Midland homes

Mostly 1980s-era and newer houses

According to the 2020 census figures on Wikipedia, Midland has about 55,400 housing units and a median household income of about $90,400. Aggregator sites disagree on the exact median build year, so we describe it as mostly 1980s-era and newer single-family homes, with roughly two thirds of homes owner-occupied. Many original doors and openers are now past 30 years old.

Builder and listing sites describe newer subdivisions on the north and north-west sides, including Woodland Park, Heritage Oaks, Northwest Passage, Mockingbird Ridge and Pecan Grove, and some are said to have homeowner associations. These are third-party descriptions, so check your own association's rules on door style and color before you choose a new door.

Tell us your cross street and whether the door is a single, a double or a pair, and we book the soonest visit. We weigh and balance each door before choosing new springs.

  • Original springs and openers on 1980s homes
  • Association rules in newer subdivisions
  • Wide doors on larger newer homes

What Midland weather does to a garage door

NOAA's 1991-2020 normals, as shown on Wikipedia, give Midland about 115 afternoons a year above 90 degrees and lows at or below freezing on about 58 mornings. Records run from 116 degrees in June to -11 in winter. Heat and cold swings work springs, cables and weatherstripping, and cold mornings stiffen lubricant.

The National Weather Service reported hail up to baseball size in Midland on April 23, 2019, damaging homes and other structures, mostly on the south and west sides. The NWS also issued high wind and blowing dust warnings for most of West Texas on March 4, 2025, and outages followed. Hail dents steel doors, wind and dust load openers and tracks, and during an outage you need to know where your manual release is.

Twice a year, wipe dust out of the tracks, lubricate the rollers and hinges and test the safety reverse. After a hail or wind storm, look over the panels and track before you run the opener.

  • Wipe dust from tracks and bottom seals
  • Check panels and windows after hail
  • Know where the manual release is

I woke up to a loud crash when a tree in my front yard fell over and hit my garage door. Emil Garage Doors was able to give be a really good price on a new garage door. They uninstalled the old, damaged door and realigned the tracks the garage door connects to which had been damaged as well. The new door looks great and most importantly functions well. Thank you for going above and beyond in my time of need!Stuart · Google review

They were able to come within a few hours of my call. Another company could only give me a 4 hour window of arrival time the next day, but these guys was able to give me a 2 hour window the same day. One the guys called before arriving. He was friendly and competent in explaining the problem and our options. I was so grateful he had replacement springs and was able to fix our garage door in less than an hour.David · Google review

Not paying attention I closed the garage door on a pipe laying in the track. Needless to say it did some damage even though the automatic reverse opened the door back up. Emailed what happened on Sunday evening. Appointment with quote provided in just a few minutes and appointment confirmed. Once again they arrived on time. Completed repairs quickly and for less then the quote. Cleaned up like they were never there. I highly recommend them and will continue to use them for my garage door repairs.Carroll · Google review

The replacement of my broken spring was done quickly and professionaly. I was also provided an explanation on why the tension was set as it was. I was called in advance to be informed of the arrival time. Great job as it has been in the pastFrancine · Google review

My garage door spring broke the other evening and I was unable to open my door. I contacted them first thing the next day. They were able to give me an appointment for later in that day. The service technician called prior to arrival as promised & arrived shortly afterwards. He recommended some additional service to the door in addition to the springs which I accepted. The door was repaired in less than 2 hours & now works better than ever. Thank youBrandi · Google review

Rules to know

Opener safety, permits and design rules in Midland

Safety reverse and sensors. A home garage door opener sold in the United States has to reverse the door on contact and have photo-eye sensors or an equivalent entrapment protection device, under the federal Consumer Product Safety Commission standard (16 CFR part 1211). A door that closes on an object, or an opener with dead sensors, needs repair before further use. See opener installation.

Associations. Check any HOA or historic district rules before you order a new door, and see new garage doors for style options.

City permits. Midland is its own city. Permitting and Inspections is at 300 N. Loraine, the permitting clerk's phone is 432-685-7390, and the city's site is midlandtexas.gov. The city says most residential projects need a bonded contractor who is registered with the city, and that owner-occupants may pull their own permits. Its permit page does not mention garage doors or openers, so we could not confirm whether a garage door replacement needs a permit. Ask the permitting clerk before the work.

Texas rules. We found no Texas statewide license for garage door contractors. The Texas Department of Public Safety says installers of garage door or gate openers who do no other regulated security work need no DPS license, unless the opener is connected to an alarm system or records who comes and goes. Whether wiring an opener's power supply counts as regulated electrical work is something we could not verify.

FAQ

Midland garage door repair: questions we hear

Is there garage door repair near me in Midland?

Yes. Emil Garage Doors repairs garage doors in Midland (ZIP 79701) and the neighborhoods next door. Call (214) 382-3772, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.

What is the average price to repair a garage door in Midland?

Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.

What is the most common garage door repair in Midland?

Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.

How much is a service call for a garage door?

Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.

Is it cheaper to repair or replace a garage door?

A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.

Which ZIP codes do you serve in Midland?

Midland's street ZIP codes are 79701, 79703, 79705, 79706, 79707 and 79712. The 79702, 79704, 79708, 79710 and 79711 codes are PO boxes only. Call us if you are not sure we reach your address.

Do you service garage doors in newer Midland subdivisions?

Yes. Several newer north and north-west Midland subdivisions are described as having homeowner associations. Check your association's rules on door style and color before you choose a new door, and tell us when you call so we can plan the visit.

Do you repair garage doors in Greenwood and Odessa?

Yes. Greenwood is east of Midland and Odessa is about 20 miles south-west along I-20. Tell us the town and your cross street when you call and we book the soonest visit.

Can a handyman fix a garage door?

A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.

How do I test my garage door's safety reverse and sensors?

Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
