Salt air, wind and tropical storms

What Portland weather does to a garage door

Portland has no climate table of its own, so these figures come from Corpus Christi International Airport across the bay. July and August average highs are about 94 and 95 degrees, the January average low is about 48, and rainfall is about 32 inches a year. Salt-laden, humid air corrodes springs, cables, hinges and track bolts, and steady bay breezes load wide two-car doors.

Tropical systems matter on this coast. Hurricane Celia came ashore near Corpus Christi in August 1970, and Hurricane Harvey made landfall near Rockport in August 2017; we could not verify damage in Portland itself from either storm. A storm outage leaves the opener dead, so know where your manual release is.

Twice a year, wipe the tracks, lubricate the rollers and hinges, and look for rust on the springs, cables and track bolts. Test the safety reverse as well.

Portland homes

Bayside homes from the 1980s with newer subdivisions

According to the Census Bureau's 2020-2024 American Community Survey, Portland, Texas, has about 8,500 housing units. About 71 percent are single-family detached houses and about 63 percent of occupied homes are owner-occupied. The median year built is 1987, so many original garage doors and openers are close to 40 years old.

Portland sits on Corpus Christi Bay and Nueces Bay, across the water from Corpus Christi. Northshore Country Club has several sub-associations and subdivisions, according to real-estate listings, so check your association's rules on door style and color before you pick a new door. Old Town Portland is a leisure and entertainment district; we found no garage door rules for it.

Tell us your cross street and whether the door is a single, a double or a pair, and we book the soonest visit. We weigh and balance each door before choosing new springs.

Doesn't get any better than this guy! I have recently purchased a condo with a broken garage door opener. It was missing some brackets. I called them, and Emil came out promptly the next morning. On time! He was able to run back to his shop and get the bracket I needed. It took him less than an hour to complete the entire project! My garage door works great now. I said a little thank you to Emil as I opened my garage door late last night and drove in my garage. I would definitely call him again if I needed anything done with my garage door. Highly recommend, plus he's just a super nice guy, which the process so much easier. Thanks Emil!Winston · Google review

Called the office to let them know my issues and asked if we could get someone out to look at my door. Was told between 11-12...drove home from work at 11:05 and Emil was waiting and ready to get to work. Not knowing anything about how to fix a garage door, Emil did a great job explaining why I was having issues. Quoted a reasonable price (well at least what I thought was reasonable) and less than 40 minute later he had fixed the problem. Great customer service from intake of the call to fixing my door! If you need a garage door repair...support local business and give them your business, you won't be disappointed.Guadalupe · Google review
★★★★★
My garage door and opener were pretty banged up and not working properly. Emil Garage Doors came out, did a thorough evaluation of door and all it's parts. Even though the previous home owner rigged up the garage door opener with the wrong springs and parts, Emil repaired the door and saved us money by using some of the old parts. That kind of honesty will get 5 stars all day long. Thank you Emil Garage Doors for your great service.Bradford · Google review

I woke up to a loud crash when a tree in my front yard fell over and hit my garage door. Emil Garage Doors was able to give be a really good price on a new garage door. They uninstalled the old, damaged door and realigned the tracks the garage door connects to which had been damaged as well. The new door looks great and most importantly functions well. Thank you for going above and beyond in my time of need!Stuart · Google review

Rules to know

Opener safety, permits and design rules in Portland

Opener safety. The federal standard for residential garage door operators (Consumer Product Safety Commission, 16 CFR part 1211) calls for automatic reversing and entrapment protection such as photo-eye sensors. If yours stopped working, we test the reverse and the sensors and repair or replace what failed. See opener installation.

Design rules. Planned communities and historic districts can limit door style and color. Ask before you choose a new door: new garage doors.

City permits. Portland is its own city, so its rules come from the City of Portland, Texas. Development Services is at 601 Moore Avenue, phone 361-777-4500. The city's permits page says permits are required to build, change or expand any structure, and for electrical, plumbing and mechanical work, but it does not mention garage doors. We could not confirm whether a garage door replacement needs a permit, so call before the work or visit portlandtx.com.

Windstorm area. Portland lies in San Patricio County and partly in Nueces County, both first-tier coastal counties in the Texas Windstorm Insurance Association's designated catastrophe area. The Texas Department of Insurance says garage doors can be strengthened by replacing the door and track with a wind- and debris-resistant system or adding a tested impact-resistant covering, and recommends a windstorm certificate (WPI-8) for work in these counties. We could not confirm whether a routine spring, cable or opener repair needs one; the department's windstorm line is 800-248-6032.

State rules. We could not confirm a Texas statewide license for garage door contractors. A Texas Department of Public Safety page says installing garage door or gate openers needs no DPS license unless the opener is connected to an alarm system or can log who comes and goes.

FAQ

Portland garage door repair: questions we hear

Is there garage door repair near me in Portland?

Yes. Emil Garage Doors repairs garage doors in Portland (ZIP 78374) and the neighborhoods next door. Call (214) 382-3772, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.

What is the average price to repair a garage door in Portland?

Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.

What is the most common garage door repair in Portland?

Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.

How much is a service call for a garage door?

Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.

Is it cheaper to repair or replace a garage door?

A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.

Which ZIP code do you serve in Portland, Texas?

Portland's ZIP code is 78374. Call us if you are not sure we reach your address.

Is this Portland, Texas, or Portland, Oregon?

Portland, Texas, on Corpus Christi Bay in San Patricio County. If your garage door is in this Portland, you are in the right place.

Does a garage door replacement in Portland, Texas, have to meet a wind rule?

Portland is in the Texas Windstorm Insurance Association area, and the Texas Department of Insurance recommends a windstorm certificate for work in these counties. We can explain wind-rated door options; ask the state department or the city about your specific case.

What does salt air do to a garage door near the bay?

It speeds up rust on springs, cables, hinges and track bolts. We look for corrosion on every visit, and a light coat of lubricant twice a year helps.

How do I test my garage door's safety reverse and sensors?

Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
