test the safety reverse. After an ice storm or hard freeze, watch the door's first few cycles for scraping or a jerky lift.

  • Know where the manual release is
  • Lubricate rollers and hinges twice a year
  • Watch the first cycles after a hard freeze

I woke up to a loud crash when a tree in my front yard fell over and hit my garage door. Emil Garage Doors was able to give be a really good price on a new garage door. They uninstalled the old, damaged door and realigned the tracks the garage door connects to which had been damaged as well. The new door looks great and most importantly functions well. Thank you for going above and beyond in my time of need!Stuart · Google review

They were able to come within a few hours of my call. Another company could only give me a 4 hour window of arrival time the next day, but these guys was able to give me a 2 hour window the same day. One the guys called before arriving. He was friendly and competent in explaining the problem and our options. I was so grateful he had replacement springs and was able to fix our garage door in less than an hour.David · Google review

Not paying attention I closed the garage door on a pipe laying in the track. Needless to say it did some damage even though the automatic reverse opened the door back up. Emailed what happened on Sunday evening. Appointment with quote provided in just a few minutes and appointment confirmed. Once again they arrived on time. Completed repairs quickly and for less then the quote. Cleaned up like they were never there. I highly recommend them and will continue to use them for my garage door repairs.Carroll · Google review

We were impressed with the performance of our tech. It’s easy for us to recommend this company.Kathleen · Google review

The replacement of my broken spring was done quickly and professionaly. I was also provided an explanation on why the tension was set as it was. I was called in advance to be informed of the arrival time. Great job as it has been in the pastFrancine · Google review

My garage door spring broke the other evening and I was unable to open my door. I contacted them first thing the next day. They were able to give me an appointment for later in that day. The service technician called prior to arrival as promised & arrived shortly afterwards. He recommended some additional service to the door in addition to the springs which I accepted. The door was repaired in less than 2 hours & now works better than ever. Thank youBrandi · Google review

Rules to know

Opener safety, permits and design rules in Georgetown

Opener safety. Federal rules (the Consumer Product Safety Commission's standard for automatic residential garage door operators, 16 CFR part 1211) require openers made for homes to reverse the door when it meets an obstruction and to have a separate entrapment protection device, which on most openers is the pair of photo-eye sensors near the floor. If your opener ignores the sensors or does not reverse, stop using it and call us. See opener installation.

HOAs and style rules. If you live in a planned community or a historic district, check style and color rules before you choose a new door. See new garage doors for styles.

City permits. Georgetown is its own city and the county seat, so its rules come from the City of Georgetown. A city knowledge-base article says that inside the city limits a permit is needed to construct, enlarge, alter, repair, move or demolish a building or structure, and to install, alter, repair or replace any electrical, gas, mechanical or plumbing system. The permit office is at permits@georgetowntexas.gov, phone 512-930-2550. The article links to a list of work exempt from a permit that we could not read, and it does not mention garage doors or openers, so we could not confirm whether a garage door replacement needs a permit. Ask the permit office before the work at georgetown.org.

Historic districts. Wikipedia says a 1976 local ordinance protects the central business district and that the Williamson County Courthouse, Belford and University Avenue/Elm Street districts are on the National Register. We could not verify whether residential garage doors in those districts face design review, so ask the city first.

Texas rules. We found no Texas statewide license for garage door contractors. The Texas Department of Public Safety says installing garage door or electronic gate openers needs no DPS license unless the opener is tied to an alarm system or can log who comes and goes.

FAQ

Georgetown garage door repair: questions we hear

Is there garage door repair near me in Georgetown?

Yes. Emil Garage Doors repairs garage doors in Georgetown (ZIP 78626) and the neighborhoods next door. Call (214) 382-3772, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.

What is the average price to repair a garage door in Georgetown?

Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.

What is the most common garage door repair in Georgetown?

Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.

How much is a service call for a garage door?

Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.

Is it cheaper to repair or replace a garage door?

A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.

Which ZIP codes do you serve in Georgetown?

Georgetown's street ZIP codes are 78626, 78628 and 78633, and 78627 is for PO boxes. ZIP 78628 also lists Sun City as an accepted name. Call us if you are not sure we reach your address.

Do you service garage doors in Sun City Texas?

Yes. Sun City is an age-restricted community on the west side of Georgetown. Check your association's rules on door style and color before you choose a new door, and tell us when you call so we can plan the visit.

Do I need to ask the city before I change a garage door near the Courthouse Square?

A 1976 local ordinance protects the central business district, and we could not verify what it means for a residential garage door. Ask the city's permit office at 512-930-2550 before you order a new door. Repairs to springs, cables and openers do not change how the door looks.

Can a handyman fix a garage door?

A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.

How do I test my garage door's safety reverse and sensors?

Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
