What Kearns weather does to a garage door
Wikipedia has no climate table for Kearns. For numbers, nearby Murray shows a January average high of 39 degrees and low of 25, a July average high of 89 and low of 67, and about 15.7 inches of precipitation a year. We could not verify a snowfall figure. Cold like that stiffens rubber bottom seals and lubricant and loads springs and cables, and summer heat is hard on openers and weatherstripping.
Wind is the other test. In the September 8, 2020 windstorm, peak gusts reached about 99 mph in the Salt Lake area and more than 170,000 homes and businesses lost power, according to the Salt Lake Tribune. The article does not name Kearns, and we found no Kearns gust figure. Wind can bend a track or push a light door out of its frame, and an outage leaves the opener dead until you pull the manual release.
Before winter, wipe the bottom seal, lubricate the rollers and hinges and test the safety reverse. After a windstorm, look over the tracks and panels before you run the opener.
- Check the bottom seal before it freezes
- Know where the manual release is for outages
- Look over tracks and panels after a windstorm

A suburb that grew on a World War II air base
According to the Census Bureau's 2020-2024 American Community Survey (five-year estimates), Kearns has about 11,100 housing units and a median year built of 1977. About 92 percent are single-family detached houses and about 84 percent of homes are owner-occupied. The 1950s account for roughly 24 percent of the housing and the 1970s for another 26 percent, and about 58 percent was built before 1980, so many original doors, springs and openers are now 45 to 70 years old. About 10 percent has been built since 2000.
Wikipedia says Kearns began on 1 May 1942 as Kearns Army Air Base, a training facility with no runways. After the base closed in 1946, its roads and foundations served as the template for the town, and homes went up fast on what had been farmland. It calls Kearns the first suburb in Salt Lake County and notes that development reached west of the railroad tracks to 5600 West in the 1970s and 1980s. We could not verify homeowner associations, building materials or a historic district, so ask your neighbors or the city if you are not sure what applies to your street.
Tell us your cross street and whether the door is a single, a double or a pair, and we book the soonest visit. We weigh and balance each door before we choose new springs.

What customers say
Real reviews from our Google listing, copied as the customers wrote them.
Technician, Emil, was prompt and efficient to identify and fix the issues with our garage door. Rest assured that I won’t hesitate to call these folks if repair is needed.MeMee · Google review
Emil responded to my request for service promptly. He scheduled service for the next day and showed up on time. He was friendly and polite. He Immediately identified the problems and fixed them effectively and efficiently. He showed resourcefulness in coming up with a used part for an old door opener control and in coming up with a practical solution for stabilizing the door connection to the opener. Price for the work was very fair. Great company !! Thank you!!Christina · Google review
"Our garage door broke this morning, which was less than ideal. We were certain that it would cost a fortune to get it repaired on a Sunday, assuming it could even happen, but we knew we had to try. I called several companies and only two returned my call. One said that while they could send someone out, it would cost considerably more than if we could wait until Monday. While I appreciated the honesty, again, I wanted it fixed today. The other was Emil Garage Doors. When I had called they said they would call back. I did get a call back from Emil, less than an hour later. Anyway, on to the service. He let me know that it would cost the same to come today or tomorrow, it didn't matter. WOW and WOW again! He said that he could head here in about an hour. Additionally, when I asked him the cost of the various things it could be, what he quoted me were prices that were what the other place wanted to charge me after the service call fee and the hiked up hourly rate for the Sunday call! Upon arrival, he looked at the door, told us a few things that he noticed, and in no way did he ever try to "up-sell" us something we didn't need. He told us our opener was what they use, and top of the line. He replaced the gear drive (maybe that's the name:)) and upgraded our rollers (that was a suggestion, but, one we totally understood and he in no way said we "needed" to). I think he was in and out in 45 minutes at most and our garage door is quieter than before by a TON (thank you rollers) and, more importantly, it works and nobody had to miss work on Monday to make it happen. Thank you so much...I can't recommend your company enough. "Pamela · Google review
Emil is delightful, knowledgeable, professional, and capable. He promised to make the process easy and he did. From our first contact Thursday mid-day through completion of the project Saturday at Noon, everything was 100% perfect, and we are extremely happy. We are amazed when we look outside and see our beautiful new door, so soon after searching on google. Emil and his company deserve 100 stars but we are limited to only 5Dawn · Google review
It went very well, with the job being completed in three days. We waited few months for the supply chain to kick in ( Covid related delays ) and finally deliver the products. It was so worth the wait. Great installers, Emil and his team are professional and friendly, too, and patient in answering questions.Rachel · Google review
We interviewed several popular companies and we found that their quality, price, and level of professionalism is unmatched!Cory · Google review

What your garage door is telling you in Kearns
A starting point. We confirm the cause on site.

| The door shakes or scrapes going up | Worn rollers, dry hinges or loose track bolts | Replace rollers, tighten the track and lubricate |
| The door stops partway and reverses | A blocked or misaligned sensor, or a force setting | Clean and realign the sensors and reset the force |
| Daylight shows under the door | A worn bottom seal or an uneven door | Replace the seal and level the door |

Opener safety, permits and design rules in Kearns
Safety reverse and sensors. A home garage door opener sold in the United States has to reverse the door on contact and have photo-eye sensors or an equivalent entrapment protection device, under the federal Consumer Product Safety Commission standard (16 CFR part 1211). A door that closes on an object, or an opener with dead sensors, needs repair before further use. See opener installation.
Associations. Check any HOA or historic district rules before you order a new door, and see new garage doors for style options.
City permits. Wikipedia says Kearns was incorporated as a city in May 2024 after years as a metro township. Building permits and inspections for the area are handled by the Greater Salt Lake Municipal Services District (MSD), 860 W Levoy Drive, Suite 300, Taylorsville, phone (385) 910-7138, open 8:00 a.m. to 4:30 p.m. Monday to Friday. The MSD page lists Kearns among the places it serves and says permits are needed for work such as window replacement, re-roofing and any change to electrical circuits, but it does not mention garage doors or openers (msd.utah.gov). We could not confirm whether a garage door replacement needs a permit, so ask MSD before the work.
State rules. Under Utah Code 58-55-305, repair or improvement work valued under $7,000 may be done without a contractor license, and on a job over $3,000 the person files a one-time affirmation with the Division of Professional Licensing that they carry public liability insurance. Electrical work on such a job must be done by an electrician or electrical contractor who holds the state electrical license. Utah rule R156-55a-301 lists garage doors in the scope of the S220 Carpentry and Flooring Contractor classification. You can check any contractor at dopl.utah.gov.

Kearns garage door repair: questions we hear
Is there garage door repair near me in Kearns?
Yes. Emil Garage Doors repairs garage doors in Kearns (ZIP 84118) and the neighborhoods next door. Call (801) 980-3670, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Kearns?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Kearns?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP code do you serve in Kearns?
Kearns uses ZIP code 84118, which it shares with parts of Taylorsville and West Valley City. Call us if you are not sure we reach your address.
Is Kearns its own city, and who handles permits?
According to Wikipedia, Kearns was a metro township and was incorporated as a city in May 2024. Building permits for the area go through the Greater Salt Lake Municipal Services District. We could not confirm a garage door permit rule, so ask the district before a replacement.
Do you repair garage doors on the older streets near Kearns High School?
Yes. Wikipedia says the town's first streets followed the layout of the old Army air base, and the Census figures show about a quarter of the housing dates from the 1950s. Call with your address and we confirm the visit window.
Do you repair garage doors after a windstorm in Kearns?
Yes. Strong wind can bend a track, push a light door out of its frame or leave an opener without power. We inspect the track, panels, springs and opener, explain what we find and quote the price before we start.
How do I test my garage door's safety reverse and sensors?
Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
