Wind, dust and hail

What Odessa weather does to a garage door

Wikipedia describes Odessa as hot and semiarid, with a large day-to-night range and frequent high winds. NOAA's 1991-2020 normals give June and July mean highs near 94 degrees and a January mean low near 32. Wide swings work springs, cables and seals, and cold mornings stiffen lubricant.

On June 14, 2017, a National Weather Service survey found a 64 mph gust at Odessa-Schlemeyer Field, a likely microburst in West Odessa that snapped power poles, and baseball-size or larger hail reports, with hail damage to a house near E. 42nd Street. Hail dents steel panels, wind pushes on big double doors, and blowing dust works into tracks and rollers.

Twice a year, wipe dust out of the tracks, lubricate the rollers and hinges and test the safety reverse. Know where your manual release is, because storms can knock out power.

Odessa homes

Homes from the 1970s and 1980s plus newer subdivisions

According to the Census Bureau's American Community Survey as summarized by city-stats.com, the median Odessa home was built in 1978, about two thirds of homes are single-family and about 59 percent are owner-occupied. The 2020 census counted about 47,300 housing units. Many original doors and openers are now more than 40 years old.

Parks Bell Ranch North is a master-planned community of about 1,700 acres, according to its developer's coverage in trade press, and local listings name Ratliff Ranch, Windsor Heights, Mission Estates and Emerald Forest as subdivisions. We could not verify association rules for most of them, so check your own association's rules before you choose a new door.

Tell us your cross street and whether the door is a single, a double or a pair, and we book the soonest visit. We weigh and balance each door before choosing new springs.

Great to work with, gave us good advise and very knowledgeable with garage door springs . We could not find anyone to do our repair ASAP as it was a small project, but that did not matter to them. They traveled 2 hours to get the work done. Tech who did our repair was very personable, fast and did an excellent job.Theresa · Google review

Emil responded to my request for service promptly. He scheduled service for the next day and showed up on time. He was friendly and polite. He Immediately identified the problems and fixed them effectively and efficiently. He showed resourcefulness in coming up with a used part for an old door opener control and in coming up with a practical solution for stabilizing the door connection to the opener. Price for the work was very fair. Great company !! Thank you!!Christina · Google review

"Our garage door broke this morning, which was less than ideal. We were certain that it would cost a fortune to get it repaired on a Sunday, assuming it could even happen, but we knew we had to try. I called several companies and only two returned my call. One said that while they could send someone out, it would cost considerably more than if we could wait until Monday. While I appreciated the honesty, again, I wanted it fixed today. The other was Emil Garage Doors. When I had called they said they would call back. I did get a call back from Emil, less than an hour later. Anyway, on to the service. He let me know that it would cost the same to come today or tomorrow, it didn't matter. WOW and WOW again! He said that he could head here in about an hour. Additionally, when I asked him the cost of the various things it could be, what he quoted me were prices that were what the other place wanted to charge me after the service call fee and the hiked up hourly rate for the Sunday call! Upon arrival, he looked at the door, told us a few things that he noticed, and in no way did he ever try to "up-sell" us something we didn't need. He told us our opener was what they use, and top of the line. He replaced the gear drive (maybe that's the name:)) and upgraded our rollers (that was a suggestion, but, one we totally understood and he in no way said we "needed" to). I think he was in and out in 45 minutes at most and our garage door is quieter than before by a TON (thank you rollers) and, more importantly, it works and nobody had to miss work on Monday to make it happen. Thank you so much...I can't recommend your company enough. "Pamela · Google review

Emil is delightful, knowledgeable, professional, and capable. He promised to make the process easy and he did. From our first contact Thursday mid-day through completion of the project Saturday at Noon, everything was 100% perfect, and we are extremely happy. We are amazed when we look outside and see our beautiful new door, so soon after searching on google. Emil and his company deserve 100 stars but we are limited to only 5Dawn · Google review

Rules to know

Opener safety, permits and design rules in Odessa

Opener safety. The federal standard for residential garage door operators (Consumer Product Safety Commission, 16 CFR part 1211) calls for automatic reversing and entrapment protection such as photo-eye sensors. If yours stopped working, we test the reverse and the sensors and repair or replace what failed. See opener installation.

Design rules. Planned communities and historic districts can limit door style and color. Ask before you choose a new door: new garage doors.

City permits. Odessa is its own city. City Hall is at 411 W. 8th Street, the Building Inspection page at odessa-tx.gov lists 432-335-3200 (confirm the number with the city), and permits are applied for online through MGO Connect. The city requires contractors to register before a permit is issued. Its page does not mention garage doors or openers, so we could not confirm whether a garage door replacement needs a permit. Ask the city before the work.

Texas rules. We found no Texas statewide license for garage door contractors. The Texas Department of Public Safety says installers of garage door or gate openers who do no other regulated security work need no DPS license, unless the opener is connected to an alarm system or records who comes and goes. Whether wiring an opener's power supply counts as regulated electrical work is something we could not verify.

FAQ

Odessa garage door repair: questions we hear

Is there garage door repair near me in Odessa?

Yes. Emil Garage Doors repairs garage doors in Odessa (ZIP 79761) and the neighborhoods next door. Call (214) 382-3772, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.

What is the average price to repair a garage door in Odessa?

Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.

What is the most common garage door repair in Odessa?

Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.

How much is a service call for a garage door?

Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.

Is it cheaper to repair or replace a garage door?

A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.

Which ZIP codes do you serve in Odessa?

Odessa's street ZIP codes are 79761, 79762, 79763, 79764, 79765 and 79766. The 79760, 79768 and 79769 codes are PO boxes only. Call us if you are not sure we reach your address.

Do you repair garage doors in West Odessa?

Yes. West Odessa is on the west side of Odessa. Tell us your cross street when you call and we book the soonest visit.

What does wind do to a garage door in Odessa?

Strong wind can push a light door out of its track, bend the track and strain the opener, and blowing dust works into rollers and tracks. If your door shakes, scrapes or has come off the track, stop using the opener and call us.

Can a handyman fix a garage door?

A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.

How do I test my garage door's safety reverse and sensors?

Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
