What customers say
Real reviews from our Google listing, copied as the customers wrote them.
Called the office to let them know my issues and asked if we could get someone out to look at my door. Was told between 11-12...drove home from work at 11:05 and Emil was waiting and ready to get to work. Not knowing anything about how to fix a garage door, Emil did a great job explaining why I was having issues. Quoted a reasonable price (well at least what I thought was reasonable) and less than 40 minute later he had fixed the problem. Great customer service from intake of the call to fixing my door! If you need a garage door repair...support local business and give them your business, you won't be disappointed.Guadalupe · Google review
My garage door and opener were pretty banged up and not working properly. Emil Garage Doors came out, did a thorough evaluation of door and all it's parts. Even though the previous home owner rigged up the garage door opener with the wrong springs and parts, Emil repaired the door and saved us money by using some of the old parts. That kind of honesty will get 5 stars all day long. Thank you Emil Garage Doors for your great service.Bradford · Google review
I woke up to a loud crash when a tree in my front yard fell over and hit my garage door. Emil Garage Doors was able to give be a really good price on a new garage door. They uninstalled the old, damaged door and realigned the tracks the garage door connects to which had been damaged as well. The new door looks great and most importantly functions well. Thank you for going above and beyond in my time of need!Stuart · Google review
They were able to come within a few hours of my call. Another company could only give me a 4 hour window of arrival time the next day, but these guys was able to give me a 2 hour window the same day. One the guys called before arriving. He was friendly and competent in explaining the problem and our options. I was so grateful he had replacement springs and was able to fix our garage door in less than an hour.David · Google review
Not paying attention I closed the garage door on a pipe laying in the track. Needless to say it did some damage even though the automatic reverse opened the door back up. Emailed what happened on Sunday evening. Appointment with quote provided in just a few minutes and appointment confirmed. Once again they arrived on time. Completed repairs quickly and for less then the quote. Cleaned up like they were never there. I highly recommend them and will continue to use them for my garage door repairs.Carroll · Google review
Technician showed up on time, assessed our issue & presented replacement options. He proceeded to install new equipment during the same visit and everything was finished in less than two hours. We were impressed with the performance of our tech. It’s easy for us to recommend this company.Kathleen · Google review

A city that grew from a pioneer town into Silicon Slopes
According to the Census Bureau's 2020-2024 American Community Survey (five-year estimates), Lehi has about 24,400 housing units and a median year built of 2007. About 71 percent are single-family detached houses, about 12 percent are attached homes and about 11 percent are in buildings of five or more units, and about 75 percent of occupied homes are owner-occupied. The 2000s account for roughly 35 percent of the housing and the 2010s for another 32 percent, about 76 percent was built since 2000 and about 8 percent before 1980, so most doors are young, while the first openers from the 2000s are now aging.
Wikipedia says Lehi was settled in 1850, incorporated in 1852 and grew from 47,407 people in 2010 to 75,907 in 2020, and it names Silicon Slopes as the tech region behind that growth. Its Main Street Historic District is on the National Register of Historic Places, and Wikipedia also names the Lehi Roller Mills from 1906, the Hutchings Museum and Thanksgiving Point, a museum and garden complex founded in 1995. We could not verify homeowner associations, building materials or neighborhood names beyond Traverse Mountain, so ask your neighbors or the city if you are not sure what applies to your street.
Tell us your cross street and whether the door is a single, a double or a pair, and we book the soonest visit. We weigh and balance each door before we choose new springs.
- Newer doors and openers on homes built since 2000
- Older doors with non-standard sizes near Main Street
- Wide doors on two-car and three-car garages

What your garage door is telling you in Lehi
A starting point. We confirm the cause on site.
| The door does this | Common cause | What we do |
|---|---|---|
| Slams down or will not lift | A broken torsion spring | Replace the spring set, balance the door, test the safety reverse |
| Opener hums but the door stays put | A broken spring or a disconnected trolley | Find which one failed, then repair and rebalance |
| One side hangs lower than the other | A slipped or snapped lift cable | Replace the cable, check the drum and level the door |
| Loud grinding or rattling | Dry or worn rollers, loose hinges | Replace rollers and hinges, lubricate and tighten |
| Reverses before it reaches the floor | Misaligned or dirty safety sensors | Clean and realign the sensors, test the reverse |
Do not run a door that is crooked or heavy.

What Lehi weather does to a garage door
Wikipedia's climate table for Lehi shows a January average high of 37 degrees and low of 16, a July average high of 90 and low of 55, and about 12.4 inches of precipitation a year. It gives no snowfall figure, so we could not verify one. A January low of 16 stiffens rubber bottom seals and lubricant and loads springs and cables, and summer heat is hard on openers and weatherstripping.
Wind is the other test. In the September 8, 2020 windstorm, peak gusts reached about 99 mph in northern Utah and more than 170,000 homes and businesses lost power, according to the Salt Lake Tribune. The article does not name Lehi, and we found no Lehi gust figure. Wind can bend a track or push a light door out of its frame, and an outage leaves the opener dead until you pull the manual release.
Before winter, wipe the bottom seal, lubricate the rollers and hinges and test the safety reverse. After a windstorm, look over the tracks and panels before you run the opener.
- Check the bottom seal before it freezes
- Know where the manual release is for outages
- Look over tracks and panels after a windstorm

Opener safety, permits and design rules in Lehi
Opener safety. The federal standard for residential garage door operators (Consumer Product Safety Commission, 16 CFR part 1211) calls for automatic reversing and entrapment protection such as photo-eye sensors. If yours stopped working, we test the reverse and the sensors and repair or replace what failed. See opener installation.
Design rules. Planned communities and historic districts can limit door style and color. Ask before you choose a new door: new garage doors.
City permits. Lehi is its own city, so permits come from Building and Inspections at 153 N 100 E, phone (385) 201-1035 (phone hours are Monday to Thursday 7:30 a.m. to 5 p.m. and Friday 8 a.m. to 3:30 p.m.). The department issues all building permits for the city, applications go through its online submittal portal, and inspections cannot be scheduled by voicemail, email or online. The city's page does not say when a permit is required and does not mention garage doors or openers. We could not confirm whether a garage door replacement needs a permit, so ask the department before the work or visit lehi-ut.gov.
State rules. Under Utah Code 58-55-305, repair or improvement work valued under $7,000 may be done without a contractor license, and on a job over $3,000 the person files a one-time affirmation with the Division of Professional Licensing that they carry public liability insurance. Electrical work on such a job must be done by an electrician or electrical contractor who holds the state electrical license. Utah rule R156-55a-301 lists garage doors in the scope of the S220 Carpentry and Flooring Contractor classification. You can check any contractor at dopl.utah.gov.

Lehi garage door repair: questions we hear
Is there garage door repair near me in Lehi?
Yes. Emil Garage Doors repairs garage doors in Lehi (ZIP 84043) and the neighborhoods next door. Call (801) 980-3670, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Lehi?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Lehi?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP codes do you serve in Lehi?
Wikipedia lists Lehi's ZIP codes as 84043 and 84048. Call us if you are not sure we reach your address.
Do you repair garage doors on the older streets near Main Street?
Yes. Wikipedia describes a Main Street Historic District, and the Census figures show about 8 percent of Lehi's housing was built before 1980. Older doors can have odd sizes, so tell us the width and height when you call.
Do you repair garage doors on new homes in Lehi?
Yes. About 76 percent of Lehi's housing was built since 2000, so most of our work here is springs worn by daily cycles, cables, sensors and the first generation of openers. Call with your address and we confirm the visit window.
Do you repair garage doors after a windstorm in Lehi?
Yes. Strong wind can bend a track, push a light door out of its frame or leave an opener without power. We inspect the track, panels, springs and opener, explain what we find and quote the price before we start.
How do I test my garage door's safety reverse and sensors?
Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
